At Park Place, indoors and outdoors merge. Large windows from the living areas look out over the wraparound deck and the panoramic river views beyond. There is plenty of space for lounging and dining, and a large propane barbecue. Stairs from the deck lead down to the riverfront lawn, which has a fire pit and stairs to a seasonal dock and 2 single kayaks (available mid-June to mid-September). Please note, the riverfront lawn at Park Place runs into that of its neighbor and the lower lawn decking and fire pit area spans the length of both properties.
The interior of Park Place, located entirely on the upper level, has an attractive open living space with a fully remodeled kitchen, comfortable and stylish couches, and a large dining area that can be set to accommodate 8-10 people. Doors off the living room and dining room lead to 2 bedrooms both with comfortable Queen beds) and 2 full bathrooms. From the kitchen, you'll find 2 sleeping spaces (no one has to sleep in the main living room) and the master suite. The first sleeping space has a Double bed and the second sleeping space has a Double futon. The master suite contains a bedroom and bathroom with a tub/shower combination. The suite also contains a living room with a Double sofa bed, a half bath, small kitchenette with a mini-fridge, sink and latte maker, as well as a wood stove and lovely French doors leading to the deck.
HEAT SOURCE: Central heat; 2 wood stoves (firewood not provided, but is available to purchase locally.)
LOCATION: Riverfront, walk to the town of Monte Rio.
NEIGHBORING HOUSE: One of the charms of Park Place is the expansive riverfront lawn. Part of this lower yard area is shared with the neighbors next door. There is joint access to parts of the expansive lawn from both properties and there is no fencing between the two.
FENCING: There is a high fence along the road side of the property, which provides privacy and serves as a barrier and deterrent for well-behaved dogs under voice-control. There is no fencing on the riverfront lawn or between Park Place and the next door neighbors to the right. If your dog loves to wander, please consider a long leash or guide wire. We love dogs and are dog-friendly but this property is not dog-proofed!

Interaction with guests
Guests will be sent detailed check in instructions prior to arrival. Park Place has a keyless entry system, and check in is at 4pm. The key code will be sent along with your detailed check in instructions. Our office is open until 5pm each day. We are happy to help in any way we can to make your stay more enjoyable! There is an emergency line available to guests after office hours.

***PLEASE READ FOR IMPORTANT INFORMATION AND DETAILS!***
MAXIMUM OCCUPANCY: The maximum number of people allowed on the property is 9 people total. Exceptions can be made for children under the age of 3 years. In general, up to two additional day-time only guests may be allowed at no extra cost, as long as Russian River Vacation Homes has given guest prior written approval. This home does not have a permit for parties, large gatherings, or events.
QUIET HOURS: Quiet hours are from 10:00 p.m. until 7:00 a.m. Outdoor amplified sound is prohibited at any time.
PARKING: On-site parking is permitted for a maximum of 4 vehicles. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.
In general, night minimums are as follows:
-Two night minimum October to Memorial Day Weekend (holidays have a higher night minimum)
-Three Night Minimum Memorial Day Weekend through end of June, and September
-Weekly Only late June through August, Summer Rotation Day
is Friday. (in other words, in July and August, the home rents from Friday-to-Friday)
-Major holidays including Thanksgiving, Winter Break and President's Day may have a longer night minimum.
VACATION RENTAL DAMAGE PROTECTION PLAN: There is a $49 non-refundable Vacation Rental Damage Protection Plan fee for all reservations, already included in the cleaning fee. In order to activate the vacation rental damage protection plan included in your rental fees, please provide your billing address, phone number, & email address in the note with your reservation. If this is an issue, please contact us before making a reservation.
-After making a booking and providing their contact information, guests will be sent a contract with our terms in detail to sign and return.
-No same-day reservations past 2pm. Our office closes at 5pm. It should not happen, but in case the system is allowing you to book for same-day arrival and it is after 2pm, please reach out to us before completing your reservation. If it is after 5pm, please do not complete your reservation; no one will be available to process your reservation and prepare for your arrival.
-We adhere to the above night minimums. If your reservation seems to go through for less than the stated night minimums, or if the availability seem too good to be true, be aware that the system may be experiencing an integration issue and your reservation may not be accepted. Again, if you have any concerns, please don’t hesitate to contact us.
CHECK IN/CHECK OUT
Check in is at 4pm for all of our Homes. Check out for Park Place is 12:00 Noon. Guaranteed paid Early Check ins and Check outs are sometimes possible during our off-season (October 1st to April 30th).
DOGS: This home is dog friendly, and allows up to 2 dogs. Additional dogs or pets of any other kind are not permitted. Unattended dogs must be crated. Please specify at the time of reservation how many dogs are in your group, and their breeds.
FUTURE CONTACT: Confirmed guests will be asked to provide their physical address and email address. Guests will automatically remain on our email list after their stay in order to receive our guest newsletter email.
