Cox Riverside Retreat is 5.5 miles from the town of Buffalo where there are grocery stores and restaurants but far enough away to enjoy the quietness and the soothing sounds of the Niangua River. This home can sleep 6 comfortably as there are 3 bedrooms and 1.5 bath. Guest has access to the full property. Make this retreat your home away from home. This experience is perfect for those who love nature, desire to connect, and find relaxation and serenity but close enough to town. Sorry NO PETS.
The space
On the main floor, you will find a fully stocked kitchen and coffee/tea area. We have reserve osmosis but the home is also well water so drinking either water is fine. We do have a water softener, so if washing clothes or dishes less detergent the better. In the kitchen there is a small closet where the trash is, a pantry around the corner and a coat closet.
The main living area is open and has a dining table which can seat 6. There is sectional sofa which faces the electric fireplace. Wi-fi is available but can be spotty. If it goes out we have dvd's to enjoy and games and books.
There is a 1/2 bath downstairs. (open the drawers...women there are some toiletries if needed)
Upstairs you will find the bedrooms and main bathroom.
The travel themed room has a king bed and access to a deck. The fish room has a queen bed and access to a breezeway which you can access the back deck. Lastly, the owl room has a trundle bed and no outdoor access. Great for kids as there are games and a tv to keep them busy.
Outdoors:
There are three sitting areas. On the main floor when you walk out from the living room, there is a bench and some games such as cornhole and darts. The second level has a table and chairs which you can enjoy while bbq. Propane tank is there so let us know if it gets low. The third deck is the highest level and can be accessed from two of the bedrooms.
Access to the river and GREAT FISHING, is only a short distance away!
There is so much wildlife in our neck of the woods. It's so amazing to sit back and take it all in.
We are constantly upgrading and would love your feedback for things you would like to see for future visits. lol
Guest access
You will have access to the entire home except for one room by the laundry room which will be locked and owner use only. Guests will receive a smart lock code which is right on the front door and will be available at check in starting at 4pm.
Other things to note
Please no bonfires
NO PETS
If you have Verizon wireless, you most likely will not get service. AT&T seems to work the best.

Neighborhood highlights
You are in the country so there are no lights on the streets so it gets very dark. We are on a gravel road so go slow and you may see some deer. We have provided a few lanterns to help see the path. It is very quiet and peaceful.
