Description

The Space

This is a large condo with 3 bedrooms and 2 bath in a 90-sqm luxury condo apartment. It is walking distance to Manila Bay Boardwalk, Mall of Asia (largest mall in the Philippines) and The Arena. It has a supermarket at the ground level.

Public transport is accessible and is a 10 min ride to the MRT/LRT station. Buses, jeepneys and cabs are readily available outside. Our unit is located in a prime area between Roxas Blvd and Macapagal Avenue, restaurants and shops a 5min walk away.

There are tourist spots nearby. 15 mins away to Intramuros (historical walled-city), China Town, Rizal Park, and Manila Ocean Park. 5 mins away to the CCP complex and very near DAMPA (Seafood Market and restaurants).

The unit has 3 spacious air-conditioned bedrooms and 2 bath. Fully furnished and fully equipped for cooking and dinning. Has Wifi internet, large LCD TV with cable. Fresh towels and linens are provided.

To keep rental rates low and user-determined, there is an electricity usage clause for air-conditioning in excess of normal sleep usage, an extra minimal at cost charge will apply. We don't make money out of this, actual Meralco Power rates are used. You can monitor usage thru the sub-meter located in the unit..

Our guest will be given a key card access for the elevators and a key for the unit.

Condo amenities (gym, function rooms, etc.) are strictly for unit owner/s use only. 24/7 security. Pool usage is allowed for long term guests only (over 7 days). However, notary fee of Php250 is to be shouldered by GUEST upon check-in) and the guest's scanned government issued ID for the use of swimming pool. Only two are allowed by condo admin per unit to swim for free, the rest have to pay P200 per use.

Tenant's guest are received after logging in (name, time in/out) with the lobby security.

Guest Access

Our guest will be given a key card access for the elevators and a key for the unit. Guests will be asked to sign a paper rental contract as it is a requirement from the condo admin. You will be given a copy of the contract.

The Neighborhood

There is a grocery store on the ground floor, lots of restaurants and shops one the Blue Bay Mall on the left side and Mall of Asia in front is the largest mall in the Philippines. There is also a seafood market on the right.

Other Things to Note

Amenities other than the pool (gym, function rooms, etc.) are strictly for unit owner/s use only. 24/7 security. Pool use is only for those staying for a month and up.

For stays more than a month, As per the Building Admin, only 2 occupants are allowed to use the pool for FREE, whether unit owner or tenants. The rest will pay a fee of P200.

For guests needing to use the pool but staying less than 6 months, the building Administration strictly requires a copy of a notarised lease contract (prepared by the unit owner. However, notary fee of Php250 is to be shouldered by GUEST upon check-in) and the guest's scanned government issued for the use of swimming pool.

OUR ADVOCACY:
The apartment has been designed to have as small a carbon footprint as possible. We use LED lamps and lighting fixtures. The Airconditioner uses energy-efficient inverter technology. Other kitchen appliances have also been selected based on its energy efficiency ratio (EER). We strongly encourage our guests to share in our earth-advocacy by shutting off all lights and electrical appliances when not in use. For this purpose, and to help you enjoy low rental rates, we have provided an electricity allowance of 14 kwh/night which is cumulative depending on your length of stay.. This is equivalent to about 8 hours of use per day if both A/C units are running simultaneously at 24°c setting. Excess usage will be charged at PhP18/kwh and will be collected upon check-out. You can easily monitor your usage thru the electric meter. Most guests don't go beyond the allotment and those who do, pay just a small fee. We don't make money out of electricity. The extra cost we charge you is the cost that the power company charges.

OUR PLACE IS NOT A HOTEL NOR A SERVICED APARTMENT... IT IS OUR HOME.

Please treat it with respect the way you would your own and leave it in the same condition as when you checked in.

Strictly no smoking and pets in the unit/building.

Charges apply for lost or damaged key card and key regardless.

Extra person (guest/s' visitors who wish to stay) fees are strictly charged as verified with the building security logs.

House rules laminates and signs are available for our guest's reference.
