The apartment is located in the very heart of Rome between the Spanish Steps and Piazza del Popolo, and it is within easy walking distance of the key sights, fashion houses, Pantheon, and much more…
Thanks to its incredibly enviable position, you can easily reach the squares, monuments and most elegant streets of the capital: "Piazza del Popolo", "Mausoleo di Augusto", "Piazza Navona" or just go for a leisurely walk in the gardens of the beautiful "Villa Borghese" and Pincio.
The area is full of trendy restaurants in the narrow streets of the historical center, where walking becomes a pleasure, bars on Piazza San Lorenzo in Lucina and all the luxury boutiques you need in Via Condotti, Frattina, The apartment is located in a seventeen century period building in one of the most charming and exclusive shopping street of Rome city centre
The flat is brand new, having being refurbished by a professional architect. It features a nice little kitchen, an elegant bathroom with decorated hand painted Italian tiles,shower, washing machine and hair-dryer and , a living room and a confortable double bedroom, unlimited wi-fi , a flat screen TV, independent heating/air conditioning. NEW : Nespresso coffe machine for a delicious Italian espresso at home !
It is perfect for 2 people, but it can also accommodate up to 3/4 people thanks to a comfortable sofa bed in the living room. It is on the second floor with no lift but the stairs are not too tiring.
The flat is very cosy and unusually bright as it benefits from double exposure with windows in every room, enjoying the view of the prestigious Santa Cecilia Academy of Music, where sometimes it is possible to hear classical music. Very nice location with a supermarket open all week including weekend and a very sweet vegetable an flower rional market. Very well connected, with buses and metro (Spagna).
It is a unique opportunity to be in the heart of Rome, in a very quiet street, and an area with a lots of bars and nice restaurant. Very nice person for check in, he will help you with good advices about Rome. Close to underground station of SPAGNA (Linea A). Given flight restrictions, I always try to leave in the flat toothpaste, shower gel/shampoo etc.

I would like you to feel like at your own home ! Also no smoking please, and although I love them, no animals please.
It's important to remember that:
check-in is after 2.00 pm
check-out before 11:00 am
unless we agree otherwise. If you arrive late, after 9.00 pm there is an extra charge of €25. Please let me know your arrival time few days before your arrival.
If possible to avoid people waiting hours in the flat for your arrival please text or e-mail when you are taking the train or taxi from the airport to the flat so that I can coordinate the check in on time.
I kindly ask you to check out by 11.00am in order to allow us to prepare the house for our next Guests. We are happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
Garbage: there is no need to dispose it (paper, plastic and glass), the cleaner will take care of it.
At check-out, please leave the apartment in order, assembling all used linen on the beds and the kitchenware at its place; you should leave the kitchen (also the fridge) clean and in order.
Upon departure, it is not necessary to unplug or switch off the electricity. Please switch off the air conditioning/heating.
Any loud noise in the house is not permitted especially between 1.00 pm and 3.00pm and from 10pm until 9.30am.
3.5 euro per person per day city tax to be paid for Municipaly (tax government )

We had a wonderful stay at Sabina's place! The location near the Spanish Steps is great and the flat was very cute. The bathroom/shower were definitely big for Europe, which was a nice surprise. Sabina's friend Giacomo was there for our check in and very helpful, he gave us restaurant recommendations which was very nice. We were very happy with our stay!

Very cool and cozy appartment,with all you may need: washing/coffe machine, fully equiped kitchenett, aircondition and a lot of books and rome travel guides. Just in the center of Rome 1 min to Spanish steps. The only problem - a little bit small for a big people - low doors and tiny shower. Sabina was so kind even after we was late for an hour...

With regards to the size of the shower , I am surpriced as it is the first time after many years of very good reviews I receive a comment like this . The size of the shower is very normal and quite a good size 85 cm x 70 cm. which is a pretty over standard size. The apartment is very suitable for 2 or 3 persons as you can see from the many reviews left. Best Regards .

Great location near the Spanish Steps. We were able to walk to all the major attractions, the Metro and restaurants. The flat was comfortable but there was a lot of street noise, which made it difficult to sleep a couple of the nights. I guess that's what you get when you want a centrally located place to stay!

I am sorry you experienced noise street, as I received this kind of complaint at the contrary the street is very quiet, and off the main lively main street of historical centre of Rome. Please refer to the many passed reviews. I think you were unlucky as there was a very long bank holiday in that period with a lot of visitors and a lot of confusion , plus a football derby , this is why probably you experienced some noise. So close to the Spanish Steps, close to groceries as well as all the shopping you could ever want, and the sightseeing too!! Great little flat for my hubby and I! Thanks for the hands on attention and helping arrange a great driver to and from the airport!!

Perfect location close to restaurants, supermarket, quality shops, transportation and the Spanish Steps. An apartment which is cute, quaint and very compact with everything you may need and Sabina is a wonderful host.

Fantastic location to explore Rome; walking distance to all major attractions in Rome and easy to beat the crowds by being close to Spanish Steps and Trevi Fountain. Sabina was lovely and helped organize a taxi from the airport and gave us great tips for restaurants and how to get around Rome when we got there. The apartment is clean, bright and comfortable and filled with guide books to help plan your stay. There is a bit of street noise but nothing ear plugs wont fix. A perfect base for our first stop in Italy!

Oh my goodness - cannot recommend Sabina's apartment more! This little oasis is on a beautiful street in Rome just a few minutes from the Spanish steps. Clean, roomy, and everything you need. Also, there is a music academy across the street, and if you leave your windows open you can hear some pretty music (it kind of felt like the setting for a rom com). You won't regret booking Sabina's apartment!

I am an architect and I have worked in Italy and in the past in the UK and I like to travel and I have visited many countries. I am interested in culture, Arts and particularly music. I have over time renovated 3 family flats, one in the historical city centre, and two close to the Vatican one of each with a beautiful terrace to accommodate the needs of the demanding traveler who is looking for comfort and at the same time to share the experience of a local and to live like a real Roman for a few days at a reasonable cost and in an elegant setting. I have tried to include in the apartments all the amenities I would like to have when I travel. I put particular effort in recreating the Italian lifestyle experience, a comfortable bed, a good quality espresso when you weak up, some quality guides for you to use, a speedy Wi-Fi, a check in service which goes beyond giving the keys and tries to understand your needs and share with you some tips and knowledge of the area. In addition I provide each flat with an Italian mobile phone that you can use call museums and restaurants and of course to communicate with me at not cost to you. You will find welcome drinks in the fridge, whenever possible a bottle of wine complementary soaps, shampoos and tooth paste in case you have forgotten them. In other words I have tried to make your holiday hassle free. also the ability to be picked up at the airport by an elegant and comfortable car at a lower or similar cost to public transport. It is made to make you start the holiday on the right foot, particular in those cases where you have problem of delays , lost or heavy luggage. I realize that each guest is different, coming from a different country , some already knows Rome and are looking therefore for special sites, others are looking more at the food side, others to the shopping opportunities, and so I am available, upon request to share information with you even before you have arrived in Rome. In some cases I helped guests plan their follow on trips, after Rome, for example to Pompei or Florence. Of course I am not a travel agent but I always try to be friendly and helpful.
