The area is full of trendy restaurants in the narrow streets of the historical center, where walking becomes a pleasure, bars on Piazza San Lorenzo in Lucina and all the luxury boutiques you need in Via Condotti, Frattina, The apartment is located in a seventeen century period building in one of the most charming and exclusive shopping street of Rome city centre
The flat is brand new, having being refurbished by a professional architect. It features a nice little kitchen, an elegant bathroom with decorated hand painted Italian tiles,shower, washing machine and hair-dryer and , a living room and a confortable double bedroom, unlimited wi-fi , a flat screen TV, independent heating/air conditioning. NEW : Nespresso coffe machine for a delicious Italian espresso at home !
It is perfect for 2 people, but it can also accommodate up to 3/4 people thanks to a comfortable sofa bed in the living room. It is on the second floor with no lift but the stairs are not too tiring.
The flat is very cosy and unusually bright as it benefits from double exposure with windows in every room, enjoying the view of the prestigious Santa Cecilia Academy of Music, where sometimes it is possible to hear classical music. Very nice location with a supermarket open all week including weekend and a very sweet vegetable an flower rional market. Very well connected, with buses and metro (Spagna).
It is a unique opportunity to be in the heart of Rome, in a very quiet street, and an area with a lots of bars and nice restaurant. Very nice person for check in, he will help you with good advices about Rome. Close to underground station of SPAGNA (Linea A). Given flight restrictions, I always try to leave in the flat toothpaste, shower gel/shampoo etc.
I would like you to feel like at your own home ! Also no smoking please, and although I love them, no animals please.
It's important to remember that:
check-in is after 2.00 pm
check-out before 11:00 am
unless we agree otherwise. If you arrive late, after 9.00 pm there is an extra charge of €25. Please let me know your arrival time few days before your arrival.
If possible to avoid people waiting hours in the flat for your arrival please text or e-mail when you are taking the train or taxi from the airport to the flat so that I can coordinate the check in on time.
I kindly ask you to check out by 11.00am in order to allow us to prepare the house for our next Guests. We are happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
Garbage: there is no need to dispose it (paper, plastic and glass), the cleaner will take care of it.
At check-out, please leave the apartment in order, assembling all used linen on the beds and the kitchenware at its place; you should leave the kitchen (also the fridge) clean and in order.
Upon departure, it is not necessary to unplug or switch off the electricity. Please switch off the air conditioning/heating.
Any loud noise in the house is not permitted especially between 1.00 pm and 3.00pm and from 10pm until 9.30am.
Très bon accueil par Marco le frère de Sabina en francais, un bon emplacement et un confort appréciable. Toute la documentation nécessaire pour organiser ses visites . Un peu bruyant la journée du fait de la proximité de l académie de musique.
I highly recommend this apartment for its location and style. The host Sabina Arcieri was very friendly and informative and keep in contact with us until we arrived at the apartment. She made reservations for us at the Borghese Gallery and arranged a personal vehicle pickup to take us to the airport. The apartment was roomy, clean, very well furnished, with a nice kitchen and big bathroom. It also had air conditioning which we didn't use but come in handy in the summer time. This apartment is ideally located several blocks from the Spanish Steps, Metro and within walking distance of many restaurants to chose from and a nice grocery store one block over. I would use this host over and over again if I were to go back to Rome in the future! No problems and everything went smooth with this apartment. Good job Sabina and hope to use your apartment again in the future!!
We stayed at Sabina's lovely apartment for 4 nights and had a great time. The check in process was easy, the location was perfect (near Spanish Steps, tons of restaurants around, close to a supermarket and the fashion shops, 5 min walk from Spagna metro). The apartment itself was clean, tidy and had everything to make our stay comfortable - good bed, coffee, tea, washing machine, strong wifi and space. Sabina was easily contactable - we had an issue (not Sabina's fault) during our stay and Sabina was responsive and assisted us in resolving it quickly. Would not hesitate to recommend this apartment for anyone travelling to Rome!
Sabina and her husband made us feel literally home. They paid attention to every single detail and ensured we were aware of everything we needed to be comfortable. They took the time to explain the neighborhood, gave us recommendations and even took us around the facilities. The apartment was perfectly cleaned, equiped (with maps, tour guides, all kitchen facilities (inc. a nespresso machine!), refreshments, we were even treated with a nice sparkling wine :) The apartment was placed at a very convenient and romantic location. It was exactly what we needed for a short and relaxing break!
We loved everything about this little apartment!
We took a bus from the airport to Termini station, then a metro to Spagna. The apartment is a 2 or 3 minute walk from Spagna metro station. Sabina and her husband Niccolo were waiting to greet us. They gave us the keys and loads of useful information about the area.
There is a Carrefour express supermarket on the same street and plenty of cafés and restaurants to choose from.
We took the advice of our hosts and had breakfast at La Buvette close by - only 4.40 Euros for 2 Cappuccinos and 2 croissants, but it's dearer if you sit at a table! We ate there one evening and then twice at Trattoria Gigi just around the corner.
After a whole day on our feet in Rome it was wonderful to come back to our own "home" and a chilled glass of wine! I was, however, very slow at climbing the stairs to the second floor! Because we were so tired each evening we found it very convenient to be able to eat nearby.
The flat has everything we needed and a very large, comfortable bed. It also has a wonderful selection of guidebooks to Rome for bedtime reading - all in English.
We would definitely try to book it again on our next visit.
We had a very lovely stay here. Our check-in was very pleasant and welcoming. Giacomo explained and showed us everything we needed to know about the apartment, and everything that was located around it. The apartment was clean and very cozy, and had all the necessary appliances. It's located in an AMAZING location, where everything is in walking distance. Next to the apartment you can find a lot of great restaurants and a wonderful shopping area. Sabina was extremely helpful, and we were able to get in touch with her whenever we had any questions. The host Sabina was super nice, and she arranged a special early check in for us to leave our luggage because of a tour we've booked, her friend Giacomo checked us in and showed us everything we needed to know and was a huge help.
The apartment is as advertised, very clean, comfortable bed, great shower, compact but fitted our needs and located in a great location (walking distance from everything)

About the Host, Sabina
I am an architect and I have worked in Italy and in the past in the UK and I have travelled extensively. I am interested in culture, visual arts and particularly music. I have over time renovated 3 family flats, one in the historical city centre, and two close to the Vatican one of each with a beautiful terrace to accommodate the needs of the demanding traveler who is looking for comfort and at the same time to share the experience of a local and to live like a real Roman for a few days at a reasonable cost and in an elegant setting. I have tried to include in the apartments all the amenities I would like to have when I travel. I put particular effort in recreating the Italian lifestyle experience, a comfortable bed, a good quality espresso when you weak up, some quality guides for you to use, a speedy Wi-Fi, a check in service which goes beyond giving the keys and tries to understand your needs and share with you some tips and knowledge of the area. In addition I provide each flat with an Italian mobile phone that you can use call museums and restaurants and of course to communicate with me at not cost to you. You will find welcome drinks in the fridge, whenever possible a bottle of wine complementary soaps, shampoos and tooth paste in case you have forgotten them. In other words I have tried to make your holiday hassle free. also the ability to be picked up at the airport by an elegant and comfortable car at a lower or similar cost to public transport. It is made to make you start the holiday on the right foot, particular in those cases where you have problem of delays , lost or heavy luggage. I realize that each guest is different, coming from a different country , some already knows Rome and are looking therefore for special sites, others are looking more at the food side, others to the shopping opportunities, and so I am available, upon request to share information with you even before you have arrived in Rome. In some cases I helped guests plan their follow on trips, after Rome, for example to Pompei or Florence. Of course I am not a travel agent but I always try to be friendly and helpful.
