The area is full of trendy restaurants in the narrow streets of the historical center, where walking becomes a pleasure, bars on Piazza San Lorenzo in Lucina and all the luxury boutiques you need in Via Condotti, Frattina, The apartment is located in a seventeen century period building in one of the most charming and exclusive shopping street of Rome city centre
The flat is brand new, having being refurbished by a professional architect. It features a nice little kitchen, an elegant bathroom with decorated hand painted Italian tiles,shower, washing machine and hair-dryer and , a living room and a confortable double bedroom, unlimited wi-fi , a flat screen TV, independent heating/air conditioning. NEW : Nespresso coffe machine for a delicious Italian espresso at home !
It is perfect for 2 people, but it can also accommodate up to 3/4 people thanks to a comfortable sofa bed in the living room. It is on the second floor with no lift but the stairs are not too tiring.
The flat is very cosy and unusually bright as it benefits from double exposure with windows in every room, enjoying the view of the prestigious Santa Cecilia Academy of Music, where sometimes it is possible to hear classical music. Very nice location with a supermarket open all week including weekend and a very sweet vegetable an flower rional market. Very well connected, with buses and metro (Spagna).
It is a unique opportunity to be in the heart of Rome, in a very quiet street, and an area with a lots of bars and nice restaurant. Very nice person for check in, he will help you with good advices about Rome. Close to underground station of SPAGNA (Linea A). Given flight restrictions, I always try to leave in the flat toothpaste, shower gel/shampoo etc.
I would like you to feel like at your own home ! Also no smoking please, and although I love them, no animals please.
It's important to remember that:
check-in is after 2.00 pm
check-out before 11:00 am
unless we agree otherwise. If you arrive late, after 9.00 pm there is an extra charge of €25. Please let me know your arrival time few days before your arrival.
If possible to avoid people waiting hours in the flat for your arrival please text or e-mail when you are taking the train or taxi from the airport to the flat so that I can coordinate the check in on time.
I kindly ask you to check out by 11.00am in order to allow us to prepare the house for our next Guests. We are happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
Garbage: there is no need to dispose it (paper, plastic and glass), the cleaner will take care of it.
At check-out, please leave the apartment in order, assembling all used linen on the beds and the kitchenware at its place; you should leave the kitchen (also the fridge) clean and in order.
Upon departure, it is not necessary to unplug or switch off the electricity. Please switch off the air conditioning/heating.
Any loud noise in the house is not permitted especially between 1.00 pm and 3.00pm and from 10pm until 9.30am.

Is great Giacomo welcomed us on both occasions and was very helpful. The apartment was good and Sabina had thought of everything. Our only negative comment is the apartment is in need of a good paint as its starting to look rundown. There is also a smell - at different times of the day .

As you know reviews of past guests are ours best presentation and summary of accommodation experience as people from all over the world try to find the best properties for their holidays (not an easy task, as only in Rome there are more than 7000 listings !) But the reason I am writing to you is another one: I have appreciated also your critical points as I always strive to reach excellence. This coming November in fact I will repaint the entire flat. In fact a year has passed from the last paint "refresh" . With regards to the smell you have experienced at different time of the day honestly I am quite surprised as nobody never has experienced this before including myself . Since we had very good correspondence I am sorry you did not mentioned this issue to me as I would certainly have done something to rectify the situation. In any case I will investigate. You could not ask for a kinder or more helpful host than Sabina. The apartment is located on a lovely, small, quiet street that is adjacent to everything you could ever want. There are tons of restaurants, coffee bars, stores, and excitement all within a block. The apartment had perfect AC (It was hot outside), a comfy bed, and the perfect amount of room for a couple. Sabina even provides a cell phone for local use. She really thought of everything to make your stay perfect.
Sabina was very responsive and her friend met us and explained about the apartment. It was in a great location and quiet for sleeping at night and during the day you could hear music students practicing. Great coffee maker and washing machine with drying rack. Lots of amenities to use as well. Good value. Highly recommend.
Sabina was an excellent host and the apartment was very charming! We enjoyed our stay here. The apartment is located near the Spagna metro stop and the Spanish Steps. It's close to restaurants and shopping. There's a main gate and the apartment has 2 locks so we felt very safe staying here. The apartment is comfortable and clean.
The apartment is ideal for 2 people but can accommodate 3-4 snugly. There's 1 bed in the bedroom and one pull-out sofa. The apartment came with a fully equipped kitchen with a stove/refrigerator/pots/plates/cups/utensils/etc. There's even a Nespresso coffee machine! There is a washing machine and towels are provided. The apartment also has a little basket of toiletries in case you forgot something. The apartment comes with A/C and the wifi was excellent.
Sabina kept in contact with us throughout the stay and even provides a local phone in the apartment to call with any questions. Sabina had her friend Giacomo meet us and he was able to provide us with great recommendations for what to do/where to eat during our stay. The apartment also had maps of the city. It was very easy to catch a taxi to the airport from the metro station.

Sabina was a wonderful host who was there at the apartment when we arrived and explained every detail. She also gave us some amazing recommendations of restaurants and things to do while we were there. The location of the apartment is perfect if you want to stay close to the heart of the city and still have a cozy and quiet place to yourself. The windows are sound proof. The apartment is just as it is described. Sabina also surprised us with a bottle of wine and beer.

Sabina's apartment is located in the sweet spot of Rome with easy access to all quarters of the city by foot. The apartment is located up several flights of stairs ... so be prepared for some lifting if you are carrying plenty of luggage. Inside the apartment has some modern features and retro elements. The rooms are smallish with lots of nooks and crannies which is typical of this style of building. The streets are quiet at night with the shopping strip just around the corner. The area felt safe with lots of couples & families abound.

About the Host, Sabina
I am an architect and I have worked in Italy and in the past in the UK and I have travelled extensively. I am interested in culture, visual arts and particularly music. I have over time renovated 3 family flats, one in the historical city centre, and two close to the Vatican one of each with a beautiful terrace to accommodate the needs of the demanding traveler who is looking for comfort and at the same time to share the experience of a local and to live like a real Roman for a few days at a reasonable cost and in an elegant setting. I have tried to include in the apartments all the amenities I would like to have when I travel. I put particular effort in recreating the Italian lifestyle experience, a comfortable bed, a good quality espresso when you weak up, some quality guides for you to use, a speedy Wi-Fi, a check in service which goes beyond giving the keys and tries to understand your needs and share with you some tips and knowledge of the area. In addition I provide each flat with an Italian mobile phone that you can use call museums and restaurants and of course to communicate with me at not cost to you. You will find welcome drinks in the fridge, whenever possible a bottle of wine complementary soaps, shampoos and tooth paste in case you have forgotten them. In other words I have tried to make your holiday hassle free. also the ability to be picked up at the airport by an elegant and comfortable car at a lower or similar cost to public transport. It is made to make you start the holiday on the right foot, particular in those cases where you have problem of delays , lost or heavy luggage. I realize that each guest is different, coming from a different country , some already knows Rome and are looking therefore for special sites, others are looking more at the food side, others to the shopping opportunities, and so I am available, upon request to share information with you even before you have arrived in Rome. In some cases I helped guests plan their follow on trips, after Rome, for example to Pompei or Florence. Of course I am not a travel agent but I always try to be friendly and helpful.
