The house is refurbished with environmentally-sound materials and finishes. It is walkable from Kyoto station for 15min or 2-3 min from Gojo subway station. Enjoy the charm of a century-old house with the convenience of the modern equipment.
Our place is a renovated traditional Kyoto style 100 year-old townhouse called Kyo-machiya nestled in the central Kyoto - 2 min walk from Gojo subway station and Karasuma-Gojo bus stop, 10 min walk from JR Kyoto station. Despite the convenient location, the neighborhood is very quiet due to taller apartments that surround our property and the residential area that circles our place.
The traditional Japanese houses do not have what others call 'bedrooms'. Instead, we have multi-functional rooms that can be used as dining room, bed room, guest room, tea room, etc. as futons can be easily folded and put away in the closet to maximize space usage. We have 4 rooms - 2 on the ground floor and 2 upstairs. We have a big air conditioner on the ground floor that cools the entire ground floor with an aid of a calculator fan. Another air-con is found upstairs. These both aircons can be used as heaters in winter time, however we have a big gas-fired heater and 2 oil heaters to supplement for both that may still feel cold. Each room can sleep 2 persons. So 4 persons will be good for the space, however if you don't mind the limited space, 6 persons can sleep here. Due to the limited space, the townhouse is available for 6 persons including children that require futon. For infants that do not require futon nor linen service, we allow up to 2 infants free of charge - we consider infants are aged between birth and 12 months. You still need to declare them if you want to benefit from this offer.
Free mobile phone rental (call only with 3,000 yen or more credit - you can add credit at nearby participating stores), free internet Wifi. Gas-powered kitchen stove, microwave oven, refrigerator, washer/dryer, shower/bath tub, hair dryer. No beds but we will provide the futon with clean sheets and towels (bath and hand). We provide only biodegradable and chemical-free soaps/shampoos/conditioners/house cleaning products.
From Kyoto Station - it is probably the easiest to use a taxi
Osaka (Kansai Internatinal) Airport - you can either take a Haruka express JR train to Kyoto station and take a cab or have us book a mini-van shuttle bus that comes right to our house alley (3,500 yen plus tax per passenger NO booking fee, NO tips - payable with credit card to the driver)
Duration of rental:
We only accept guest who spend at least 3 nights. Please make an inquiry for stays over one week for discounted rate during low season (January and February).
Regardless of the duration of the rental, we would like you to read, sign and return our rental agreement before check-in.
If our place is booked for any reason, we also have two other properties. Just drop me a line for a more detailed inquiry.
You enjoy the entire house except for some closets that are owner's property.
Interaction with Guests
We have a key-box just outside our door. Once you arrive, you will need to open the box with a given code. The standard check-in is 3pm and check-out is by noon. If you need to check-in earlier or check-out later, just ask the owner upon making the reservation.
I will meet with the guest if they are also booked with me to do a Kyoto experiential tour otherwise the guest can enjoy their privacy. We live in Kyoto and Masaru lives about 15-20min away.
Despite the convenient location, the neighborhood is very quiet due to taller apartments that surround our property and the residential area that circles our place. The pathway in front of the house is dotted with carved stones and are safe for the kids to play as long as they respect our neighbors. There are 6 identical townhouses in front and next to ours that really give the look of the old Kyoto.
Shops, restaurants, and places of interest:
5 min walk - 24hr - convenience stores, super market, McDonald, Noodle and beef bowl (Nakau), Curry restaurant, and a dozen other restaurants, pediatric hospital, dry cleaning, post office, natural spring public bath (sentou), Higashi Honganji Temple, bike rental shop
10-15 min walk - Toyota and Mazda rental car offices, Kyoto station, Nishi-Honganji Temple (World Heritage), major banks to exchange money, bike rental shop
10 min bike - Kiyomizu temple (World Heritage), Nijo Castle (World Heritage)
15 min bike - Gion geisha district and much more!
*public parking within 2 minute walk - cost between 900 and 1,500 yen for 24hrs
Other Things to Note
You will have a mobile phone that allows you to make domestic phone calls and contact the owner with about 3,000yen credit.
NO FULL-SCALE cooking - no grilling fish or deep-frying
NO DISTURBANCE after 10pm - respect our neighbors
NO SMOKING - you can smoke outside
NO GUESTS - day visit is okay, but nobody stays overnight
NO PETS - only human allowed!
NO LEANING - against the wall, the traditional wall is organic and fragile
RECYCLE - help us separate into the correct bins provided
WASH - pots, dishes, glasses, utensils, once used, please wash them and return to the original place
STAY - do not remove any items or articles from the house, we do not want to bill you for the lost items

Our party of 5 stayed (3 adults, 14 year and 9 year old in the Townhouse for 1 week because we wanted an authentic old Kyoto experience. Loved the tatami and futon, and the old feel but yet with the modern conveniences of bathroom and kitchen. It was centrally located and perfect for our exploration of Kyoto, Nara, and excursions outside the city. Convenient to the supermarket, subway, bus, and Kyoto train stations. Masaru is quick to respond to messages and his detailed local guide/recommendations were very helpful. He even helped arrange a local guide (Matsuda) to take us on a tour of of Kyoto's temples and sights. Highly recommend this place.
I had a fantastic stay here. Thank you so much Masaru, for sharing your beautiful home. It had a great location right near transit. Though since it was so nice during our stay we decided to walk almost everywhere. Masaru was great! Fast responses and had even sent along helpful recommendations of where to eat. Great stay.
Beautiful house, perfect decoration to show Japan culture. Host Masaru has a good taste! Very quite and convenient location, walking distance to 24 hours stores, lot of restaurants around for quick breakfast and dinner. Host Masaru is really great providing some much detail about house and surrounding. We didn't get time to try the restaurants Masaru recommended, but those will be on our next trip's list.
The house is really compact, public space is crowded for 6 people. Would be a perfect house for 4.
Our visit to Kyoto was great. The location of this townhouse was ideal as it was centrally located and surrounded by sights on all sides! The accommodations themselves were perfect for our family of 6. Everyone was very comfortable. We especially enjoyed the Japanese bath.
Our host was wonderful. I had made a mistake on the date and he was very gracious with me and helped to change our shuttle arrangements.
I would not hesitate to recommend this townhouse to anyone staying in Kyoto.

Our townhouse in Gojo, Kyoto is renovated, but with environmentally friendly materials and finishes not to mention your soaps and detergents provided in the house are of equal importance. Another prime property in Kamishichiken is also a renovated traditional house in the heart of Geisha quarter so the fully immersion in the traditional style now can be achieved without the awkwardness of staying in the Western hotels or extremely attentive traditional ryokan.
