PRIVACY
• The property is in a quiet neighborhood but has access through the main road which is visible from the decks. We do have neighbors to one side but there is still privacy on the decks and hot tub area. There is quite a bit of space between houses. There are curtains in the bedrooms and roller blinds in the other areas.
• PLEASE BE KIND TO OUR SEPTIC SYSTEM - In the bathroom, only flush toilet paper. Kindly dispose of all other products into the trash, even the feminine "flushable” ones. In the kitchen, there is no garbage disposal. Please put food scraps in the trash can.
• GUEST VERIFICATION: If a guest has no reviews yet, we require Airbnb verifications of government ID, photo, phone, email, and to be at least 25 years of age.
• Access: There is a lockbox at the property with a numeric code.
• Age: All guests must be 25+ with the exception of children with their parents.
• Weather: No refunds will be provided for weather events, natural disasters, power outages, or other circumstances beyond our control. We strongly recommend purchasing travel insurance to ensure coverage in such situations.
• We charge 50/guest fee after 4 guests to a maximum of 5.
• Pets: Strictly a no pet policy home. We charge $1000 fine.
• No Parties: Fine: $1,500

• No Unregistered Guest(s): Fine: $150/night per unregistered guest

• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.
REMINDER:
• NO SMOKING INSIDE: Please refrain from smoking inside or within 3 meters of the home. Any evidence of smoking will result in a fee for odor removal and furniture cleaning. We charge $1000 fine.
• For safety (fire & insurance) reasons, we have a strict maximum capacity of 5 guests, including all adults, children, and infants. Regrettably, we cannot accommodate any additional guests beyond this limit.
• While we inspect all amenities, including outdoor furniture and wifi, before every check-in, we cannot guarantee their working condition during stays.
• We are excited to welcome all our upcoming guests! Our dedicated cleaning team is committed to delivering exceptional services. They go above and beyond by paying special attention to high-touch areas, utilizing commercial-grade anti-microbial agents, and ensuring that bed sheets and bath towels are professionally laundered between each guest stay. However, it is important to note that we cannot guarantee that our properties are "completely sterile" or "COVID-free," as it would be unreasonable for any business to make such a claim. Guests are advised to make their own discretionary decisions regarding travel and staying with us.
• Please note that we do not provide rescheduled stays or refunds for cancellations outside of Airbnb's extenuating circumstances policy. To safeguard your funds in case of unforeseen cancellations, we highly recommend purchasing travel insurance at the time of booking. Travel insurance is affordable and offers excellent protection. We understand that last-minute cancellations without travel insurance can be challenging, but we are obligated to uphold our owners' cancellation policies to support their primary sources of income and sustain their properties. We kindly request responsible booking and greatly appreciate your understanding.
