Late check-in and check-out fee: Check-in time is at 2 PM and check-out time is at 11 AM. You may extend your check-out and check-in time by two hours earlier or later if there are no incoming reservations that require the apartment. However, beyond 2 hours, there is a $25 per hour fee. For example, if you check in at 8 PM, you will have to pay an extra $50 for the 2 hours beyond 6 PM (4 PM plus the 2 hour grace period). Keep in mind that my housekeeper must pay for a babysitter and late-night transportation to her home when making check-ins at night.
You have the entire apartment all to yourself
Must respect neighbors. No parties or gatherings allowed unless discussed. No Smoking within the apartment. Full use of the kitchen and fridge is available as well DVD and WII available for use. Please Conserve energy and turn off lights and energy using appliances when not in use.

Experience was nice. Apartment is literally in the middle of everything. I loved that part. The place was cozy. I had a little trouble with the cable and getting it started, but other then that I enjoyed it.
Rudy was very friendly and very easy to get in touch with. The place was as described.
The place itself was nice and extremely close to the subway stop.
The process was not smooth. The additional $80 "cleaning fee" is questionable especially when only the bedsheets were changed and toilet was cleaned.
The policy of a 2pm check-in apparently only applies to the renter, not host. We waited since 1:50pm in the cold and did not get into the place until 2:40. The "house keeper" initially told us the place would not be ready until at least 4:30.
After talking with Rudy on the phone and another woman (who was not the actual woman in the house cleaning), Rudy said cleaning would be done in 30 minutes and the bed would bed changed, the floors swept and mopped, and bathroom cleaned.
Only the bedsheets were changed and the toilet was cleaned.
The floors were not cleaned and the bathmat was not changed.
His practice of collecting $80 fees IN CASH is questionable as a "cleaning fee". The price as listed in Airbnb is misleading.
Location was ideal. Everything was as advertised. Very large and accommodating unit. Perfect for our needs.
Well, the apartment looks exactly like it does in the pictures... But it wasn't necessarily the best experience for me or the girl I was traveling with.... Rudy was not the most communicative, which is difficult for me as I had never airbnb'd before this trip, and had a fair amount of questions. Like when I texted him for address confirmation and he responded 'it should be on the apartment confirmation' instead of just texting his address. Or, for example, at the end of the stay, I didn't know what to do with the garbage, as there was no note detailing stuff like that, and texted him. To no response. So, I had to leave the garbage for the housecleaner which made me feel really bad.
The ad for the apt says it is 20 minutes from manhattan. It took me no less than 45 mins-hour every single day, and the M train that is right beside the apartment doesn't run nights or weekends. Now, that isn't Rudy's fault, it is just something to be aware of. The ad also says it sleeps 6, but there is only one bed, one air mattress and 2 blankets. And the apartment is freezing at night time. Granted, I visited in November! There are two space heaters, but I found they didn't really take the chill totally off. When I texted him about the heat situation in the apartment, he responded with 'which apartment are you in?', so I went back online to see that he has 7 listings... Perhaps bit off more than he can chew?!
Anyhoodle, this review isn't meant to crucify, I had not the best experience, and there are some things that I feel people should be aware of. I am meant to be honest here, and that it what I am being...
These issues could have been resolved by her reading the confirmation as all this information was contained in there. If she had read it she would have known there are 2 train lines near the apartment one that gets you into Manhattan in 20 minutes she chose the other. She booked the apartment for 2 people not 6 hence she got 2 blankets had she booked for 6 she would have gotten more. Again had she read the info contained in the confirmation she would have known there is a thermostat for the central heat as well as space heaters . All of this could have been avoided if she just read her confirm
Everything was exactly as photographed. Temperature was comfortable. Rudy was hospitable. The price was reasonable.
What more can you want.

I've been in New York for 7 years (originally from Arizona). I love to travel but it always feels great coming home to Manhattan. I work in the Spa Industry but I'm taking a break to travel and enjoy my Thirties a bit more.
When it comes to the apartment, I have a passion for Modern interior design. I keep the place clean and I'm very flexible with arrangements (keys, flight arrivals/delays, etc) and I'm always reachable.
I love NYC and I hope you get to experience it like I have. I'd be glad to give you tips of where to go for good food, music, art, dancing... There's a scene for everything here.
