For all those attending a massage class this location is walking distance SVG and to the Old Medicine Hospital massage school. For those looking to attend a massage class at either ITM or TTM please take a look at my other location.

We have scooters for rent and can help making arrangements for tours including Elephants, Massage Classes, Cooking classes, Tiger Kingdom, rock climbing, or just about anything for any interest! .

PLEASE remember to give us your arrival details including the flight#, Bus #, Train # and the arrival time. We will make every effort to meet you at the building about 1 hour afterwards to allow you time to get your luggage and taxi to the building. Instructions on getting to the building, our contact information and our WIFI details are included below. If we are not at the building when you arrive, please check you emails for details on getting your keys.

The main entrance to the building uses a RFID entry system. There is no code necessary, please just hold the keycard near the number pad, wait for the beep and then push the door open.

The water in the building is from our own well and filtered. It's good for brushing your teeth and making coffee, tea, or cooking. There is also bottled water in the fridge for drinking. Please DO NOT throw away the empty bottles. Please bring the empty bottles downstairs and take more from the stock in front of the office.
There are three laundry machines in our parking lot. They are usually powered off, so you'll need to turn them on first. When standing in front of the machines, There is a beige box behind the machines and over the water tap. Open the box and press the black button all the way in. The machine on the left is 30B and the two others are 20B. Either 3 (10 baht coins) or 2 (10 baht coins) depending on which machine. Everything is automatic, please don't push any buttons. They will go for three cycles on cold water and take about 1 hr. For drying, there is a drying area in the back of the building
If you prefer a laundry service, there is a service just around the corner. Make a right out of the building and make your first right. Its about 50 meters down the road. Full service (wash, dry, fold) take most of the day, drop off today and pick up tomorrow.
There is a Trash/Rubbish bin in our parking lot next to the washing machines. Please take your bags of Trash/Rubbish out when necessary. We have scheduled pick up every other day.
Basic common sense rules this place. Please keep things clean, quite during early and late hours. Please turn off electric (a/c, fan, lights, etc) when outside of the apartment.
Ask if you have any questions or concerns. We are always willing to help with the room, town, transportation, etc. Don't be afraid to ask.
As ID confirmation, a copy of your passport will be taken.
You will be staying in your own apartment, so you are welcome to come and go as you please. Out of respect for you neighbors, we ask that the noise be kept to a minimum between the hours of 22:00 -> 08:00

The listing was accurate, and the place was clean and secure. Communication was decent before we arrived, and the emails we received from the host were detailed and helpful. However, we didn't receive responses to emails that we sent during or after our stay (ie we notified them of a couple minor maintenance issues). They weren't emergencies or anything, but it would have been nice to receive a response. Drinking water is provided downstairs, which was a very nice perk. It was also nice to have a desk, which is something you don't always see. It was also nice to have a refrigerator so we could bring home leftovers and snacks.
Just to note, the property is a good 20 minute walk to the old city, and that's just to the southern edge--it really is pretty out of the way, so I'd recommend only staying here if you plan to get a motorbike. Even looking at our phone map, most taxis didn't know how to get there.
We really enjoyed staying there once we were there, but once we got back, it felt too far to leave again, so we brought takeout home with us a couple evenings and then ate it later at room temperature. There were 2 bowls but only one spoon provided, so we were glad we'd asked for some from the restaurant.
Amazingly kind and helpful people (and dogs.. once the dogs warm up to you) I had many questions, they had many answers and patience. Room is spacious and comfortable. Neighborhood is quiet and great. Easy to get anywhere, great to go nowhere. :)
Gli host sono eccellenti: la loro disponibilità, professionalità e gentilezza è davvero lodevole ed ineccepibile; anche a livello personale, quando le relazioni non hanno a che fare con il business, sono persone deliziose, delle quali vorrei essere amico.
Detto questo, dovendo commentare l'appartamento, sinceramente sono rimasto un po' deluso, perchè la sensazione non è affatto quella di un appartamento, bensì di una camera d'albergo molto spartana e spoglia che non ti invoglia affatto a rilassarti o a rimanere. La mia intenzione, avendo già visitato chiang mai, era quella di godermi l'andamento della città sotto un profilo più autentico, magari anche passando delle giornate in casa o attorno, per incontrare persone del quartiere.
La stanza (n. 22) era fredda e buia, quindi è stato impossibile pensare di passare delle ore in "casa" e purtroppo, anche a causa di un cantiere enorme aperto esattamente a fianco della struttura, dalle primissime ore della mattina è stato un continuo rumore di frullino, martelli, trapani etc., quindi la qualità del riposo è stata scarsissima. Se a questo si aggiunge che i motorini entrano ed escono dal pargheggio senza sosta, è facile comprendere che questo posto non va bene se ci si vuole rilassare. Se intendete usare questa struttura come stanza di albergo, ovvero soltanto per dormire dopo aver visitato la città, sinceramente non la consiglio, perchè allo stesso prezzo o a pochi soldi in più troverete tante guest house in centro che vi offriranno lo stesso servizio: un letto e un bagno, stop. Sono anche abbastanza sorpreso di come negli altri commenti precedenti sia dichiarato che con 10 minuti a piedi si arrivi in centro, perchè anche se googlerete il percorso vi darà il doppio del tempo, al punto che siamo stati costretti, oltre che a passare le nostre giornate per strada per sfuggire al buio ed al rumore, ad affittare un motorino (lo affittano loro).
Internet a 30 mega in 10 giorni non ha mai funzionato e spesso non funzionava affatto, ma di solito si ha una connessione decente che rispetto agli standard è migliore.
Di positivo, che conferma il fatto che siano persone deliziose, c'è che ci hanno concesso un extra late check out senza chiedere sovrapprezzo.
L'acqua è inclusa e ci sono lavatrici a gettone e spazio per stendere.
Con molto dispiacere, non tornerei mai se non per andare a trovare gli host.
The hosts are very kind, helpful and nice. The room was exactly as described (accept for the promised bottled water). The bed was huge and the sleep there relaxing.
The walk to the centre was about 10 min, and goes through peaceful little streets, quite straight forward.
We could not have asked for better hosts than Steven and Ketsuda. We arrived really late Tiesday night, but Steven waited up for us, helped us with our bags and showed us to our room. The next morning he gave us several recommendations on places to go visit, and even his cell phone number in case we needed to call for directions and help. They are a true representation of the Thsi culture, extremely hospitable, kind, and considerate. The room was also very clean, neatly organized, and had a big refrigerator which was a big plus. You guys definitely set the bar on accommodations and hospitality for us.
Ketsuda and her partner were great hosts. They made us feel very welcome and helped out with great information and suggestions on where to eat, what to see and do, etc. The apartment was what we expected. Quite basic but was what we needed for our stay there as we were very busy sight seeing, tours, etc. and really only slept there. For the price it met or exceeded our expectations and we found it to be good value especially comparing it to other places we stayed during our trip around Thailand that cost much much more.
Ketsuda, Stephen, and Chloe were great hosts at CMStay. After a long 48 hours of travel they were extremely accommodating to our arrival time and throughout our week with them. The room was clean, had every amenity you need, and was in walking distance to nearby 7/11 & central airport plaza. We booked two tours through CMStay, which turned out to be two of the best days we had in our month stay in Thailand. The price is right, the hosts are great! Would recommend it to anybody:)

About the Host, Ketsuda
Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat.
I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate.
CMStay currently has two locations:
CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise.
CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood.
I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
