Thank you for looking at our listing for our home on the western edge of Cheltenham. We love living in this area which is a quiet private estate and we hope that you will enjoy it too.
Our house is perfect for a large family gathering or some time away with friends. Being in Cheltenham we are convenient for the city of Gloucester and Regency Cheltenham. We are also ideally placed to explore The Cotswolds and if you wish - further afield.
From the top of the house (plans shown in the photographs) you will find:
- The master bedroom has a superking bed. There is also a Z-Bed for a third person if you wish. This room has a private ensuite shower room.
- The large double bedroom has an en suite shower room and again has a Z-Bed. It will comfortably sleep three people
- Bedroom 3 is a small double room facing the rear of the house with views over the garden. It is close to the bunk bedded room.
- Bedroom 4 will sleep 2 guests in a bunk bedded room
- Living Room is a comfortable room for relaxing. This room has two double sofa beds so can sleep an additional 4 guests
- Bedroom 5 is on the ground floor and is a single bedroom
The eat in kitchen is well equipped with an oven and hob. There is a dishwasher and a microwave. The dining area opens onto the garden through glazed double doors. The adaptable kitchen table will extend up to 3m and will comfortably sit 12 diners. There are chairs dotted around the house
To the rear of the house there is a garden, perfect for ball games

BUILDING WORK WILL NOT AFFECT THE INTERNAL ACCOMMODATION AND THE HOUSE WILL REMAIN A GREAT BASE FOR VISITING THE COTSWOLDS AND FOR VISITING CHELTENHAM
Interaction with guests
We live next door so will be on hand should you need us.
We do our best to meet and greet in person, either ourselves or our excellent property managers Alex and Sylvia. In exceptional circumstances we sometimes have to use a key safe.
The house is located on a private estate with a variety of housing from flats through to large houses such as this. We have mainly young professionals and young families in the area. The small, enclosed park opposite the house is well used by kids playing soccer, people exercising dogs and neighbours just hanging out. The natives are friendly and do not bite. Some are even house trained.
Just a short 5 - 8 minute walk from the house are local supermarkets catering for tastes from budget (Aldi) to luxury (Wholefoods), clothes shops (Next & Outfit), some coffee shops and other retailers. There are a number of public footpaths nearby.
We are about 2 miles from the town centre, the racecourse and the airport. If you need to rent a car then we have Enterprise a short walk from the house and Avis, Hertz and Alamo a short drive away.
The Cotswolds is a rural area and as such the area is best explored in a car.
Bus services which will be useful to know:
- 444 service is a direct link to London city and London Heathrow Airport. This is generally faster and cheaper than the train services to these places
- C and H service both terminate nearby. They both go into Cheltenham town centre, the C being more direct and the H going round the houses.
- 41 and 42 service are also direct into Cheltenham town center but also go on to Tewkesbury which is worth a visit.
Cheltenham Spa and Gloucester railway stations are a short drive away. Services run to London, Bristol, Birmingham and beyond.
To drive from Cheltenham times to these large towns is:
- Birmingham 55 minutes
- Bristol 55 minutes
- Oxford 55 minutes
- Cardiff 85 minutes
- Manchester 150 minutes
- London 150 minutes
- Bath 85 minutes
- Stonehenge 90 minutes
Ferry ports at Portsmouth / Poole - 150 minutes, at Dover, Folkstone, Newhaven - 240 minutes.
Other things to note
Here are a few FAQs that might help:
What is parking like? There are two spaces under the house. There is then space to leave two cars right outside the house. There is on street parking. We try to leave our cars on the road in order to keep spaces for guests.
How far are you from Cheltenham? We are 2.3 miles from town or the racecourse. This works out at a sub £10 taxi fare. Same for the railway station.
Should we have a car? Ideally, yes. Getting to major towns in the area by bus / train is easy. If you want to go out to The Cotswolds then buses become less common. We have car hire depots very close (Enterprise in particular).
Are you close to shops? Yes, we are very convenient for Aldi, Sainsbury and Wholefoods which caters for all budgets.
Can I bring pets? Sorry, no. The owner has allergies that mean that dogs, cats, rabbits and other animals are not allowed. Sorry.
Do you take 1 night bookings? Yes we do but we get quite a lot of 2 night bookings. If you are enquiring for a date more than 3 months out and it's one night then we might decline it. Nothing personal.
Do you accept hen parties etc? Usually, yes.
Do you offer discounts? Yes we do and this is reflected in the price for weekly bookings and above.
Can we remove the damage deposit? Sorry, no. While it is exceedingly rare (once in four years) that we have called on this damage deposit we do require this. We don't see the money and AirBNB get it back into your account within days.
Can we checkout late? We say 11am but really we try to be as super relaxed as we can be on this. We know that often folks have come a long way and want to make best use of their time. We sometimes have back to back bookings however and this means that we may have to ask you to help us by letting us collect towels and bedding to be washed.
Can you suggest pubs, bars, restaurants? Oh yes! We enjoy researching for these so do let us know.
The main thing here is to be a good and considerate neighbour and not party loudly late into the night.
We do try to operate on as green a basis as possible and we ask that you make use of the recycling sorting bins.
Please don't leave TVs, lights, irons and so on running when you are not using them or after you have left the house. Please also make sure that rubbish is out of the house and washing up has been done.
Lock the house when you are not around - the doors DO NOT lock automatically.
The house and grounds are fully non smoking.

Our house is a modern one, built in 2004 and is situtated on a quiet estate of homes on the western edge of Cheltenham. There are frequent and excellent buses just a short distance away and Cheltenham railway station and Gloucestershire Airport are just a short journey away.
If you are working in Cheltenham or staying for a short while then you'll find that our home is a quiet, relaxed and friendly place to stay over. You're very welcome to join us or if you wish, stay private and make use of the television, and refreshments in your room.
