The High Breeze House is adjacent to our organic farm of 165 acres and is surrounded completely by Wawayanda State Park. The house was completed in 1999 with all the comforts and amenities you'd like while maintaining a rustic, country feel.
3 bedrooms plus loft and 2 full baths in 2,200 sq ft home. The house is spacious with an open floor plan. Completed in 1999, the house is newer but includes the rustic feel of a mountain farmhouse with wide plank floors, stone chimney, and woodstove.
There are 2 queen size beds, a full size futon, a full size pull out couch, a set of bunk beds, and one single bed.
The kitchen is fully equipped, there is enough bedding/towels for 12 guests, the washer and dryer are available for your use, and there is wifi throughout the house.
The yard is very private with secluded deck and patio surrounded by stone walls at the back of the house.
The house is adjacent to our organic farm and is surrounded on all sides by state park. Our area has it all... we are just miles from Mountain Creak, golf courses, horseback riding, fishing, boating, artist communities, wineries, restaurants, and shopping. The Appalachian Trail borders the farm. Guests are always welcome to spend time on the farm and to participate in or observe daily farm chores. We are very family friendly. We are one hour from NYC. There is public transportation between NYC and our neighboring town, Warwick, NY.
Guests have access to the entire house and property.
Interaction with Guests
Guests are always welcome to join us at the farm. Meeting us for morning chores at 9am is a great way to see the farm. There is a lot of space between the High Breeze House and the action of the farm so guests have the option of total privacy and seclusion.
The immediate neighborhood consists of trees, rolling hay fields, pastures, and lots of wildlife. In addition to hiking, birding, stargazing, and such here on the farm, we are just a 10 minute drive to shopping, restaurants, wineries, and ski slopes. It's a great place!

Other Things to Note
We have a really great well here. The water is as healthy and delicious as it gets so please do not feel the need to bring drinking water.
Please be respectful and leave things as you found them and please, please, please have fun!!! As we do not charge a cleaning fee, we do expect to find the house in the same order you found it in. If you plan to spend time on the farm, please understand that we are a working family farm, not a petting zoo. We love to have visitors and welcome them all but be advised that we have large animals, electric fences, watering holes, and a mess of other potential hazards. Children MUST be supervised at all times. Rubber boots are a good idea!
This was our second visit to the farm house (with many more to come, I hope). Beautiful, comfortable, and clean, with everything one could need throughout the weekend. Bill and his family are very hospitable, showing us the farm and the animals but also leaving us to ourselves to enjoy the weekend. Always a great time!
This was our second stay at Bill's farm and we really wish that we had come back sooner and more often. It is such a peaceful place, the house is utterly gorgeous and Bill and his family, again, made us feel so welcome. Our son, aged three, had the time of his life helping with the farm chores each morning. If you prefer seclusion, you can have that in spades, there's nothing around the house but the occasional wild deer. Bill and his family live on a separate part of the property. Two nights in this amazing place was too few. We LOVED it, once again.
Amazing place for our scattered family to meet. Cozy and comfortable with lots of room for our little grandchildren to play! (5,4,3,2 years old). Weather was rainy and we didn't care. Windows everywhere provided great views and we just stayed in the whole weekend playing games, catching up, and cooking in the spacious and well-equipped kitchen. Having a huge counter and stools was a nice touch with the open floor plan. Beds all comfortable and we felt right at home. Our four-year old grandson cried when he heard we had to leave! Hoping we will all meet there again and repeat our fun and memorable family weekend. I should mention that if you want to get out, Warwick looks like a great place to roam around.

Our party of 12 snowboarders had an incredible time at Bills. Completely exceeded our expectations. Bill built this house himself and it is truly beautiful. Pictures do not do it justice in a great location and so close to mountain creek. We can't wait to come back!
Bill's house was perfect! It was spacious, cozy and comfortably slept our 12 people. Plenty of space, fully stocked with cups, plates, towels and bedding! Only 10 minutes away from the Warwick park and ride easy trip from the city as well as a short car ride to mountain creek! We had an great time and plan on returning for the summer!!
This was a great, overall experience. The description of the house is accurate and when we learned that Bill actually built the house himself, we appreciated it even more. It comfortably fit my party of 6 and most household items were supplied, like towels, sheets, cooking supplies, and utensils. Bill was flexible with check-in time and super friendly and welcoming. I would definitely stay here again.
Beautiful warm and cozy house! We feel home- decorated with taste and character (e.g. not ikea stuff). Ideal with small children.

I've been living here on High Breeze Farm since 1981. Growing food organically and raising animals humanely is what I do. This place is who I am. I built the High Breeze House with my own hands top to bottom with the intention of hosting and meeting lots of great people.
