The bedroom has a queen temper-pedic mattress with deluxe linens and down comforter. ( terry robe and slippers provided too!) The large living room,14x24, has a daybed/couch, extendable dining table and chairs,comfy chair, tv, with cable, wifi,and a private alcove w/ a new hide a bed w/extra foam layer. .It
has a private entrance,french doors,leaded glass
windows, berber and oriental carpets, and a very fully equipped kitchen.( yes there are champagne glasses for celebrating!) We aim to please,if you need it, we are likely to have it! City guides, maps, restaurant picks,even bikes and a weber portable grill for picnics. The kids have craft supplies, even a puppet theatre!
While this is a daylight basement, beauty abounds and you will be thrilled at the views.
Parking is free and readily available on the street, please park on our side of the street.Buses are on the corner, leaving every 15-20 minutes. The private gardens have,a water feature, 2 "rooms", an outdoor shower and hot tub.Enjoy the bikes, we are 6 blk.s n. of gasworks park and the burke gilman trail, walkability score ,94! Walk to downtown wallingford w/ its 20+ restaurants, movies, shops just 5 blocks away. Or you can walk .8 of a mile to Fremont,2 miles to downtown, 2 miles to the university district, ethnic restaurants, book stores and thrifting galore.

Interaction with Guests
Often in the summer I am away at my yurt! you can always text with questions, and if urgent I can be there in an hour and a half.
Please note that this apartment is underneath the main house and best suited for quiet folks. ( upstairs, likewise.
if you arrive early for check in at 3, I recommend Archie Mcfee's for joke gifts for all occasions! ... and Tutti Bella is fab pizza both blocks away 44 n stone, 45th and stone. There is always Gasworks park,( great views) and the essential bakery for lunch ,34th and woodlawn...a picnic?!
Please treat the apartment as if it were your own, comfortably and carefully.
You may unload if desired on the alley just beyond the orange cottage if you'd like, but please park in front of house , on street.
Energy conservative habits expected please. Rinse and crush recycling and check the list of what is recycled, in seattle it is long. ( and we are fined if too many recyclaables are found in trash. Trash is through back yard, on alley.
Quiet before 9am, and after 10 pm, it's good for us all!.
Dogs are welcome with $75 non refundable rug cleaning fee.( sorry but all blankets and rugs must be washed as some are allergic.)
Please no smoking or loud parties, be conscious of others .
HOT TUB: unfortunately,hot tubs are delicate flowers and break far too frequently.( almost ready to give up) please do not book for the hot tub, just in case.
Hours 9am-9 pm. please rinse off in the shower first.Please keep your visit to 20 minutes in consideration of others who may use.The hot tub will accommodates $400 lbs. Only 2 folks in the hot tub at a time, sorry no outside guests.Please be Quiet after 9, as the neighbors children sleep 12 ft. away. please use a bathing suit!

Joyce was an excellent host during my stay in Seattle. She provided me with all of the necessary information to make the most of my trip; nice restaurants, places to visit, things to do etc. The apartment was furnished with everything I needed and was very comfortable.
I would highly recommend staying in this accommodation. Joyce is a fantastic host and she was kind enough to arrange my taxi to the airport on the morning of my departure.
Wallingford war uns sofort sympathisch. Alle Gärten und Häuser sind liebevoll gestaltet und wirken einladend. Für die heißen Sommertemperaturen war Joyces down house perfekt. We absolutely loved staying at Joyce's basement apartment. It was exactly as described, and super cozy. The apartment is very close to a great commercial strip on N 45th St. that had great restaurants, bars, and shops. And it is about 1 mile away from Gas Works Park, which HAS to be one of the best parks in Seattle, amazing views! We were sad leaving, it was such a great area!
We had a great time at Joyce's cozy and lovely basement bungalow. She was very accommodating and gracious and had great suggestions on places to visit. Most importantly, beds were first rate and location is perfect for exploring Seattle.
Joyce was nice, she made us delicious scones for our arrival. The place is pretty much like in the photos, great use of space in that apartment and very comfortable beds. The location is good because north south buses work well in Seattle. The Wallingford street area is nothing to rave about, but Fremont at the bottom of the hill is really great.
The downstairs unit was perfect for me and my two girlfriends! We stayed for three days and walked to Fremont street and Gasworks park easily. Lots of shops and music venues in walking distance, surprisingly easy parking and a little neighborhood grocery store just a short block away. The neighborhood is very quiet and safe and the house was also very quiet and peaceful. The unit was very clean, there was fruit and coffee waiting and Joyce was available for any questions or concerns.
The listing was confusing for us. The host's attempt to list 3 different units with a single listing creates complete confusion. The pics show the outdoor amenities that are not made available to each of the 3 units. We thought we would return each afternoon after a day of site seeing and relax outdoors. Use of the outdoor amenities were restricted from the tenants of the down home unit.
There are a set of concrete stairs without handrails that are not shown in the listing's pics. Tenants of the down home basement apartment are required to use the concrete stairs to gain access. My parents are elderly and were not able to safely maneuver the concrete stairs that were necessary to get from the street to the house and then to the basement apartment. Had a pic of the concrete stairs been in the listing, we would have booked elsewhere. We left early due to the stair issue and the safety concern for my parents
The basement apartment was clean and the kitchen had awesome utensils. The beds were extremely comfortable. It was nice having WiFi. The location is close to public transportation and the neighborhood is quiet. It was super convenient to have the washer and dryer access.
Sorry if you were confused Shelly. I explained the yard when you checked in. I do know you were tired, sorry. Each unit has out door space, as you mentioned, the front entrance, and patio ( with the cushy chairs) is for the apartment, the back garden is for the house and cottage, each is the closest to the unit. It was unfortunate that you brought an unlisted handicapped guest. and elderly parents who were unable to handle the stairs and didn't accept the accomidations I offered. if you are traveling with folks with special needs, it may be wise to check before booking. After you contacted airbnb to move you, it was they who requested we email.(.. and their email system that went out delaying your receipt of my emails for 24 hours, I did need to know when you were leaving. ) I wish I could have accommodated your needs better, . Airbnb took the pics, (and the back yard pic was provided as it is easier to unload luggage from the back, as arrival instructions stated) tho the stairs have not been a problem, I will add a pic, good idea! thanks..
