This is an area called Sunset Park. It developed around Clover Field and the Douglas Aircraft Company which started in 1922. It is a safe,quiet neighborhood located in the Southeast corner of Santa Monica. Easy walk to all that you'll need and close to the Ocean Park Blvd BUSINESS/INDUSTRIAL PARK. Most of the homes in the area are single family and many have been in the same families for multiple generations.
Many things are walking distance and a detailed map is provided in the unit. The Big Blue Bus is a safe, easy, inexpensive way to get around Santa Monica. And many visitors find it easy to connect with the larger LADOT municipal bus system and metro.
Many guests love to return each time they have work or travel that brings them to the area. My husband and I travel a great deal, so we know the comforts we like to experience when we are away from home.

We had a wonderful stay at Dawn's guesthouse. Everything was very clean and there were so many thoughtful amenities. The backyard is beautiful too!
The guesthouse is very comfortable and the garden is beautiful. I enjoyed my stay very much and would be happy to return. Dawn is easy to communicate with and a gracious host. I didn't have a chance to meet her but I did have a very nice chat with her husband early one morning.
Eden-like setting: beautiful tree of good and evil but no snake. Tranquil flowing water and artfully lighted. Complete privacy; very spacious. Delightful hostess. Dutch door allows ocean breezes to blow through.
Dawn's guesthouse was perfect for my weekend getaway. Not only is it close to the beach (walking or driving) and great restaurants, the property is heavenly.
Dawn was a great host and provided lots of information on what to do and where to go, so if you're from out of town or new to the area, you have plenty of options.
I highly recommend and would definitely stay here again.
Dawn's guesthouse is situated in a nice neighborhood, walking distance to the Santa Monica business park, where we have an office. I like the spaciousness, layout, decor, and privacy of the accommodation. This is my second time staying there and I expect to be returning several more times this year. Dawn is a perfect host: friendly, attentive to details, and well organized.
On a whim, I cancelled my hotel reservation and scheduled to stay at Dawn's, as I had heard a positive review from a work colleague. I have to say, it was the best decision I made. The location was ideal for me and I liked that it was tucked away from the major streets, but close enough that I could take a 20 minute bike ride, provided by Dawn, to the beach and Main Street.
Overall, Dawn's is great for someone who is traveling alone and prefers to live more in a home-like setting, go for walks in the neighborhood, and enjoy their privacy. I never felt like I was intrusive, or a stranger. If I needed Dawn for anything, she was always their on-hand.
If I'm in the area again, I would definitely consider staying at her place again.
I found the Dawn's guesthouse to be very clean, comfortable, quiet, and in a beautiful neighborhood. Dawn was a gracious and sincere host, who met me upon my arrival, and checked with me to ensure everything was fine and that I didn't need anything. I have already reserved with airbnb to stay at Dawn's guesthouse on my next stay.
Dawn's place is sweet and quite adorable. It was perfect for my "quick' trip. The location was close to everything I needed. She has lots of small details that were very thoughtful. I like it so much I could live there!
I will definitely be staying again.
This bungalow is in a very quiet and restful area. Dawn and her husband made sure I was settled. The room is bright and cheery during the day and made private by pulling the curtains closed at night. It's not far from any regular services (food, drugstore, etc._ you might need.
My family lives 5 mins away by car and 20 mins if I walk. So, each morning I walked to Starbucks or Groundworks in Venice. I could have made toast & coffee in the bungalow but the warm weather (I'm from CT) was too good to pass up and the walk to the beach area was wonderful.
There's lots of parking even with the alternate side on Wed & Fri. You leave the Venice Beach madness behind to rest and then it's only a short distance away if you want to immerse yourself in the intensity.
The grounds are beautiful and restful to look at and I smiled every time I returned after a day with family.
I'd stay here again without hesitation. I kept calling it "home."
Staying in Dawn's guest house was truly an enjoyable experience. As hosts, they are kind, considerate, and went above and beyond what they had to in order to be sure I felt comfortable and happy. The bungalow is the perfect size and the back yard is peaceful and beautiful! The neighborhood felt very safe and it was fun to walk around and see some of the other homes. It's close to everything: great grocery, coffee, and shopping. I will stay here again in the future without a doubt.
