We have a clean and basic room for rent in beautiful Rincon Puerto Rico (in the desirable Puntas area).
We are close to great beaches, world class surfing and wonderful shops/restaurants (we are right off of Rt 413).
The room is equipped with a brand new kitchenette (with coffee maker, microwave & refrigerator), air conditioning, IPOD dock, Wifi, bath towels, Brand New full sized comfortable bed, clean bathroom with hot water, two (2) beach chairs, beach towel and cooler for your beverages!
We also have a great ocean view from the back porch.
We are walking distance to the Lazy Parrot, Banana Dang and the 413 Bakery.

•Tenant(s) shall vacate the unit and property at the above “ends at” date, Tenant(s) shall not sublet the property. Tenant(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenant(s) do not intend to make the property a residence or household
•Tenant(s) understands only the following is offered inside 1 full bed, 1 small/med sized refrigerator, 1 microwave, 1 kitchenette with sink, 1 coffee maker,1 ipod dock, 2 beach chairs, 1 beach bag, one bathroom (toilet, sink, shower. Plates, cups, silverware, sheets for beds and towels for 2 quests. Parking is in driveway on property. There are no household supplies beyond 1 roll toilet paper, some hand soap, 1 trash bag.
•Tenant(s) understand Puerto Rico tap water is of the same standards as USA tap water – drink-ability is possible and personal choice – some may say safer than plastic bottled water
•Tenant(s) understand rental is not ideal for children due to uneven surfaces and hill position. If Tenant(s) decides to rent with children they release Landlord of any and all responsibility. Tenant(s) take full responsibility for supervising children while staying in and walking property
•Tenant(s) will text or call Randee (phone number hidden) or Adam(phone number hidden) any needs or our care-giver, Mark (number will be provided after booking)
•Tenant(s) will call 911 for any emergency issues requiring 911 services.
•Tenant(s) understand plumbing system is septic tank, therefore no paper products into the toilet.
•Landlord and Tenant(s) share water, electricity & internet. No refunds or compensation will be given for any outages. Landlord looses either just as Tenant(s) if provider has problems
•Tenant(s) acknowledge hot water is solar powered and there is no guarantee water temperature, which is the same for landlords unit upstairs, water is normally more warmish to cold – not hot
•Tenant(s) understand rental is located in the country, there are lots of animal noises such as roosters, dogs, birds & frogs – Tenant should bring earplugs if they are sensitive to noise
•The Tenant(s) shall leave the premises in a clean “ready to rent” condition at the expiration of the rental agreement or pay a $50 cleaning fee.
•Tenant(s) shall pay for maintenance and repairs should the premises be left in a lesser than a “ready to rent” condition. The Tenant(s) agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if Tenant(s) cause damage to the premises or its furnishings
•Tenant(s) shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bin outside the main driveway gate. Tenant(s) is cautioned not to leave trash inside for long periods of time because it attracts animals and bugs.
•Tenant(s) shall bring no one onto the property without prior written notice by Landlord.
•The Tenant(s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenant(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance shall be grounds for immediate termination of this agreement and Tenant(s) shall then immediately vacate the premises.
•Smoking of cigarettes or cigars is not allowed in the unit or on the property
•The Tenant(s) and Tenant(s)' Guests shall hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss
•Tenant(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Guests if such coverage is desired
•Rental amount is NOT refundable unless Landlord terminates this agreement. Should Tenant(s) have an emergency and need to terminate this agreement Landlord will post unit for rent again, and if Landlord can re-rent unit will return deposit
•There shall be no refunds of rental amount due to any reasons for shortened stays, including weather
•Tenant(s) agrees that Fireworks, Guns and other hazardous materials/items shall not be used in or around the unit or on the property
•The unit has a fire alarm installed and it is believed to function properly at the time of rental. Tenant will notify Landlord without delay if a fire alarm “chirps” or has a low battery condition.
•Tenant(s) shall see to their own security while in/on the property
•Valuable items left behind by Tenant(s) are not the Landlords responsibility
•Tenant should turn lights off when they aren’t in unit – not only for electricity costs but you will attract bugs if you leave lights on
