The space
If you're looking for a uniquely 'Austin' experience, look no further! One owner is a well-known Austin artist , the other a violinist for the Symphony. You'll walk in to an artistic, stylish, quirky home filled with art and interest. It's the type of place where you can take time exploring each rm.
LIVING RM: Beautiful hardwood, spacious, sunny, 2 couches, TV, Netflix, Youtube (no ads).
KITCHEN: Modern, fridge w/ filtered water, pre-washing dishwasher, stove-top microwave, coffee/tea/blender, dinnerware.
DINING AREA: We expanded the kitchen to include a dining table and rm, which can be closed off and used with an air-mattress for those larger parties. It also has a shelf of musical instruments for guests, a hot/cold water dispenser and washer/dryer.
The rooms are just as fun, 5 rms, (4 inside, 1 outside Bungalow) small, but cozy and clean.
Rm.1: The Art Room:
Spacious, very sunny and clean, comfortable queen bed, foam mattress, high quality bedding.
Rm.2: The Koi Room:
Spacious, a bit separate from the other rooms, also has a separate exit to the yard, Couch, reading and sitting areas. books.
Rm:3 The Kids Room:
This is my girls room when she's in town, small, colorful, with a very comfortable queen bed, cute and lively. with a separate entrance onto back porch.
Rm.4. The Study:
A small rm. sunny, private and warm, with a reading chair, office/work area and a full murphy bed.
Rm.5: The Tea-House (exterior)
A little Asian Tea-House built in the yard, very small at 8x6x8 but enough for several elves, or a couple to sleep on the double futon. Fully insulated, cutely furnished, flat screen tv w/Netflix, wifi, heated/A/C
PORCH: Lg enclosed area, insulated on bottom and screened in on top, with tables, chairs, queen futon.(Pics coming soon!)
YARD: Most rooms open into the backyard, which is a beautiful Asian Garden themed party area, with 2 koi ponds, grill, fire-table, deck-heater,(all propane) gazebo, deck, plenty of chairs, fully lit at night, perfect for weddings, UT visits, bachelor, bachelorette parties. We charge an additional fee for some event parties.
There's also Shelly. She's a giant african tortoise (over 100 pds!) that lives in a cave in the garden. She comes out all day, grazes, begs for apples (which I leave for you), and is completely harmless and adorable.

*We pride ourselves in a clean, beautiful home. All bedding, including comforters and blankets, linens, pillowcases, are washed for each guests stay.
*4 Bikes with locks, for guest use! Take a ride through the beautiful Hyde Park neighborhood, lots of shops, cafes within walking distance (we provide maps of the highlights)
* Central Air & Heat.
*Driveway & Street Parking.
*Nice, safe, walkable neighborhood

Guest access
Guests will have access to the entire home, driveway, and Asian Garden section of the yard (I have an office cottage not for guest use), nothing is shared by any outside party. Any part of the home considered 'off-limits' is closed, locked, or obvious.

Other things to note
*Renting the home means for your main guests only. It doesn't also mean additional events or people other than the guests on the reservation without permission. We do allow some events, but I have to know in advance and if approved, there may be an additional fee. If you're planning on having anyone at the home that are not on your reservation, I need to be notified.
*Pets: We generally allow pets but evaluated on an individual basis! A Pet fee is usually required ($25).
*We do allow children under most circumstances, but I do need to know in advance. There are some special guidelines for children that I want to make sure parents are aware of. And if you bring children, you're expected to ensure that home and safety rules are followed.

Location: Some people worry about getting a listing of a nice home in a not so nice neighborhood. No worries here! Hyde Park/Skyview is an extremely safe, clean, and quiet neighborhood you can walk through day and night. Hyde Park itself is a central core neighborhood of Austin, so there are many people walking about safely through the night to go to cafes and shops that line the area. The neighbors on our street all know each other, are quiet, friendly, and fine with parties.

During your stay
I like to greet my guests when possible, and ask guest attention for a quick, 5 minute tour, but once keys are exchanged, guests are the only ones in the house. I stay at our other property a half mile away, and am available 24/7 for issues or questions.
I do have an office on the property that I may stop into occasionally for longer stays to check on the cat ( It's a studio/outside cat, it never goes into the house).
