The Space

Be very welcome in Nice ! Make yourself comfortable and enjoy the french riviera. :-)

Large comfortable room (15m²/161ft²) and living-room (23m²/248ft²) in a 53m²/570ft² completely renovated located on the 3rd floor with elevator in a building from the 1930s with wood floors and high ceilings 9 feet (3m). It is west facing and bathed in sunlight from 14h to 17h (in winter) and from 14h to 20h (in summer). I occupy the second room which also serves as my office during the day (see the plan in the photo gallery). The apartment is fully cleaned before your arrival.

The building is located on Boulevard Gambetta, one of the main boulevards of Nice, at the neighborhood level of ‘‘Parc Impérial’’ near the Russian Church (400m), the most visited monument in Nice and historical monument.

From the main train station "Nice Centre Ville Gare Thiers", it's a 10 minutes walk to the apartment.
From the airport, take the bus line to the main train station. It will take you about half an hour.

The famous ‘‘marché de la Libération” is a 900m walk. You'll find fruits and vegetables, fresh fish and the best ‘‘Pan Bagna’’ in Nice !

The sea is 1100m walk or a straitgh on ride with a "Vélo Bleu".

From the typical little train station Railways of Provence (700m walk), you will discover several very pretty villages of the hinterland of Nice (Entrevaux, Annot, Méailles, St-André-les Alpes) served several times a day.

The main train station of Nice (1000m walk) ‘‘Nice Thiers’’ will give you access to all the cities of the French Riviera (Cannes, Antibes, Juan-les-Pins, Biot, Villefranche-sur-Mer, Monaco, Menton).

I want to make your stay a successful experience upon arrival.
I will show you the apartment and give you the keys (if I'm traveling, a friend or relative will). If you want advices and suggestions for sightseeing and enjoying the surrounding area, don’t hesitate to ask. To help you will be a pleasure.

The large room (15m ² / 161ft ²) is equipped with the following:
- Air conditioning (hot or cold) dedicated individually, adjustable by remote control,
- A real 67x83inches double bed (170x210cm), very comfortable with 7inches (18cm) mattress, 100% made of latex,
- DVD / Bluray with a digital wall projector with remote, giving a 39 x 55 inches image (100x140cm) (30 DVD supplied),
- A mini-stereo and two speakers with mini-jack cable for connecting iPhone or other smartphone compatible,
- WIFI internet access,
- A three drawers commode,
- An additionnal sofa,
- a built-in cabinet,
- A wardrobe,
- A large mirror,
- Two double-glazed windows with shutters and balconies overlooking the street-blinds,
- Three curtains made for the night,
- Two curtains made for the day.

The living room / kitchen (23m ² / 248ft ²) is equipped with the following:
- Air conditioning (hot or cold) dedicated individually, adjustable by remote control,
- Full grain leather brown sofa convertible into a double bed 59x75 inches (150cm x 190cm) with 100% latex mattress 5 inches (13cm) very easy to fold/unfold,
- One small TV (25 channels),
- A stereo and two speakers with mini-jack cable for connecting iPhone or other smartphone compatible,
- Two white leather chairs design Marcel Breuer ‘‘Wassily’’ model,
- Mat white / ecru skins,
- A glass coffee table,
- A private mini-réfrigérateur/congélateur reserved for you (the large fridge is for my personnal use),
- A kitchen with four ceramic hobs, a thermal oven and a tea kettle,
- A washing machine (products supplied) with spin function (1400trs/min) and drying,
- A mini-dishwashing machine (products supplied),
- Dishes, cups, glasses, utensils ... etc,
- Italian coffee machine (not electric),
- Toaster,
- A large double-glazed window with roller-shutter,
- A small double-glazing side-window in the kitchen,
- Curtains made for the day.

The shower / toilet (4m ² / 43ft ²) includes:
- A large walk-in shower with a self-illuminating headshower (hot is red/pink, cold is green/blue)
- Electric grinder toilets,
- A sink / mirror and a closet dedicated
- Radiator / towel rail,
- The towels are provided for free.

- 8 minutes by bike to the sea, Promenade des Anglais, public or private beach (Hi-Beach, see pictures) (station No. 89),
- 10 minutes by bike to the ‘‘Nice Etoile’’ shopping center (station No. 35).

Good to know:
- I attach great importance to the accuracy of this ad so you can really get a precise idea of the proposed apartment to have you fully satisfied. Transparency is a vote of confidence.

- If you are traveling by car, parking is free in several streets nearby low Boulevard du Parc Imperial, Avenue Gay, Oscar II street and some places on Boulevard Gambetta. You can park your car on arrival and leave after your stay without paying anything. It’s on your own responsibility but no security issues found in the neighborhood for over a year.

- The apartment is best suited for a couple or a single couple with two children. The accommodation is possible for four adults used to some promiscuity.

- If you are one of those who prefer to sleep with open windows without air conditioning, it is likely that you do not enjoy the best of this apartment since all parts of the house facing the street and all the windows are made to insulate from heat or cold as double-glazing in most city hotels.

- The building is for family use and housing. The neighborhood is mostly quiet. That is why you are asked to respect this atmosphere of calm in the evening and night. Dances and loud music are not permitted.

- Breakfast is not included. This is not a ‘‘bed & breakfast’’.

- The apartment is strictly non-smoking, even with opened windows.

- Our friends pets are not allowed.

  • Appartement très confortable et très propre, avec toutes les fonctionnalités (wifi, cuisine....). Accueil fort sympathique de Rénald, prêt à donner du temps pour conseiller ses hôtes, tout en restant très discret. Nous y sommes venus en couple avec deux ados : c'était parfait pour un passage éclair à Nice.
