The space
Surrounded by gorgeous greenery and vines this home has a plethora of space to play yard games, relax in the sunshine, and enjoy a homecooked meal on the Propane BBQ.
The home features a well-appointed kitchen, a beautiful dining area for eight guests, and a cozy living room with relaxing lighting that is sure to make you forget your troubles. Watch a movie or listen to your favorite tunes on the 65" smart TV, with complimentary Netflix and Pandora streaming services!
You will find 2 queen size bedrooms on the main level of the home, along with a full bathroom. Both rooms are spacious and inviting. A pool room with a TV and mini fridge to enjoy some friendly competition.
There is a secondary living room up the stairs near the two other bedrooms. The primary suite with a king-size bed with additional seating and a gorgeous bathroom! The kiddos will have plenty of space to run around and play games with the old-school board games and books. There is a room with a twin bed and small TV. Venture through the patio doors and sit and enjoy the sunset on the unique patio/balcony.
While LARC Ranch is pet-friendly, we do limit pets to two (2) dogs. Your stay will come equipped with a welcome kit for your pup with a few extra items to help protect the property. We politely request for pets not be left unattended. Please note, while this home is dog friendly, the property is not fenced in.

Guest access
Guests will have full access to the home and the surrounding yard immediately around the house. You’re welcome to enjoy the outdoor space and explore the garden area—though please note it is not currently planted. We kindly ask that guests do not enter the surrounding forested areas, as they are not maintained for visitor use.
For extended stay guests, access to the unfinished basement will be provided, which includes use of a washer and dryer for added convenience.
Other things to note
• Agreement to House Rules Required
The primary guest must read and agree to the property's Terms & Conditions listed under “Things to Note - House Rules - Additional Rules” prior to booking. These guidelines are in place to ensure a smooth, respectful experience for all guests and help us care for the home and neighborhood. Booking confirms your acceptance of these terms.
• Guest Count & Additional Fees
We kindly count every heartbeat in the home as a guest—this includes infants and children of all ages. Our home is carefully maintained for comfort, safety, and appropriate occupancy. Please ensure your reservation reflects the correct number of guests at the time of booking. A fee of $50 plus taxes and fees per additional guest per night will apply for any guests beyond the number originally booked. While Airbnb may not automatically include infants in guest counts, our house rules do require them to be included.
• Mid-Stay Cleaning
For reservations of 10 nights or more, a mid-stay cleaning is required at the cost of $450.00 plus taxes and fees. An additional cleaning will be scheduled for every 10 nights thereafter. Guests are responsible for these cleanings, which are due 30 days prior to arrival and billed after booking confirmation. This ensures the home stays fresh and well cared for throughout your stay.
• Dog-Friendly (Dogs Only)
We welcome up to two well-behaved dogs with a non-refundable fee of $100 plus taxes and fees per dog. Any dog added after the booking is confirmed will be managed through the resolutions center.. We kindly ask that pets remain off furniture and are not left unattended unless crated.
• Other pets are not allowed at this property. If you are traveling with a cat or another type of pet, please notify the Property Manager before booking so we can help recommend a home that may better accommodate your needs. Unauthorized pets may result in additional fees, cleaning charges, or cancellation of the reservation.

LARC Ranch is located on a peaceful private drive and is best suited for relaxed stays. Out of respect for neighbors and the home’s historic charm, we do not allow parties or events.
