This is a 90-sqm condo unit with 3 bedrooms and 2 bath, living area, kitchen and balcony. It is walking distance to Manila Bay Boardwalk, SM Mall of Asia and other places for recreation. Public transport is readily accessible. AC in all rooms and living rooms.
This is a large condo with 3 bedrooms and 2 bath in a 90-sqm luxury condo apartment.
The unit has 3 spacious bedrooms and 2 toilet and bath, living area - ALL of which are air-conditioned. Fully furnished and with a basic kitchen setup equipped for cooking and dinning. Has Wifi internet, large LCD TV with cable. Fresh towels and linens are provided.
All bedrooms have a single-sized, bunk style bed, except for one - a queen-sized bottom bunk bed.
To keep rental rates low and user-determined, there is an electricity usage clause for air-conditioning in excess of normal sleep usage, an extra minimal at cost charge will apply. We don't make money out of this, actual Meralco Power rates are used. You can monitor usage thru the sub-meter located at the balcony of the unit..
To avoid check in delays, please send a copy of any of your government-issued ID or Passport ALONG with the names of ONLY those staying in the unit. Also, your ETA for proper coordination with my staff and lobby security.
Either myself (Norman) or my staff Rodel (+(PHONE NUMBER HIDDEN)) will meet you at the lobby of Banyan Tower at 2pm or the ETA you specify.
Check in/out time (2pm and 11am respectively) strictly applies during back to back bookings. Early check in or late check out is ONLY upon availability of my unit.
Our guest will be given elevator access card and a unit key. As per Bay Garden Admin policy, guests will be asked to sign a rental contract.
Other things to note
Amenities (pool, gym, function rooms, etc.) are strictly for unit owner/s use only. 24/7 security.
The apartment has been designed to have as small a carbon footprint as possible. We use LED lamps and lighting fixtures. The Airconditioner uses energy-efficient inverter technology. Other kitchen appliances have also been selected based on its energy efficiency ratio (EER). We strongly encourage our guests to share in our earth-advocacy by shutting off all lights and electrical appliances when not in use. For this purpose, and to help you enjoy low rental rates, we have provided an electricity allowance of 14 kwh/night which is cumulative depending on your length of stay. Excess usage will be charged at PhP18/kwh and will be collected upon check-out. You can easily monitor your usage thru the electric meter. Most guests don't go beyond the allotment and those who do, pay just a small fee. We don't make money out of electricity. The extra cost we charge you is the cost that the power company charges.
When you rent an airbnb property, you are renting SOMEONE's home. YES, my family and I also stay here. Please RESPECT our home and everything in it.
Our House Rules are for the benefit of ALL our guests. We keep a premium on cleanliness and maintain ALL items in the unit in good working condition (regularly inspected).

Check in time is 2PM. We do not have 24/7 check in. So to avoid check in delays (for late night/after midnight, weekends and holiday arrivals), PLEASE CALL or send SMS/Airbnb message ahead of time so we can coordinate with security and provide you instructions for moving in.
-- CHECK OUT IS AT 11AM
If you wish to CHECK OUT EARLY, please notify us a day or 2 hours before the check out time for us to prepare and allot time for the commute going there.
Inspection of the unit IN your presence IS IMPORTANT to us to avoid any incidents.
NOTE : IF you leave without myself or my trustworthy staff inspecting the unit in your presence and we find anything missing or broken, it will be at your expense, regardless.
Our unit can ONLY accommodate a maximum of 13 persons. Children ARE INCLUDED in the count. PLEASE RESPECT THAT.

We respect our guests' privacy by NOT installing CCTV cameras in our unit. BUT PLEASE DO NOT ABUSE OUR KINDNESS by having visitors who are not part of the agreed number in your booking, to sleep without our knowledge. Doing that is stealing from us of additional person fee, as they will also use our facilities, utilities/amenities. KARMA has no menu. Soon, you get served with what you deserve.

-- Norman (or my staff Rodel) personally inspects and cleans the unit.
-- We are NOT a serviced apartment nor hostel/hotel. THIS IS OUR HOME. We trust that you (our guests) would RESPECT AND keep our unit clean as you would your own home.
-- STRICTLY NO SMOKING ANYWHERE in the unit. Smoking footprint/residue DOES NOT LIE. A penalty of P2000.00 per day will be charged to any guest/s who violate this policy.
-- STRICTLY NO PETS allowed in the unit. PLEASE RESPECT THAT.
-- Strictly a residential place, NO parties / events shall take place in the room. A penalty of P2,000.00 per occurrence or a forced eviction will be imposed should a complaint of excessive noise due to loud gathering and/or partying will be raised.
--- TRANSIENT GUEST'S VISITOR/S (BAY GARDEN ADMIN POLICY)
* Home massage service is strictly prohibited .
* As per Bay Garden Admin, transient guest/s are required to coordinate their expected visitors with the unit owners (full names are needed). ONLY after a call from the unit owners will the visitors be allowed to proceed to the unit. They CAN stay ONLY before 9PM. Charges shall be collected upon check-out on ANY additional person beyond the agreed number of persons per reservation (made on Airbnb), AS VERIFIED BY BUILDING SECURITY logs /CCTVs.
-- CLAYGO (CLEAN AS YOU GO). Please leave the unit you rented as you found it upon arrival - CLEAN (kitchen utensils washed) & UNDAMAGED. A corresponding cleaning fee applies depending on the unit's condition upon check out.
Missing or ANY broken items/damage to the unit include, but are not limited to: missing towels, wall stains, carpet stains, paint scratches, bed stains, linen stains, etc. will be charged accordingly. A corresponding cleaning fee applies depending on the unit's condition upon check out.
In case of violation of the above regulations or any misconduct as deemed to cause OTHERS' (owner or arriving guests) INCONVENIENCE AND DISCOMFORT, the OWNER reserves the right to ask the guest to leave.
Bay Garden does not have unit to unit garbage collection service. Even though our place gets quarterly pest treatment, you can help prevent infestation of ants and roaches BY disposing YOUR garbage regularly (garbage room on every floor) and store any type of food properly.
-- Guests will personally be given an elevator access card and key to the unit by Norman or our staff upon arrival. The key is the guest's responsibility. Any damage and loss will be subject to a fine of P500.00.
