LOCATION, VIEWS....in the midst of vibrant Austin. End 3rd fl unit condo, sm but has separate bdr, living, kitchen. Has front/back (website hidden) balcony faces Speedway w/view of UT tower. Unit is cozy, comfortable and pristine. Has wooden floors & is tastefully furnished. Has very nice/comfortable California qn bed w/fresh linens, better than a motel, and even a hotel, as I ensure that they are clean/fresh, even the comforter/bedspread. I do not re-use anything...it is all clean. There is a nice leather sofa qn bed in living (website hidden) separate kitchen fully equipped; was upgraded a couple of yrs ago which included new appliances (stove/oven refridg, dishwasher) and counter tops. Free wifi and slim HD tv w/full cable. An iron is not provided for fear of damage, but if you ask for one, it will be provided. Otherwise, everything a person needs away from home & more, is provided, ie, hair dryer, soaps, dishes, pots/pans, towels, coffee items, microwave, toaster oven, paper goods and even cleaning supplies in stock. Unit is small but has a bright open & airy feel to it w/windows along one end (one is a bay window) & lots of mirrors, which includes mirrored wall in living area; has electric fireplace. Much like a NY pied-a-terre. It's easy to maneuver Austin from this ideal location. Assigned covered parking space; bus stops in front of complex; short walk to UT & longer stride to downtown.
Restaurants and coffee shops are within walking distance, as are grocery stores, and many more establishments, ie, Central Market and it's shopping strip. Unit is too small for washer/dryer but laundromat is apprx two blks; Starbucks about three.
Safe/secure location; trendy area considered to be old Austin, where legislators/professors made their homes in yrs gone by. Perfect for UT visitors/graduate students and downtown/central events. . We are fair-minded native Austinites, intent on not misrepresenting & hope for same. Pics pretty true to form. No one lives in unit on regular basis; owners live off-premise, but did live in it for 4 yrs so the value of accommodations is known. Son holds graduate degree on interior design and helped with decor. We don't mind providing refs, as we hope you won't either.

SMOKING in permitted in and around unit, nor any loud gatherings.
when you book, I will send info on how to gain access to unit. 3rd fl unit accessed via stairs, there is NOT an elevator. Assigned covered parking is (#9), is part of the package and can be reached via the alley. The 3rd fl unit is easily reached thru 34th St side stairs. The 2nd fl area has a courtyard and leads to the front of the bldg.
As far as university apts go, this one is relatively quiet, well-maintained and managed. I have been affiliated with the complex for 18 yrs now and have followed its progression; management has always cared for the outside very well. And, the inside gets plenty of attention too. .
Interaction with Guests
Guests cross paths with neighbors ( mostly UT students) who don't meddle; mostly keep to themselves, but are friendly and helpful. I enjoyed learning about the lifestyles and lives of the folks that walk through these halls, so am always ready to interact, if the guests wish, but am always attuned to the nuances, so as not to impose. The little Birdnest has its share of what I call "returnees," that is, folks coming back .
Hyde Park is a desirable area in Austin, with some stately homes surrounding it; a very nice neighborhood, yet near enough to UT, located in the midst of this vibrant City. A public park and pool l (Shipe park) are nearby. The pied-a-terre is a joy to experience in its many facets.
Much is within walking distance. It is easy to get around. UT/City buses stop in front of complex. Getting in and out of the area by car is easy too. There are many cyclists in the area as Austin is a bike friendly city, especially the UT area. Byke rental shops are within walking distance.
Other Things to Note
SXSW add $25 for each additional guest. $50 cleaning fee for stay of more than 8 nights. Inquire about a weekly rate. Se habla espanol
No smoking/ loud noises. The standard check in time is 3:00 pm, but when there is flexibility, we are happy to accommodate an earlier check in. When we can, we will accommodate a later check out, as well. We are intent on pleasing the guests and will do our best to accommodate them and to work with them. The unit is easy to keep clean, and I appreciate it very much. Visitors are to be kept to a min. Non-registered overnighters are prohibited, unless permission is granted. We ask that attentiveness is applied; to the property; if cooking, please clean up any messes. Thank you for understanding.
