NUMBER OF GUESTS
Only registered guests are allowed inside the house and on the property. Sonoma County permits restricts the maximum of overnight guests. Your reservation is for up to 8-adults. No infants and children are allowed.

NO DAY GUESTS OR VISITORS
Written permission from the homeowner is required for any non-registered access. No additional guests are allowed. No exceptions. Any visitor must be approved in advance.

These restrictions are required by Sonoma County, and any violation is grounds for immediate Guest eviction without refund. If neighbors, caretaker, or police report excessive guests at any time, Guests will be asked to depart with no refund.

VEHICLES
No more than 3 vehicles are permitted onsite or adjacent to the property at any time.
Vehicles are to be parked in designated driveway parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

NOISE
Any excessive noise is grounds for immediate eviction. Sonoma quiet hours are 10pm – 9am and must be strictly followed. Guests shall be respectful of neighbors keeping noise to a minimum at all times. Noise violations are grounds for a home losing its vacation rental permit. If neighbors, caretaker, or police report excessive noise at any time, Guests will be asked to depart with no refund.

NO AMPLIFIED MUSIC ALLOWED outdoors AT ANY TIME, as per county regulations. No DJs or bands are allowed at any time – we need to be considerate of everyone's enjoyment of this quiet setting.

ZERO TOLERANCE "PARTY" POLICY
In the case of excessive damage to gross negligence or heavy drinking/partying, we reserve the right to pursue legal action and place your name on our DO NOT SERVE list, which is published online as a courtesy to other vacation homes in the area. Under no circumstance is “extreme partying" or irresponsible behavior tolerated. You will be evicted immediately and prosecuted if this behavior is observed.

EVENTS
No events permitted beyond the occupancy limits of the property.

COMMERCIAL PHOTOGRAPHY
No commercial photography or video of any kind without prior written permission and approval.

SUBLETTING
No subletting of any kind. Any violation is grounds for immediate Guest eviction without refund.

CHECK-IN CHECK-OUT
Check-in time is after 4pm, and checkout is 10am. These times are established to allow the property to be thoroughly cleaned for the next Guest. Please depart on time. If Guest does not depart by 10am on the day of checkout, a penalty of $150 per hour late will be charged and deducted from your Security Deposit. Guests may request a late checkout or early check-in (subject to availability), but this must be done prior to arrival at the property.

CLEANING & MAINTENANCE
Guests are expected to maintain the property during their stay and leave the property in the same general condition as existed prior to the rental term. Guests are to ensure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location. You shall leave the property tidy and ready to be cleaned for the next Guest. If the property is excessively messy or dirty and additional cleaning is required above and beyond the normal procedures, the cost for additional cleaning will be deducted from your Security Deposit.

Property items (such as towels, linens, bedspreads, pillows, chairs, pots and pans, dishes, glasses, silverware, etc.) are NOT to be taken off of the property.

UPON DEPARTURE
You agree to follow the checkout procedures specified in the electronic guidebook provided to you at/prior to check-in, including without limitation:
- Departing on time
- Tidying up
- Removing trash and personal items
- Shutting off lights and electronics
- Shutting and locking windows, doors, and gates
- Activating the alarm
- Returning keys to lock-box
- Reporting any issues or mishaps

POOL/HOT TUB
Pool heating by nature only. Pool is to be used at your own risk. There is no safety cover on the pool or hot tub. Do not heat the pool or tamper with pool equipment. Hot tub heating is included in your rental.

PETS/ANIMALS
No pets or service animals are allowed on the premises at any time, in consideration of future Guests with allergies. If needed, the homeowner can recommend nearby pet hotels.

SMOKING/ FIRE HAZARDS
Smoking is prohibited indoors and within 10 feet of the property. Smoking is permitted only on safe cemented or gravel areas due to high fire danger. No fireworks or sparklers are permitted at any time.

WATER AND SEPTIC
The house is on a well and septic system. There are no garbage disposals. The system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. If it is found that improper material has been flushed and clog the system, you will be charged for repair.

LEGAL RESPONSIBILITIES & RELEASE
Manmade and natural hazards (fireplace, stairs, gravel/stone walkways, pool, hot tub) are present on the property. You shall exercise safe conduct and comply with this agreement and the rules of the premises. You assume the duties and accept sole and exclusive legal responsibilities relevant to your use occupancy and supervision of activities. Owners shall not be responsible for damage or loss of guests' personal property. You agree to indemnify and hold harmless the owners of property (inclusive and not limited to Main House, Cottage, hot tub, fireplaces, fire pits, grounds and other structures) from and against any and all loss, claim, liability or damaging arising from any nuisance or harm made or suffered on property by you or your guest or invitees, including without limitation, injury or death, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the premises. The Guest may not keep hazardous, poisonous, corrosive or flammable substances that could endanger the house or neighboring properties in any way. In the event of fire the Guest shall cover the damage and loss caused thereby to the Property Owner.

REPORT ANY ISSUES, MISHAPS, OR CONCERNS
You agree to contact the homeowner immediately with any issues or concerns during your stay. The homeowner and staff work hard to ensure the house, cottage and its grounds are in good condition and working order. The homeowner will be available to answer your questions and supervise maintenance. In case of a problem, the homeowner will solve the problem or repair as soon as possible. However no refund or adjustment shall be made for unforeseen failures. It is the guest's obligation to notify the manager immediately in case of any damage or problem.

ACCESS
You agree the owners or our designees may enter and inspect the premises for any reason at any reasonable time during your stay. The homeowners have full discretion to inspect and remedy all issues pertaining to premises and occupancy, and reserve the right to terminate occupancy for any or all of the reasons pertaining to this agreement.

Guest will allow Homeowner and agents access to the property for purposes of maintenance calls, repairs, emergencies, and inspection during guest occupancy. Homeowner shall exercise this right in a reasonable manner. Maintenance crews arrive unannounced; the pool is generally cleaned Monday morning and the grounds are maintained Friday mornings. Guests shall allow access and not prohibit or obstruct work.

GUEST REPRESENTATIVE AND DISCLOSED PARTIES
You agree each adult guest occupying the premises affirms he/she has read and will comply with this Agreement. Each guest shall jointly be responsible for all guests' duties, responsibilities and obligations of this Agreement.

ARBITRATION
In the event of a dispute between the Homeowner, Guest, and/or Inhabit Vacations arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties' initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. Such arbitration shall be conducted by the San Francisco, California offices (or such offices nearest San Francisco) of the Judicial Arbitration and Mediation Services, or its successor (“JAMS"). The parties shall share equally in the cost of the arbitration subject to the arbitrator's discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.

ACCEPTANCE
This Agreement constitutes the entire agreement between the Homeowner, Guest, and/or Inhabit Vacations relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement. For all purposes hereunder, expressly stating the “Accept and Agree" statement in writing shall constitute Guest's acceptance of the terms of this Agreement in full and shall cause this Agreement to become immediately effective and binding.

What an amazing place to stay if you're planning on being in the Glen Ellen/Sonoma area, or planning a trip to Napa. Unbelievably gorgeous. Would highly recommend staying. Bill is easy to contact with fast responses. We will return.

Beautiful house, fully stocked kitchen, plenty of extra lines, towels, pool towels and blankets. Including the cottage, there's plenty of space to comfortably accommodate 8 adults. The location is perfect, with two neighboring wineries within walking distance, and a 15-minute drive to the main plaza in Sonoma. Communication with Bill was fast, and the provided guide book for the house and local area was very detailed and thoughtful. Overall, we had an excellent stay at the Sonomo Pool House.

Wow! This was an amazing property with everything you need. Bill was easy to communicate with, and had a very quick response time. The property has everything, and was described perfectly. Arrival was simple as was departure. The surrounding areas were lovely, very close to town, good dinning and a cute market to grab food items. The kitchen is very well stocked with all the cooking utensils you will need during your stay. The pool house was an additional treat, just a lovely space. The entire house is beautifully decorated and immaculately clean. I only wish we could've stayed longer. Thank you Bill!

The Sonoma Pool House exceeded our expectations! The home accommodated 3 adult couples comfortably and luxuriously. We enjoyed the home so much that we cut our final day of wine tasting short so we could come back to the house, cook dinner, play bocce ball, and relax in the hot tub. On top of the amazing amenities of the home itself, the location cannot be beat. Central to anything in Sonoma (or Napa, a short drive), the location of the home is beautiful. Many of us enjoyed early morning runs amongst the neighborhood vineyards. We cannot recommend the Sonoma Pool House enough!
