Luxurious comfort on a secluded, tranquil, mountain top. The house was built "Green" in 2007. Learn how a 5,500 sq. ft. house can be heated for about $200./yr., and central air condirioning keeps us cool for about $200./year.
You'll love the spacious suites, and private baths - most with big whirlpool tubs and/or 2 person showers. Rates from $90. - $210./nite + 7.1% tax, double occupancy. Most suites can sleep 3 or 4 comfortably.
You'll enjoy the peacefull area, with huge trees,and lots of flowers. The large windows can be opened for fresh air - weather permitting. There is a fantastic 30 mile view on clear days.
A delicious full breakfast will be served - either in the dining room or 15'x 27' screened porch. You'll have use of the living room, dining room, and kitchen for other meals (please clean up after yourselves).
Outside, we have a pool, gazebo, picnic/campfire area, and lots of soft grass in the yards, and many flowers all around the area.
The loudest sounds outside are usually the birds singing in the trees
We are close to town and highways, yet a bit off the beaten path. 600' off a quiet street, in a safe area. You'll find thousands of things to see and do within 30 minutes, and many really good restaurants.
you will need a car here. The nearest bus stop is 1 mile away. Lancaster train station and airport are 20 min. But you'll probably want to fly in to Harrisburg (40 min.) or Philadelphia or Baltimore (90 min.)

Interaction with Guests
Mostly in the mornings/breakfast. Available most of the day if needed. Happy to help with directions, restaurant recommendations, etc. We enjoy relaxing by the campfire with a glass of wine, and conversation.
We are located atop the Ephrata Mountain. It's not a BIG mountain, but there's no higher point between us and the Atlantic Ocean - 200 miles away. Over 300 acres of huge trees surround us. 600' off a quiet road. Beautiful, peaceful & quiet, very safe area. And yet only 5 minutes to towns and highways.
You'll really need a car. We are 1 mile from the nearest bus stop. 20 min. drive from the train or airport (Lancaster),
Be nice & considerate of others.
No smoking in or near the house..
Well behaved children and pets are welcome in some suites.
We prefer you remove your shoes in the house - to help keep the floors and furniture clean, and you more comfortable.
Dream suite- queen & single beds. Bath w/ a double sink, 6'x 3' whirlpool tub /shower. Electric fire place..
Nonnie we had the most amazing time at your BnB. It was so relaxing. You have created an amazing place.
We enjoyed our evening & morning. The setting is peaceful and secluded, the house is clean and very well kept. There are multiple places to sit and chat outside, which my wife and I used.
Our host, Mark, was very friendly and prepared a wonderful breakfast for us. We would definitely recommend Tree Top to our friends or relatives.
Bonnie was very accomodating and waited up until after 11:00 for me to arrive since I was attending my duaghter's wedding in town and couldn't get there soner.
The setting in the woods was beautiful and the room and bathroom were immaculate. I would highly recommend staying here.
The pictures and descriptions of this house do not do it justice--it is so comfortable, BEAUTIFUL, quiet and inviting. Bonnie gave us a tour of all the rooms of this incredible home she and her husband, Paul, had constructed and designed themselves. The rooms are incredibly well designed for beauty and comfort, most with a fireplace, most with incredible bathrooms with really neat features: the Peace room had a dual headed shower and the shower was enormous! The grounds are simply stunning--trees appear to near 100 feet tall, just an enchanted little forest with beautiful perennial plantings, a really neat Gazebo, firepit with comfy hanging loungers to swing it. Perfect setting for a wedding, family reunion.
We arrived late on Thursday eve and both Bonny and her husband were there to greet us. We had a very pleasant time; they invited us to make ourselves at home, offered us a coffee or tea and eve snack. Both Friday and Sat were very pleasant. The breakfast was what we asked for and it tasted very good. The room was beautiful, the beds were pleasantly made and the mattresses just right; the view (in spite of late Spring) was breath-taking. I would highly recommend the Tree Top Bed and Breakfast. Thanks Lora
Although I stayed for one night, I had a very peaceful experience. On a hill in the woods where the atmosphere is meditative makes the a very place to visit. Host Bonnie and her husband made me feel at during this short stay but like they always say "First impressions are the ones that tell the story the most"
I booked this place for my father and mother-in-law while they were in they were in the area for a wedding, so this is not a first person review. They asked for my help to find a place for them to stay that was a little more personal and relaxing than a hotel so they could have some "us time". I don't know many details but I know they thoroughly enjoyed their time and found the accommodations comfortable. From what they said I believe they would recommend the Treetop for anyone.
