This private, design-forward tiny home is set on a 350-acre working farm in Madison County, Virginia, surrounded by the Blue Ridge Mountains and just minutes from Shenandoah National Park.

Thoughtfully designed for comfort and simplicity, the home offers an immersive experience in nature without sacrificing modern amenities. Floor-to-ceiling windows frame expansive mountain views, while the surrounding landscape provides a rare sense of quiet and seclusion.

Spend your days hiking nearby Shenandoah National Park trails, fishing or relaxing along the Rapidan River, or exploring the wineries, breweries, and small towns that make this region so special. Back on the farm, enjoy access to rugged mountains, open hay fields, free-ranging chickens, and the rhythms of farm life—including gathering fresh eggs and garden vegetables when available.

In the evenings, unwind in your private outdoor wood fired hot tub, cook a simple meal on your propane grill, or gather around the firepit under a sky full of stars.

Set on 350 private acres, the property blends open fields, wooded mountains, and river access for a true countryside experience.

•50-acre hayfield and 300 acres of mountain land.
•Backcountry-style 'hiking trails' throughout the property (non maintained, most are steep and rugged).
•Rapidan River access for wading and fishing.
•Fresh eggs, seasonal produce, and cut flowers (when available).
•Free-ranging chickens.
*Note: weather and environmental conditions can impact river flow, vegetable garden and flower garden conditions. Ask ahead if any of these are of importance. Normal harvest season is early June through late October. The river can be low during the summer months.

Local favorite: Graves Mill Trail is just a 5-minute drive. I recommend this hiking trail for all guests. It is very easy but enjoyable along the river.

Other things to note
PLEASE READ BEFORE BOOKING:

1. No rain checks. All bookings are final.
2. Pets are not allowed on the property. This includes support animals, though service animals are permitted by law. This is a working farm with livestock, so we cannot accommodate pets.
3. Bugs are part of the farm experience. You may encounter stinkbugs or ladybugs, particularly in fall and winter. Occasionally, several may find their way into the home. None are dangerous, but if a few bugs or the sounds of nature would disrupt your stay, this may not be the right destination for you.
4. Wi-Fi is available via Starlink at speeds of 50+ Mbps and supports Zoom calls. Inclement weather can occasionally impact speed, though this is rare.
5. Due to the farm’s isolated location, most cell carriers have limited or unreliable service. Wi-Fi calling is supported.
6. The tiny homes do not have cable or satellite television. Each includes a Smart TV so you can stream your favorite apps.
7. A private bridge provides access to the property, with a weight limit of 15,000 pounds. Buses, delivery trucks, and RVs are not permitted.
8. The farm uses high-iron well water. It is safe to drink but has a unique taste and may stain linens or bathroom fixtures. Brita filters are provided for drinking water. Each home is on a private septic system, so only toilet paper may be flushed.
9. A 10 mph speed limit is enforced on the farm. This protects gravel roads, reduces dust, and safeguards wildlife. Please respect the posted speed.
10. The cottages have a strict maximum occupancy of 2 adults. Guests must be 21 years or older unless accompanied by an adult.
11. No rowdy parties or produced events are allowed on the property or inside any homes. Bachelorette parties and family reunions are welcome. Violations of rules #10 or #11 may result in a full damage deposit claim.

*There are 3 Airbnb homes on the property. Please respect other guests’ privacy near each home.

*Virginia law allows hunting with firearms from September through January. You may hear distant gunfire during your stay, and occasionally outside of hunting season. No hunting or firearm discharge is permitted on the property. Most sounds originate miles away.
