The condo is in a superior location within walking distance of 100's of restaurants, bars, clubs and shops. While it is just 1/10th of a mile from the center of downtown it is on a quieter side street.

The space

Fantastic location (especially important since Uber/Lyft no longer operate in Austin)

- 1/10th of a mile from the center of downtown but not on a main street
- 2 blocks to 6th Street and the Warehouse District
- 10 minute walk to Rainey Street, SoCo, SoLa and West 6th Street
- Complex across the street from the Austin Convention Center
- You don't need a car and there's a $2 bus from the airport that drops you off right next to the complex

Sleeping/Bath arrangements
- 7 sleeping spaces - 3 queens in bedrooms, 2 queens in loft, 2 sofa beds
- 2.5 baths (2 showers, 3 commodes)

Convenient & Safe

- Electronic entry to unit means you don't have to worry about keeping track of multiple keys
- If you do have a car, the unit comes with an onsite free parking spot
- Building and parking is gated and monitored by video cameras
- Starbucks across the street
- Property manager lives in the complex and can be available to help in minutes in case of any issues

There is a 15% hotel tax in addition to the costs shown except for the Airbnb service fee. Unfortunately, AirBnB does not have a native means to charge taxes without guests being charged an additional AirBnB service fee. This unit is licensed with the City of Austin and we collect and remit all state and hotel taxes. If another space you are looking at isn't charging hotel tax it may not be licensed and be aware that it may be shut down by the city at any time.

You will be renting the entire unit and in addition you will have access to the communal swimming pool.

Getting around

There is a bus (#100) that will take you from the airport right next to the complex for $2 (exact change is required). There is also many hotels within a block where you can catch a cab.

Please note that while this property is ideally located in the center of Downtown Austin it is also in a residential complex so no parties, gatherings or commercial events are allowed at any time.

This is not a place to get crazy and party. Please respect the neighbors during your visit.

Smoking (or vaping) is NOT allowed in the unit. Smoking is allowed outside only. If any sign of smoking is discovered Guest authorizes a minimum $500 cleaning fee.

Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, washing the dishes and taking out the trash are expected of our guests.

Travel Insurance is highly recommended for any stay.

We are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities or the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

No pets are allowed under any circumstances. Any evidence of pets will incur a minimum $500 fee.

No candles or open flames are allowed and the fireplace is unoperational and cannot be used.

We ask that our guests not bring or use glitter inside the condo and do not attach anything to walls with any tape, glue or other adhesive.

I stayed here along with 3 coworkers while visiting our Austin office. Everyone got their own room and queen bed which was nice. There are three bedrooms on the bottom floor that are all nearly identical in size. There's also a loft that has a couple beds and a bathroom. This place can sleep a lot of people! The price was very affordable, especially when you consider the location. It's just a short 2 blocks to all of the fun on 6th street. Communication was great. Clear and simple directions were provided for accessing the apartment. When I emailed about one of the smoke alarms beeping because of a dead battery, I received a quick response, and they sent someone over to check on it while we were out of the apartment. Cons: • Walls are paper thin. If you're a light sleeper like me, you'll struggle to get rest. I heard every footstep, snore, door close, etc as if it were happening in my room. The garbage trucks will likely wake you up between 4:30-5:30am as well. • Wifi was slow or not working most of the time. To the owner's credit, a contact was provided in case there were issues with the wifi. We just weren't around the apartment enough to care about getting it fixed. • Buy your own toilet paper. I'm not exaggerating when I say that was the roughest toilet paper any of us had ever used. Overall, we had a good experience. As with all things, getting a really good price comes with some expected sacrifices as noted above. However, if you're looking for a fantastic location, affordable price, and plenty of beds for a large group, give this place a shot.

Great location. Initial entry is difficult if you are parking your own vehicle, but this is worth the effort for the prime location.

I have been married since December 2003 and I have a son who was born in August 2005.

I lived in this condo complex from June of 2000 until June of 2002. I loved living there and wanted to share the experience with other travelers.
