The space

The Mondrian’s rooms are among my favorite hotel rooms in Miami. They feature a creative and luxurious pastiche of design themes: an accent wall in black and white brocade, an entertainment center with a TV framed by an over sized mirror, Japanese anime-style portraits, a wall of blue and white tiles depicting Floridian aquatic scenes, sculptural art pieces and slate grey slab floors. Rooms are spacious and feature beautiful bathrooms made of mosaic tile resembling the sea and sky.

Guest access

You have access to the entire room with the exception of the single owners lock closet.

Interaction with guests

As you are a private guest of ours, we will greet you upon arrival and properly register you as our guest at the front desk. We are very accessible during your stay for any of your needs. We answer emails, texts, and calls promptly.

Other things to note

An arrival time window is needed by you for me to schedule your check in and registration.

Unless otherwise arranged, check in is after 3:00 PM and check out is 10:30 AM.

10:30 AM checkout is mandatory due to our cleaning and tight turn over schedule, please mind the arriving guests after you expects to be in at 3:00 PM. As much as we would love to allow a late check out it is not possible. Concierge can store luggage if needed for later departures for a minimal cost.

If You need parking we do offer it at the garage located across the street from the Mondrian for $15 daily. Direct Hotel Parking is $41 daily. If interested inquire now as space is limited.

SUITE RULES & AGREEMENT

The Owner and Tenant agree as follows: Above Tenant is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner/agent property during the entire reserved dates. In addition to Tenant, other authorized occupants may be family members or friends of Tenant. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.

HAZARDOUS PRACTICES

No barbeque grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.

ABSOLUTELY NO PETS

are allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.

FAMILY RENTAL ONLY

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.

FALSIFIED RESERVATION

any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING

There is no daily maid service. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is also provided. There is an $85.00 one time cleaning fee. There is a mandatory mid term room cleaning and fee of $65.00 for guests staying longer than 6 evenings. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive soil or sand. Room/suite service is available through myself and the owners per arrangement with up to a 48 hour notice. We can also provide room services if needed, if available at a lesser rate for suites than what the hotel charges.

SECURITY/DAMAGE DEPOSIT:

A damage or security deposit may be collected and included in your reservation cost. Price will range from 500 USD to 1000 USD. This fee will be help in escrow until room inspection after you check out. Your deposit will be returned to you within 3 to 10 business days unless in the unlikely event of damage or missing items on room inspection.

UTILITIES

No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. Please note that you may want to bring a calling card for placing long distance phone calls, as these are restricted.

KEYS

You will obtain your keys at the front desk upon check-in, or per arrangement with owner/agent for specific property.

NONSMOKING UNIT

Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

ENTRY BY OWNER

Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

HOLD HARMLESS

The owners of the suite do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

POOL & PATIO

Tenant hereby acknowledges that the premises they have reserved may include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas.

MAINTENANCE

Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.


LINENS/TOWELS/SUPPLIES

The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply soaps and shampoos are provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.


PARKING

Limited to one car. No boats, jet skis, trailers or RVs. Mondrian valet is $37 daily. Long term stay over 6 months Valet service fees may include a waiver.

Great place to stay and breathtaking views just as advertised. The hotel staff is very friendly and great amenities. Nice upscale crowd and GREAT pool party on Sunday. I will stay here again!

Robinson was our host during our stay and he was great. He met us after a 2 hour flight delay and was completely understanding which was nice. He was quick to communicate if we called/ texted. The room was very nice, the bed was comfortable and no issues making ourselves at home. The balcony and view was awesome. It could benefit from having a table as one other reviewer described accurately among a couple quibbles but nothing that will break your stay if you are looking for a place with a pool along the bay with a great view.

This place is perfect. I was there by myself, but easily this space could sleep 4. The balcony provides the best sunsets you'll ever see. The kitchenette is perfect for a traveler. Right around the corner from parking, starbucks, Whole Foods. Literally I could live there and would never have to leave. Thanks again!

We were quite pleased with our stay. The view is absolutely incredible! And the photos do not do it justice. We found the bed to be comfortable and the noise level to not be a problem what so ever. While the accommodations were adequate for a short stay, there are some elements that could be improved to create a better experience overall. We think these are "easy wins" for the host that should be addressed. We also want to reiterate that we had a wonderful time in Miami and would absolutely recommend this unit to friends. A few opportunities for improvement: 1. Providing some "basics" (i.e. paper towels, coasters, hand soap, trash bags, dish towels). None of these were in the unit. We were provided a very small bottle of shampoo and body wash, a hairdryer, one extra roll of toilet paper, and minimal kitchen supplies. 2. A table on the balcony. Nearly every other balcony has some sort of table, except for ours. We spent a lot of time there (enjoying a cocktail, eating breakfast, and taking in the incredible views) when we were in the unit. 3. Improvements to furniture and appliances. These are small updates that just require a handy-man and some TLC. A few examples include: the kitchen sink faucet is lose and needs to be tightened; the drawers in the kitchen are difficult to open. Both faucet lines are backwards (cold runs hot and hot runs cold). Most of the furniture items (coffee table, end tables, and bathroom shelving stand) have experienced a lot of wear and tear, like cracks in the wood and/or broken feet. These were things that you'd never know by the photos and they certainly won't make or break your experience. 4. Better connection with guests. Airbnb experiences differ immensely, and we understand that. One suggestion (and something we've experienced at other places) is small goodies upon arrival for guests (mini wine, beer, chocolates, and/or something that represents where you're staying). We've had hosts stock the fridge with essentials like coffee, eggs, juice. This makes a huge difference and extends a great first impression for travel-weary guests. We've seen other hosts put together a binder of where to go, including maps, brochures, menus and contact information for nearby restaurants, activities, bars/clubs. Joe was quick to respond by email but very short and to the point. We were happy we requested additional towels, as we ended up using them all. About the Mondrian Hotel: This hotel is a melting pot of people; dozens of different languages being spoken and great diversity. We loved the vibrant, energetic environment. It has a party scene vibe that appeals to a younger crowd with a DJ at the pool all weekend. Hotel staff are kind and accommodating. Nearby Restaurants/Stores: Giotto Miami - delicious, authentic, affordable Italian. Great pizza, salad, and appetizers! The Daily Creative - serving to-go and dine-in options, they have a huge menu of made-to-Order items for breakfast (eggs, wraps, on letters, sandwiches, pancakes,...
