The flat is brand new, having being refurbished by a professional architect. It features a nice little kitchen, an elegant bathroom with decorated hand painted Italian tiles,shower, washing machine and hair-dryer and , a living room and a confortable double bedroom, unlimited wi-fi , a flat screen TV, independent heating/air conditioning. NEW : Nespresso coffe machine for a delicious Italian espresso at home !
It is perfect for 2 people, but it can also accommodate up to 3/4 people thanks to a comfortable sofa bed in the living room. It is on the second floor with no lift but the stairs are not too tiring.
The flat is very cosy and unusually bright as it benefits from double exposure with windows in every room, enjoying the view of the prestigious Santa Cecilia Academy of Music, where sometimes it is possible to hear classical music. Very nice location with a supermarket open all week including weekend and a very sweet vegetable an flower rional market. Very well connected, with buses and metro (Spagna).
It is a unique opportunity to be in the heart of Rome, in a very quiet street, and an area with a lots of bars and nice restaurant. Very nice person for check in, he will help you with good advices about Rome. Close to underground station of SPAGNA (Linea A). Given flight restrictions, I always try to leave in the flat toothpaste, shower gel/shampoo etc.
I would like you to feel like at your own home ! Also no smoking please, and although I love them, no animals please.
It's important to remember that:
check-in is after 2.00 pm
check-out before 11:00 am
unless we agree otherwise. If you arrive late, after 9.00 pm there is an extra charge of €25. Please let me know your arrival time few days before your arrival.
If possible to avoid people waiting hours in the flat for your arrival please text or e-mail when you are taking the train or taxi from the airport to the flat so that I can coordinate the check in on time.
I kindly ask you to check out by 11.00am in order to allow us to prepare the house for our next Guests. We are happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
Garbage: there is no need to dispose it (paper, plastic and glass), the cleaner will take care of it.
At check-out, please leave the apartment in order, assembling all used linen on the beds and the kitchenware at its place; you should leave the kitchen (also the fridge) clean and in order.
Upon departure, it is not necessary to unplug or switch off the electricity. Please switch off the air conditioning/heating.
Any loud noise in the house is not permitted especially between 1.00 pm and 3.00pm and from 10pm until 9.30am.
We had an amazing stay in rome. Sabina was a brilliant host and the location of the apartment is just perfect. Would highly recommend staying there to anyone. Thank you Sabina for a wonderful stay. We had a slight miscommunication during the check in process as Sabina had mentioned that if check in wasnt available from 2pm we could at least leave our bags at the flat. As we had a museum booking at 3:30pm this was crucial. Our flight to Rome was slightly delayed and because of the rush to get to the flat we couldn't arrange an Italian SIM. We were not aware that Sabina does not stay in Rome which means she had to arrange someone to check guests in and in our case her friend couldn't let us in to the flat until 5pm to which she suggested sitting at a cafe for 2 hours. Sabina managed to sort it out so that we could leave our luggage in the flat but we had to interrupt our evening to do the actual check in at 7:30pm. Sabina's apartment was in a great location in Rome. It has easy access to the metro and buses and everything is also within walking distance. The flat was cosy, clean and had all the necessary amenities and appliances to make a pleasant stay for example a washing machine which was great as we had already been traveling for 2-weeks. One thing to be aware of is that the flat is directly opposite the music academy and music is playing from 8am to 7pm. Whereas this may be nice at first, if you are planning on sleeping late or staying at the flat during the day, it can get quite noisy. Overall we had a pleasant stay.

I was however quite surprised about some of the issues you raised, also given the strong efforts we made according to your flight delays and requests.
Given your flight was originally landing at 11.35 on a Sunday morning I did my best to meet your request of leaving your suitcases before the check-in time which is generally from 2.00 pm onwards, so a trusted friend who does check in when I can't be there, made himself purposefully available to be at the flat at 1.00pm as that week-end I was out of town.
Eventually your flight was delayed, and after trying to reach you several times on the phone without success you arrived at the flat at 2.40 and did not mention the tour visit at 3.00pm, until you were at Rome airport. If I would have known about the tour visit before I would have organized the check-in in a different way, but nonetheless we managed in a very short time to get my cleaner to be back at the flat wait for you until 2.40pm time in which you arrived and give you the keys and you could leave your luggage at the flat. At that point there was not time for the check in, since you had to be at the museum. We finally spoke on a mobile phone which I provided in the flat and you sounded very happy to have made it and I politely asked you if it was possible to do the check in (with all the information about the usage of the flat ) with my friend later on that evening suggesting 7.30/8.00 pm. Nobody has ever obliged you to do the check in at that time or wanted to interrupt the evening, you could have suggested me an alternative time and I would have been happy to change the time accordingly to your wishes.
Sincerely I do not understand your comments especially since you were late for a reason that it did not depend on me. From your comments you seems not appreciative while I did all my best before and during your stay in Rome to make your holiday pleasant and above all I never said that you had to wait in a coffee bar for 2 hours !
It has often happened that some of my guests were late because their flight was delayed or it took long time to come to the flat and we always resolved the problems in a friendly way always cooperating with each other without stress, in this specific case I did my best to accommodate your needs despite the very short time available. My flat, like most of the air bnb accommodations, is a private home and not an hotel, so I sincerely would have expected a bit of flexibility from your side and at least a " thank you " for having always behaved with politeness and care towards the situation.
With regards to the classical music, which has annoyed you and it does not start at 8.00 am, as you mentioned, but later during the day, nobody has ever complained about it. On the contrary ! It is most appreciated from all my guests who have stayed in my flat from all over the world and it is one of the things that makes this flat very special. I hope this clarify the situation. My host did everything she could to make me feel welcome, she emailed and texted on time and arranged Giacomo to meet me on time too.
Sabina was the perfect host with good communications before arrival and during our stay, even offering to book a taxi from the airport. The flat is tiny but so well designed you don't need any more space. Don't worry if you've forgotten to pack something, Sabina will have thought of it! It is opposite a conservatoire and so we were serenaded with wonderful, soft classical music floating across the road. It is minutes from the Spanish Steps and so easy to get around. Apartment was beautifully clean and thoughtfully equipped with lots of tea, coffee and chocolates! Sabina even left us a mobile phone to use for booking local restaurants, attractions etc. ****** stars, would definitely recommend. Hope to be back.
This was the perfect apartment with a perfect hostess for our stay in Rome. The location is ideal, we could walk to so many sites, including the Vatican, and the neighborhood is great, with many stores and restaurants. Sabina gave us a walking tour of the neighborhood after we put our luggage away and had lots of great recommendations. The apartment is clean and comfortable and perfect for two people. Sabina has lots of guide books for her guests to use.The bed and the pull out couch were both comfortable. Nice shower and bathroom. Sabina made us feel we were staying at a friend's house. She had even given us recommendations of things to see in some of the other Italian cities we were visiting, before she even met us. We could hear some musicians from across the street practicing during the day, and actually wish we could have heard more. When it was time to leave, all too soon, we had a little trouble getting a cab, but Sabina called a couple of times and made sure we were taken care of, arranging for the driver to take us to one more sight for a quick look before making our train. We hope to stay in this apartment again, when we are lucky enough to return to Rome. We give this our highest recommendation.

I refurbished this apartment putting a lot of love and care. I love singing , and funny enough from this apartment sometimes you can appreciate beautiful music of opera singers and pianists coming from the Accademy of Music which is very near !
