A warm cozy room to feel at home in, convenient and fast to get pretty everywhere you like in Rome, located in a beautiful building on a quiet street not far from Termini, the perfect accommodation to live Rome as a local
The room, in shades of green, has two windows and is furnished with bed, wardrobe, bookcase and desk.
My house is a modern, cozy and quiet apartment located on the ground floor of a historical building with all comforts.
There are three private bedrooms, one for me and two for my guests.
The common area consists of a restroom (with whirlpool tub), a kitchen (with microwave oven), a dining area and a lounge with a television (netflix), fireplace, piano and sofas and armchairs. There is a second bathroom attached to my room that can be used in case of need.
The wooden floor, the volumes created by the ceiling, the alternating colors on the walls and the large windows overlooking the garden make it warm and scenic, the perfect place to plan your day, check your email, read a book or have a chat over a cup of coffee.
Actually all windows overlook a charming garden and only sounds can be heard are natural ones: it's like living in an oasis in the heart of Rome.
The breakfast is included and special menus can be arranged for those who suffer from food allergies (celiac disease, lactose intolerance, etc..).
Bed linen and towels are included and guests have access to all facilities (broadband Wi-Fi connection, heating, washing machine, whirlpool tub, hairdryer, kitchen) and to a corner in the lounge with tea, coffee and biscuits if they need a snack.
Smoke is admitted only in the common areas.

Interaction with Guests
Check in time is flexible. It must be agreed in advance and between 10pm and 8am there is a 10 euros extra to be paid.
I like to welcome my guests personally (it is rare for me asking someone else to do it) and to chat with them at breakfast time, or when they come back home in the evening: these are my favourite moments.
The property is located in a quiet little square near the Sapienza University, the University Hospital (Policlinico) and the National Library Vittorio Emanuele, at walking distance from the university district of San Lorenzo (with a large selection of pizzerias, restaurants, ice cream parlors, fast food, pubs and clubs dedicated to cultural activities for all tastes) and Termini Station with laundries, shops and supermarkets open until late at night.
The property is in a perfect location to visit Rome without renouncing to quiet. A few steps from home, there is a bus stop that allow you to get to the Termini station (310, 649) or to major tourist areas such as the Basilica of Saint Mary Major, St. Peter in Chains and the Monti district (649), the Trevi Fountain, Piazza Navona, St. Peter and Vatican (492). A little further, there is the stop of underground line B (which can take you to the Colosseum and the Circus Maximus in minutes). At the same distance, at Termini station, you can find the Airport shuttle bus and trains (both for Ciampino and Fiumicino), the two Metro lines (A and B), the main bus lines.
Other Things to Note
I love cooking and for a minimum extra fee I can give cooking classes to my guests who want to learn the traditional grandma's recipes (my grandma's, of course :-D)

At home you are expected to follow the basic rules of a friendly coexistence: a moderate tone of voice, care not to disturb the other guests, care not to leave your DNA in the restroom, smoking is admitted only in the common area. Guests have at their disposal a set of keys to come and go freely. I love to travel and accommodate someone is a bit a way to do it without move from home: every time is an experience that is a mutual enrichment, and I sincerely hope that it continues to be.
Pets are welcome if their owner is able to handle them correctly.
The Roma Capitale authority has decided on tourist accommodation tax payments due from the guests of hotels, holiday homes, rented rooms establishments, bed & breakfasts and camping grounds in Rome (this measure does not apply to hostels). The tourist accommodation tax is due for each night spent in Rome’s accommodation facilities.
From 1st September 2014 the rates per person shall be as follows:
1,2-Star Hotels 3 euros Max 10 nights
3-Star Hotels 4 euros
4-Star Hotels 6 euros
5-Star Hotels 7 euros
Bed and breakfasts, Rented Rooms, 3,5 euros Max 10 nights
Holiday Homes and Holiday Apartments
Farmhouse Accommodation and Residences 4 euros Max 10 nights
Open air facilities, camping grounds 2 euros Max 5 nights
How to pay? You can pay cash at the end of your stay, directly on site. You will be given a personal receipt. The overnight accommodation tax is applicable up to a maximum of 10 consecutive nights within one solar year, provided that you spend the nights at the same accommodation facility.
Exemptions. Persons who are residents of Rome, children up to age 10, all who accompany patients for health reasons, members of the State police force and the other armed forces, and one coach driver and one tour leader/tourist guide for every 23 group members.

The tourist accommodation tax proceeds shall be used in part to enhance services for tourists and shall be used in part to provide street furniture and other promotion facilities.
Dora is a very warm and welcoming person. Even though I was at a conference most of the time, I enjoyed chatting with her in the morning and evening, while she prepared lots of delicious food and drinks. You don't want to go to a hotel again after this.

the room is clean，confortable and pretty. and we have our own bathroom+toilet.

Our Host Dora is a very nice, pretty and sympathic Italien Lady. She allways takes time for conversation, keeps our company during breakfast or when we come back from a day trip. Dora is very helpful and gave us a lot of tip for using the public Transport, special Sightseeing, Restaurants and nice Insider places in the City.
The big old house is good in a good Location with a comfortable Connection to public Transport (only 5 min. walk to Metro an Bus) and the termini (10 min. walk). It´s also easy to walk in the Center of Rome. The Apartment is pleasent, clean and homelike with a very nice view in the garden with Palm trees, trees and flowers.
We love it!
Staying at Dora's is the real Italian deal!
Her hospitality is absolutely first class and she goes out of her way to help guide you around in Italy! I remember on the first day I arrived, she handed me a tons of maps to help me get around Italy and even printed out her favorite list of restaurants for me and my wife to visit.
As me and my wife was on our honeymoon, she even gave us a bottle of Italy's lemon cream liquor which we were unfortunately unable to bring back home due to our carry on restrictions. Nevertheless, we were very touched by her sincere gesture!
She even makes breakfast for us every morning and her breakfast is simply amazing! You would have to pay to enjoy a breakfast as sumptuous as the one she prepared for us back here in our country!
Her place is clean and conveniently located near both the red and blue metro stations.
Dora clearly enjoys and excels at what she's doing - making guest feel right at home.
I highly recommend you to stay at her place to enjoy the warmth of Italian hospitality!
Dora est une personne très accueillante et chaleureuse. Nous nous sommes tout de suite sentis à l'aise presque en famille. L'appartement est très joli bien situé (proche du métro et de la gare termini) et fonctionnel (de nombreux rangements dans la chambre, grande salle de bain et belle cuisine). Petit hic pour les grands (le lit est un peu petit).
Dora nous a donné de précieux conseils pour optimiser notre temps et visiter les plus beaux coin de Rome. Elle donne également de très bon plans de restaurants.

이탈리아 일정은 6박7일이었다. Dora 님의 친절한 안내로 즐겁게 여행하였다. 숙소의 위치가 역에서 가까워 편리했다. 특히 Doa가 제공해 준 여행정보가 유익했다. 정명훈 감독이 지휘하는 연주회 감상, 쏘렌토와 포지타노 일정조정이정가능했다. 어머니처럼 챙겨주시는 아침, 간식 등과 콜택시, 바티칸 안내, 셔틀버스 클레임, 수퍼마켓, 사진전시회 안내가 도움이되었다. 다른 게스트와 함께한 아침도 좋았다. 다음 일정에서 먹으라고 쏘스와 과자도 주었다. 고마워서 과일로 인사했다. 서로의 가족 사진을 돌려보며 살아가는 이야기를 나누고 기념 촬영도 했다. 주방을 활용하여 식사도 불펀 없이 했다. 짧은 체류 동안 열심히 살아가는 도라의 모습을 보았고 슈퍼 호스트에 걸맞는 써비스를 받았다. 현지인 민박을 잘 했다는 생각이다
