Only 300 mt. far from St Peter,brighty and furnished 3 bedroom apartment (100 mq.), with entryway, large lounge (including living room and dining room), main bedroom with double bed, another double bedroom and a single bedroom (it can become a double one); kitchen, two bathrooms and two balconies. The spacious kitchen is large enough for dining and is fitted with new appliances, modern gas stove and electric oven, sink, fridge/freezer, kettle, american coffee maker, microwave oven, and all what is necessary for meals. The main bathroom is wide with bath tube, the smaller one has a height-adjustable shower.and WC/bidet (two in one). main balcony is screened and fitted with two twin tables and 6 chiars, to have meals outdor enjoying the view of the Michelangelo’s dome. The back balcony includes the washing machine, the clothe horse and a cupboard for cleaningware. In the apartment one finds satellite TV, ironing board iron and hair-dryer. Linen and towels are provided at the start of each rental and are changed weekly (for stays longer than one week). WIFI internet connection included. More photos available.
In the quarter there is a near grocery (Carrrefour), shops, bars, pizzerias, restaurants. To go downtown the best way is 64 bus (stop 100 mt far from the building), useful, frequent and fast. A strong walker can walk to downtown too.
Price is up to 4 people per day, and may change depending on the number of guests and of nights. Children under 6 50%, under 14 20% discount.

Living room is very spacious and there is a plenty of room for up to 7 guests. Kitchen is well equipped and there is a shower and a bath tube in the bathrooms. There is a balcony where having breakfast enjoying Michelangelo’s Dome.

The neighborhood is not a touristic place. Here you can live like a local resident. There are a lot of food shops (supermarket too).
The quarter is lively during the morning but quite calm at night since there is no movida (if you like it you can get there walking - about 20 minutes - or by bus).
We are really close to St Peter and its magnificence and viewing St. Peter's place by night is an exciting experience. If you like Nativity Scenes you can visit that of the roman street cleaners, open almost the whole year; it is built with small bits of stones from all over the world. The Pope visits it every year. Really beautiful and a few minutes walking away from our building.
There is a playground in 5 minutes walk, next to St. Peter’s railstation too.
In addition there are two hospitals, the Santo Spirito, near St. Peter's Square, and Il Bambino Gesù, pediatric; both are within walking distance.
Not far from us there is a wide, wonderluf public park too (Villa Pampjili) where enjoying walking and jogging, It was the country residence of a family of the Roman nobility, and so has come down to us intact. The villa itself is a representative office of the President of the Council of Ministers. Nearby there is also the Gianicolo, beautiful terrace on Rome with lots of trees and a view that embraces the whole town.
The quarter is very well connected.
Our location is only 5 minutes far away from S. Peter's railstation (from/to Fiumicino airport - change in Trastevere railstation - and Civitavecchia).

There is a free parking 200 mt far from the building (white stripes), but an indoor parking (fee) is available too.
We recommend not to use of a car to get around in Rome
64 bus is frequent, fast and crosses all downtown until Termini railstation, getting you close to most important sites to visit.
Metro is farer (beyond St. Peter) and you can't enjoy the beauty of Rome travelling underground.
You can walk too, if you like. Navona place is about 20-25 minutes far away and I love walking there. Moreover, even if downtown is very wide, you can enjoy your visit only walking, so you can go around narrow and characteristic streets, almost without cars, and discover the real soul of old Rome, that you can't see using buses on the main streets.
No pets allowed; no smoking indoor (there is a fitted balcony to do that comfortably)
No noise during rest hours (2-4 pm; after 10 pm)
Leave the kitchen clean
Respect the separate collection and dispose of waste in the bins in the street before leaving
Don't waste power, please. Switch off lights and electric devices you don't need or when you are not at home

We stayed in the apartment in Rome for 5 wonderful days. It is Large apartment, clean and well maintained. Beautiful antique furniture. The apartment is located a few minutes walk from the Vatican and about 20-25 minutes walk from Piazza Navona. Who has difficulty walking - near the apartment goes 64 bus that arrives to all the important sites in Rome.
Just below the house has a wonderful family bakery - there's nothing like a fresh bun or pizza in the morning :-)

L'appartement est en tous points conforme à la description : vaste, lumineux, confortable et parfaitement équipé. Il est idéalement situé, à 2 pas de San Pietro, dans une rue où on trouve l'essentiel : boulangerie, épiceries, bars, restos, supermarché...
Le bus 64 (à 150 mètres de l'immeuble) conduit en quelques minutes au cœur de la ville (Piazza Venezia) et à la gare centrale (stazione Termini). À côté, il y a aussi une station de taxis.
Giovanna est l'hôtesse idéale, à la fois prévenante, discrète et disponible. Avec elle, tout est simple.
D'ailleurs, on y retourne bientôt....
The information, pictures and diagram of the layout really helped us to choose this apartment as did the excellent communication with Giovanna.
It was bright with large windows, good sized rooms and a balcony with a view of St Peter`s. As we ate out for most meals we didn`t really use the kitchen but it was well stocked with crockery and utensils. Usefully, all detergents were supplied for the dishwasher and washing machine.
The beds were comfortable, medium/ firm mattress and soft pillows and a supply of blankets should it get cold.
There is a very small lift which can accommodate 3 to 4 slim people without luggage.
The area felt safe, even late at night. There were one or two people sleeping in shop doorways but this happens in all big citys and they did not bother anyone.
Local supermarket, fantastic bakery, small cafes and good restaurants all within a few minutes walk . 20 min walk to Centro Storico(Pantheon and Piazza Navona). Bus /taxi ride to the Colosseum. NB. If using open top bus, buy tickets direct from the stop - we paid double by going into a tourist shop.

Giovanna was great and kept excellent communication with us.
She communicated both via Airbnb's website and my personnel email well before and during our stay. I found this very reassuring since we are visiting from out of the country.
She was prompt and took the time to explain the details of the apartment.
The apartment is as described and was very helpful to have two bathrooms.
One descrepency was the added tax that was added to on top of what was advertised in the Airbnb website.
To her credit, she was clear of this added local tax before the reservation was finalized. She also credited me back some money when she found out my son was staying only part of the time. Appreicate this very much.
We always ask our guests if they need anything and I didn't know Lynn wanted a toaster, I gave it to other guests who asked me.
The tax is clearly set in our ad description, and moreover I always remind it at any request. City tax must be payed only if guests stay in Rome. If guests don't come, not always its cost would be refund by Airbnb if it is within all payment (it depends on cancellation policy).
I'll check coffee maker; no guest told me problems about that, and I would have replaced it if Lynn told me that.
Actually we live in the same building, so we can face little troubles about the apartment.
