First of all , 2 options to get to my place ! Walking up stairs (about 80 stairs) or walking up allong the street (only 3/5 minutes). That the price to pay if you want to get the sea view and your first welcome drink + very quiet place with good tips ;)
Your private room in a flat to share ( 2 bedrooms ) :
- 20 minutes ( by bus ) from the old town , train station and Chagall and Matisse museum !
- 40 minutes ( by bus ) from the airport , direct , easy and very cheap access with only one bus !
- 5 minutes ( walk ) from supermarcket open 8.30am to 8pm 7/7 , pizzeria ( 6pm to 10pm ) , italien restaurant till 11 pm , pharmacy , laundry shop !
A lot of places deliver food at home as well till late at night !
- Only 5 minutes from the highway ( if you have a car ) !
Very convenient to get to Cannes , Monaco , Menton , Italy... And more ;)

Public transportation at 5 minutes walk from the flat ! You get a bus every 15 minutes at day time and every 20 to 30 minutes at night time.

The public transportation is very cheap and works very well !
Beside that , I will do my best to help you if you need and will give you all tips you need to reach the best places around ...

What's more, I can make you have a tour around the city, cook some typical meals, make a shooting photos, make you try wines and cheeses and so on... ( if you want to and for a small price ).

An experienced world traveler himself,Emmanuel (Manu) has exceptional customer service skills and seems devoted to your having an enjoyable trip. His English language knowledge is terrific and will also give you a lot of tips on sights worth seeing and the best and cheapest way to see them.
His property is surgically clean, the beds comfortable, and he will even take care of laundry for you for a very modest fee.Though very quiet, the location is on the northern edge of town, and at the top of a considerable hill.

We stayed at Emmanuel's place for 3 nights and found it really convenient to explore Nice. The place is nice and tidy, there are just a few steep stairs to climb up but that was good for us as we needed the exercise :). As this place is a 2 bedder generally you will be sharing this place with another Air Bnb'r.
Emmanuel doesn't live in the place but is mostly at this place which was convenient for us as he was able to provide us advice around how to get around and what to see.
The bus is a 5min walk from the place and within 20mins your in the city.
We had a rental car so parking was a must for us, the parking is off-street but we found it safe and close to the apartment.
Great value for the money. the place was clean and very nice. Emmanuel was extremely kind, welcomed me with a beer and gave me lots of local tips. One should be aware that there is a very large flight of steps outside in order to reach the apartment, but otherwise everything was marvelous.
Good place and value. Emmanuel and his other two guests were very friendly and openly shared their advice. Hint: for those Airbnbers complaining that he is "too strict": Yes, he happens to be around but it didn't bother us at all as we were just staying for one night. Emmanuel has a good attitude and just expects that guests treat his property like the treat their own - common sense for most of us, but sadly not for all.
The apartment was perfect for our stay and Emmanuel was a very helpful host and made some great suggestions for places to visit and nice restaurants.
The warm welcome, comfortable apartment and friendly assistance really made a positive impact on our stay in Nice. I would recommend to others and would happily stay there again!

Appart bien communiqué avec le centre. Si vous voyagé en voiture c'est parfait égalemet car vous pouvez vous stationner (website hidden)ès bon acceuil de Manu. Il a bien pris le temps de nous expliquer les moyens de transport à prendre et nous conseiller sur les différents endroits à visiter. Manu est super (website hidden)ès recommendable.
Emmanuel is very helpful to give you suggestions about places to go and eat in. He is also available to give you advice on travelling. However, he is too strict with millions of rules in his house. I don't know where he lives, but he seemed to be in the house (we rent) for almost all the time. He said he did not stay there but..... He came to our room when we were not there. He suddenly came back to the house at 1a.m, then 2 a.m to do something (I don't know what he did but felt like being observed). In the morning, he stayed in the kitchen all the time (even when we had breakfast) to do something with his laptop, to make phone calls, etc. We know that we have to share the house, just rent the bedroom. But we all had the feelings of being observed all the time. We just stayed there for one day (and one night) and travelled for most of the time. However, his presence (too much) like this made us uncomfortable. It is like he stays there long and comes back frequently to check how we treat his flat, or whether we obey his rules or not. His house is not near the town centre (but he gave us a careful travelling plan, so it's alright) and up on the hill. The heating system (the hot water system, particularly) is quite weird. Thus, be careful if you need hot water to take a shower/bath.
