The room, in shades of green, has two windows and is furnished with bed, wardrobe, bookcase and desk.
My house is a modern, cozy and quiet apartment located on the ground floor of a historical building with all comforts.
There are three private bedrooms, one for me and two for my guests.
The common area consists of a restroom (with whirlpool tub), a kitchen (with microwave oven), a dining area and a lounge with a television (netflix), fireplace, piano and sofas and armchairs. There is a second bathroom attached to my room that can be used in case of need.
The wooden floor, the volumes created by the ceiling, the alternating colors on the walls and the large windows overlooking the garden make it warm and scenic, the perfect place to plan your day, check your email, read a book or have a chat over a cup of coffee.
Actually all windows overlook a charming garden and only sounds can be heard are natural ones: it's like living in an oasis in the heart of Rome.
The breakfast is included and special menus can be arranged for those who suffer from food allergies (celiac disease, lactose intolerance, etc..).
Bed linen and towels are included and guests have access to all facilities (broadband Wi-Fi connection, heating, washing machine, whirlpool tub, hairdryer, kitchen) and to a corner in the lounge with tea, coffee and biscuits if they need a snack.
Smoke is admitted only in the common areas.

Interaction with Guests
Check in time is flexible. It must be agreed in advance and between 10pm and 8am there is a 10 euros extra to be paid.
I like to welcome my guests personally (it is rare for me asking someone else to do it) and to chat with them at breakfast time, or when they come back home in the evening: these are my favourite moments.
The property is located in a quiet little square near the Sapienza University, the University Hospital (Policlinico) and the National Library Vittorio Emanuele, at walking distance from the university district of San Lorenzo (with a large selection of pizzerias, restaurants, ice cream parlors, fast food, pubs and clubs dedicated to cultural activities for all tastes) and Termini Station with laundries, shops and supermarkets open until late at night.
The property is in a perfect location to visit Rome without renouncing to quiet. A few steps from home, there is a bus stop that allow you to get to the Termini station (310, 649) or to major tourist areas such as the Basilica of Saint Mary Major, St. Peter in Chains and the Monti district (649), the Trevi Fountain, Piazza Navona, St. Peter and Vatican (492). A little further, there is the stop of underground line B (which can take you to the Colosseum and the Circus Maximus in minutes). At the same distance, at Termini station, you can find the Airport shuttle bus and trains (both for Ciampino and Fiumicino), the two Metro lines (A and B), the main bus lines.
Other Things to Note
I love cooking and for a minimum extra fee I can give cooking classes to my guests who want to learn the traditional grandma's recipes (my grandma's, of course :-D)

At home you are expected to follow the basic rules of a friendly coexistence: a moderate tone of voice, care not to disturb the other guests, care not to leave your DNA in the restroom, smoking is admitted only in the common area. Guests have at their disposal a set of keys to come and go freely. I love to travel and accommodate someone is a bit a way to do it without move from home: every time is an experience that is a mutual enrichment, and I sincerely hope that it continues to be.
Pets are welcome if their owner is able to handle them correctly.
The Roma Capitale authority has decided on tourist accommodation tax payments due from the guests of hotels, holiday homes, rented rooms establishments, bed & breakfasts and camping grounds in Rome (this measure does not apply to hostels). The tourist accommodation tax is due for each night spent in Rome’s accommodation facilities.
From 1st September 2014 the rates per person shall be as follows:
1,2-Star Hotels 3 euros Max 10 nights
3-Star Hotels 4 euros
4-Star Hotels 6 euros
5-Star Hotels 7 euros
Bed and breakfasts, Rented Rooms, 3,5 euros Max 10 nights
Holiday Homes and Holiday Apartments
Farmhouse Accommodation and Residences 4 euros Max 10 nights
Open air facilities, camping grounds 2 euros Max 5 nights
How to pay? You can pay cash at the end of your stay, directly on site. You will be given a personal receipt. The overnight accommodation tax is applicable up to a maximum of 10 consecutive nights within one solar year, provided that you spend the nights at the same accommodation facility.
Exemptions. Persons who are residents of Rome, children up to age 10, all who accompany patients for health reasons, members of the State police force and the other armed forces, and one coach driver and one tour leader/tourist guide for every 23 group members.

The tourist accommodation tax proceeds shall be used in part to enhance services for tourists and shall be used in part to provide street furniture and other promotion facilities.
Dora's place is lovely and I felt welcome from the beginning. The flat is great and comfortable, my room was just as on the photographs. The bathroom was clean even though I shared it with another couple, because Dora is a great host and she looks after the cleaning as well as she makes delicious breakfast. And it is fun to chat with her. She's got lots of good advices for sightseeing in Rome. And she likes having friends around, who are very openminded as well, so you can get a little insight look into real Roman life :-) The only thing that one could complain about is, cigarette smoke, cause it is a smokers house.
Dora est une hôtesse parfaite et adorable. Pour une première expérience avec Airbnb, nous n'aurions pas pu trouver mieux. D'une grande disponibilité, elle a sur nous conseiller pour notre séjour, nous a aidé à trouver une place de stationnement gratuite à côté de chez elle et nous à fait découvrir la cuisine italienne. La chambre est confortable et lumineuse. Le quartier très agréable et l'accès aux transports en commun est rapide. Pour ceux qui cherchent une hôtesse avec qui échanger vous ne serez pas déçus, sans toutefois qu'elle soit intrusive. On sent que c'est le confort et le plaisir de ses hôtes qui priment avant toute chose. Merci Dora pour ta bonne humeur et ta gentillesse qui ont largement contribué à la réussite de notre découverte de Rome. A bientôt chez nous.
i truely enjoyed my stay at Dora's place. She is loving and passionate person that she made me feel like it was home. Her breakfast is wonderful and healty. she provides plenty of food to choose from. i miss her already and i will definately go back to her place when im in Rome. Dora is the Best!!
Dora is an awesome lady! This place is very close to Termini station so it's a perfect location for travelers. I've had some Airbnb experiences, Dora was the best host out of all others. She helped us to get a refund when our train was cancelled because of a strike and she even packed us a breakfast when we were leaving to Venice. Really enjoyed every moment at her house. She made me love Italy so much.

Die zwei Gästezimmer sind sehr geschmackvoll eingerichtet, die Wohnung ist schön gestaltet, die Zimmer wirken auf den Bildern allerdings viel größer.
Dora ist auf individuelle Wünsche eingegangen und wir haben uns wohlgefühlt.
Nous avons passé un très agréable séjour de 5 nuits chez Dora . Son français parfait et ses bons plans nous ont fait découvrir Rome côté touristique et côté des locaux.. Dora est adorable et tres serviable. L'appartement est très bien situé à 5 minutes à pied de la gare routière Termini ou du métro, donc très pratique pour rejoindre tous les sites à visiter. Nous avons fait les principaux mais surtout beaucoup déambuler dans les petites rues de Rome et sa banlieue. Nous sommes quand même en ville, prévoir boules quies pour les sommeils légers ou les provinciaux comme nous. Les petits déjeuners sont très variés et gargantuesques. Nous vous conseillons cet accueillant pied à terre. Bon séjour à vous et encore merci Dora pour ces chaleureux moments.

Son appartement est très agréable et chaleureux. Ça fait du bien quand on rentre le soir plein les yeux... Mais aussi plein les jambes ! :-) une mention spéciale pour l'accueil, arrivée à 2 heures du matin pour retard de vol... Et Dora était la à m'attendre ! La dolce Vita commence dès notre arrivée chez elle ! :-)
