The area is full of trendy restaurants in the narrow streets of the historical center, where walking becomes a pleasure, bars on Piazza San Lorenzo in Lucina and all the luxury boutiques you need in Via Condotti, Frattina, The apartment is located in a seventeen century period building in one of the most charming and exclusive shopping street of Rome city centre
The flat is brand new, having being refurbished by a professional architect. It features a nice little kitchen, an elegant bathroom with decorated hand painted Italian tiles,shower, washing machine and hair-dryer and , a living room and a confortable double bedroom, unlimited wi-fi , a flat screen TV, independent heating/air conditioning. NEW : Nespresso coffe machine for a delicious Italian espresso at home !
It is perfect for 2 people, but it can also accommodate up to 3/4 people thanks to a comfortable sofa bed in the living room. It is on the second floor with no lift but the stairs are not too tiring.
The flat is very cosy and unusually bright as it benefits from double exposure with windows in every room, enjoying the view of the prestigious Santa Cecilia Academy of Music, where sometimes it is possible to hear classical music. Very nice location with a supermarket open all week including weekend and a very sweet vegetable an flower rional market. Very well connected, with buses and metro (Spagna).
It is a unique opportunity to be in the heart of Rome, in a very quiet street, and an area with a lots of bars and nice restaurant. Very nice person for check in, he will help you with good advices about Rome. Close to underground station of SPAGNA (Linea A). Given flight restrictions, I always try to leave in the flat toothpaste, shower gel/shampoo etc.
I would like you to feel like at your own home ! Also no smoking please, and although I love them, no animals please.
It's important to remember that:
check-in is after 2.00 pm
check-out before 11:00 am
unless we agree otherwise. If you arrive late, after 9.00 pm there is an extra charge of €25. Please let me know your arrival time few days before your arrival.
If possible to avoid people waiting hours in the flat for your arrival please text or e-mail when you are taking the train or taxi from the airport to the flat so that I can coordinate the check in on time.
I kindly ask you to check out by 11.00am in order to allow us to prepare the house for our next Guests. We are happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
Garbage: there is no need to dispose it (paper, plastic and glass), the cleaner will take care of it.
At check-out, please leave the apartment in order, assembling all used linen on the beds and the kitchenware at its place; you should leave the kitchen (also the fridge) clean and in order.
Upon departure, it is not necessary to unplug or switch off the electricity. Please switch off the air conditioning/heating.
Any loud noise in the house is not permitted especially between 1.00 pm and 3.00pm and from 10pm until 9.30am.
Sabina's apartment is located in the sweet spot of Rome with easy access to all quarters of the city by foot. The apartment is located up several flights of stairs ... so be prepared for some lifting if you are carrying plenty of luggage. Inside the apartment has some modern features and retro elements. The rooms are smallish with lots of nooks and crannies which is typical of this style of building. The streets are quiet at night with the shopping strip just around the corner. The area felt safe with lots of couples & families abound.

We had a terrific stay in Sabina's Rome apartment. The unit is perfectly located just a short walk from the Spanish Steps and many of Rome's major attractions. Sabina was an excellent host - communication was timely, she provided local tips and even arranged transportation to and from the airport for us.
The apartment itself is small but fully functional, well equipped, (linens, kitchen supplies, etc), clean and the air-conditioning worked well (important when its 40 degrees in the shade). It has a couple of very low doorways which may not be ideal for taller guests. Overall a nice, well located base for our Rome visit!

The location of place is very convenient and safe. And also perfect for shopping. I felt like being at home. The laundry machine was useful. And kitchen is tiny but perfcet for making any kind of cuisine. Lastly, it was so kindness and warmness because of making a reservation fo a taxi to the airport on my last day. Never met a Sabina, but felt like already know how kind she is.
Mary welcomed us and gave us many suggestions for dining and information about the neighborhood.the apartment wan exactly as.shown in the photos. The location is in walking distance to the Colesseum, Spanish Steps, many churches, the Pantheon and shopping. We felt very safe walking even after dark.
Wonderful host, beautiful apartment. Very clean, open and full of light. Stones throw to the Spanish Steps and there are many great small bars and restaurants a minute or two away. This is a perfect central location to use as a home base to explore the city.
We enjoyed very much our stay at this apartment. Everything was according to the listing and even surpassed our expectations. We were impressed by the care the owner put into every single detail: you have everything you might need for your trip!!
When we got there, we were welcomed and explained all the details of the apartment and we even got recommendations of spots that we should try during our stay in Rome. They also provided us with a cell phone that we could use to make any local call.
The apartment is very centrally located and it was very easy for us to get to all the most important monuments of the city. It is very close to a supermarket, so it was very convenient for us to cook a couple of light meals.
The place was spotless and decorated with a very good taste and we felt at home during the 4 days we spent there.
In my case, I was traveling with 2 seniors (75 and 78 years old). The owner warned us, before we went ahead with the booking, that the apartment was on a 2nd floor with no elevator. I felt that was very nice from her to remind us (although it is already explained in the description of the apartment). My family was able to deal with that, although they found the steps of the stairs were higher than usual, so that is maybe something that you might want to take into consideration.
Other than that, we were really pleased with the apartment and it is definitely a place I would go back again when I have another chance to visit Rome. Not only the place is nice and centrally located, but the way you are treated by Sabina is exquisite and very caring. Thank you very, very much, Sabina!

I am an architect and I have worked in Italy and in the past in the UK and I have travelled extensively. I am interested in culture, visual arts and particularly music. I have over time renovated 3 family flats, one in the historical city centre, and two close to the Vatican one of each with a beautiful terrace to accommodate the needs of the demanding traveler who is looking for comfort and at the same time to share the experience of a local and to live like a real Roman for a few days at a reasonable cost and in an elegant setting. I have tried to include in the apartments all the amenities I would like to have when I travel. I put particular effort in recreating the Italian lifestyle experience, a comfortable bed, a good quality espresso when you weak up, some quality guides for you to use, a speedy Wi-Fi, a check in service which goes beyond giving the keys and tries to understand your needs and share with you some tips and knowledge of the area. In addition I provide each flat with an Italian mobile phone that you can use call museums and restaurants and of course to communicate with me at not cost to you. You will find welcome drinks in the fridge, whenever possible a bottle of wine complementary soaps, shampoos and tooth paste in case you have forgotten them. In other words I have tried to make your holiday hassle free. also the ability to be picked up at the airport by an elegant and comfortable car at a lower or similar cost to public transport. It is made to make you start the holiday on the right foot, particular in those cases where you have problem of delays , lost or heavy luggage. I realize that each guest is different, coming from a different country , some already knows Rome and are looking therefore for special sites, others are looking more at the food side, others to the shopping opportunities, and so I am available, upon request to share information with you even before you have arrived in Rome. In some cases I helped guests plan their follow on trips, after Rome, for example to Pompei or Florence. Of course I am not a travel agent but I always try to be friendly and helpful.
