The space
ROOMS: 550sqft=50m2. Perfect with Kids or 1 or 2 couples. Safe and quiet. We're located on a small street with little traffic. This is part of our house. Your space is completely private downstairs.

LOCATION: We're 30 minutes from downtown by car (you can map us online: we're located near Vienna and Persia on the SOUTH EDGE of San Francisco, just enter these two streets and the city name on your favorite online maps to find the best transportation options for where you're trying to go). We recommend you have a car, Public Transport is slow. Read more about transportation below. If you need to be close or walking distance from tourists attractions, you should look for a place downtown.

CLEANING FEE: $200. You pay that when you arrive. Done by our house cleaner. One cleaning per month required at $200. If you can keep the place SPOTLESS then we can waive the cleaning fee, but the apartment will need to remain clean during your stay.

UTILITIES: You pay for utilities (gaz, electricity, water, trash, internet). If you don't heat much and take short showers, then your bill is about $150.

PARKING: There are no restrictions in our neighborhood, and if we can work with you, you might be able to park in front of our house. We can give you access to 220V plug to charge your EV. We have our own EV charger as well.

SLEEPING & MORE: 1 Bedroom with a very comfy queen sized bed & very comfy bunk bed (1 person at the top, 2 people at bottom). If you have one baby, we provide a CRIB. All linens are washed with non-toxic products.

HEATING: With radiators. No more horrible forced air heating that wake you up all night long. It's better for everyone and it prevents drying up your respiratory system. You'll sleep properly here.

UTILITIES: water and heating are very pricey in San Francisco, that's why you pay for utilities. If you take short and few showers, and don't use the heater, then your cost could be as low as $100/month. If you don't heat, temperatures will be about 18ºC (64ºF) inside the house in January, or 22ºC (72ºF) in June.

If you want the heater on all the time, and like to take long daily showers, then your utilities could be $250.

CLEANING FEE: Our house cleaner charges $200/cleaning per month (2 hours). If you can keep the apartment spotless, we can waive the cleaning fee, but if you stay here for multiple months, and you don't clean, then our house cleaner will need to clean here all day after you leave, and she'll charge us $400 to clean all day (clean bathroom/kitchen extensively, clean/mop floors, clean sheets/towels, clean outside patio + laundry room, remove dust everywhere, clean entrance corridor, clean fridge, wash couch cousins in laundry, wipe walls from spills/marks, wash all appliances/oven/etc..), plus we lose one day rental, that you'll need to pay for: $200. So total $600 if you don't clean. So if you're clean, you save a lot of money, but if you tell us that you're clean and you return the house dirty, the charge is even more expensive.

Our neighborhood is residential, so it's very quiet and very safe. If you want to be close or walking distance to tourist attractions, then you should look for a place downtown.

• Where: In the heart of the Excelsior, very close to Glen Park, Bernal Heights, Mission, Noe Valley.
• Restaurants: Our place is located 8min walk away from Mission St. Great Thai, Sushi, South American food, and many great little cafes.
• Food: Several supermarkets 10 min walk. 1 Whole Foods 5 min drive.
• Convenient store a few houses down.
• There are 6 parks at 5/10 min walking distance. 1 children's playground, tennis courts, 1 public swimming pool, and the huge McLaren Park (2nd biggest park in the city).
• The Mission District & Noe Valley, the most hip neighborhoods with regards to restaurants and nightlife are 15min away by bus (every 10 min)... or 5 min driving.
