If you are looking for the perfect downtown location for SXSW, Fornula 1, Austin City Limits, UT Football weekends, and more, you have found it! Located on the corner of 4th and San Jacinto, this 3 bedroom / 2 bathroom condo is fully furnished with everything you need for an incredible stay in the music capital of the world.
Situated one block from the Austin Convention Center, two blocks from the world famous 6th Street and the Warehouse District, and a handful of blocks from every other downtown attraction including hundreds of restaurants, movie theaters, bars, nightclubs, lounges, and live music venues, the location cannot be beat. The town lake walking/jogging trail is just a few blocks away, there is a yoga studio just across the street, Starbucks is 200 feet from the front door, and arrangements can be made for a temporary gym membership two blocks away during your visit, if desired.
This 1,200 square foot unit features accommodations for up to 8 guests (three queen beds and a queen sized air mattress), central air and heat, a full sized stackable washer and dryer, a small covered patio, free cable television, free wireless internet access, wood burning fireplace, and plush furnishings. With granite counter tops, renovated kitchen and bathrooms, flat screen televisions mounted on the walls, and a fantastic stereo in the living room, every detail has been considered to make your stay a pleasant one.
A full kitchen with oven, stove, microwave, dishwasher, coffee maker, and all of the tools you need to cook your favorite meals will be included, however there are so many dining options within a few blocks, you may never use it. A few nearby options include: Fleming's Steakhouse, Fogo de Chao, Piranha Sushi, Vince Young Steakhouse, Backspace, PF Changs, 200 Congress, La Condessa, Lamberts, Swift's Attic, Champions Sports Bar, Parkside, Eddie V's, The Onion, Swift's Attic, La Condessa, Trace, Lambert's, and many more...
A wet bar comes stocked with glassware, a blender, and all of the bar tools you will need to fix your favorite cocktails while visiting. Just add liquor and mixers and you are all set. The closest liquor store is 2 blocks away.
You will also receive access to free private gated parking for one car (plus a motorcycle or scooter), if you need it. Since you can walk to everything, you might consider taking the Airport Flyer from Austin Bergstrom International for $1 per person. It picks up and drops off in front of the building every 30 minutes, and will save you the hassle and expense of a rental car or taxi.
There is also an outdoor pool area, and one of the most lively neighborhoods in ATX! If you need assistance with tours, transportation services, or anything else, we are here to help.
Guests will have access to the condo complex, the condo, the secured parking area, the pool area, and the best of downtown Austin.
Interaction with Guests
I like to interact with my guests as much or as little as they would like. I am always available (24/7) to answer questions via email, text, or phone, and I enjoy meeting many of my guests. However, I am also very respectful, and allow my guests to determine how much interaction they would like to have. Ever since I setup automatic door locks, there are some guests that I have not ever met in person. Whatever works best for the guest, works fine for me.
I love that the downtown neighborhood is so vibrant, and provides the ability to walk to the best restaurants, bars, shopping, and nightlife in Austin. The Railyard is in a unique location that is hard to beat. I also appreciate the convenient access to Town Lake for hiking and biking trails, among other things.
In addition to the Airport Flyer that I already mentioned, there are also pedicabs, taxi cabs, light rail, horse-drawn carriages, limousines, Uber drivers, and other forms of public transportation within a block that can be easily accessed.
Other Things to Note
If you are interested in hosting an even larger group, please note that I own and manage a large number of units in the same building complex, as well as some nearby houses. I am happy to host large groups for weddings, convention center trade shows, and other events in Austin.
Check-in is 3pm. Check-out is 11am. These times can be flexible (when possible), but we will need to communicate in advance so we can plan accordingly.
All guests must abide by the rules and regulations set forth by the condominium complex pertaining to noise, trash, and smoking violations, etc. Any fines incurred will be the responsibility of the tenant. Be advised that noise violations start at $250 per occurrence. These fines can be assessed by the HOA without warning, however, we have never heard of a warning not being issued by a neighbor in advance. If somebody asks you to keep it down, please immediately accommodate them. If a fine is assessed, it will be deducted from your security deposit.
Please do not smoke or leave trash outside of the unit in the common areas. Please do not smoke in the unit or an additional cleaning fee will be charged. If you choose to use the alarm system, please be aware that any false alarms that are created (sending for police and the fire department), will be a assessed per occurrence.
Although we are animal lovers, pets are strictly prohibited. Please respect this rule or risk forfeiting the security deposit and any fees for damage.
A welcome email will be provided after your reservation is confirmed with all of the details for your stay, including your unique automatic door lock codes and assigned parking. We will also provide suggestions for local attractions, restaurants, bars, and much more.
My entire experience from beginning to end working with Ryan and his partners was wonderful. They communicated in a timely fashion in regards to any questions we had prior to and during our stay. They were very accommodating, allowing us to drop off our bags prior to check-in as well as hold our bags for a late check-out. The unit was well maintained and centrally located to everything. I would recommend this place to anyone looking to spend time in Austin!
The Team (Thomas, Ryan + Jared) where very accommodating.
At the beginning we had a few challenges,
which were rectified quickly, while we were out of the Apartment.
Only the Ice Cube Maker in the Fridge/Freezer Combi had a Mind of its own & we could not get it to work.
I was staying with two Colleagues,
who liked the place for its convenience
of being so close to the Conference Centre -
literally a stone throw away.
Along with the Starbucks across the Street & the Keurig Coffee Maker in the Kitchen.
And several Restaurants behind the Condominium.
Their only Critique Point -
the patchy slow Internet needs improvement.
Now that Austin becomes a Google Fiber City,
allowing to register Addresses north of the River in a few weeks,
we hope that this can be fixed soon!
Unfortunately at present it took us a good hour
to download a half hour long HD Comedy Episode from iTunes.
And large Attachments took also a few Minutes to upload,
so we resorted to using one of our iPhone's as Mobile Hotspot in combination with our T-Mobile unlimited Plan.
For the Record:
Ryan offered to provide us with one of his Mobile Hotspots,
but we declined.
For longer Stays, the front loading Washer & Dryer are a great help.
Along with the small Pool in the Neighbouring Condominium.
We also did not use the Parking Space,
since the Metro Tram has its Final Stop basically in front of the Door.
And UBER is so inexpensive to get around town.
Should the Convention come back into town, we would use the Apartment again, because the Location is simply unbeatable!
Plenty of information provided by Ryan and his team. Great location and loved up to the expectations set. Very friendly people and we will use the location again.
Ryan and his team were excellent hosts. Everything from the kitchens to the bathrooms/showers and bedrooms was fully stocked when we arrived. They were more than accommodating--going so far as to switch our room to another, larger one when they received a last minute cancellation--and they had many suggestions on what to do and see over our weekend in Austin. Their previous reviews and ratings obviously speak for themselves and their standards.
I can't thank you enough for being such an excellent guest from start to finish. Your review is greatly appreciated, but even more than that, I know Thomas enjoyed meeting you and your friends. I am glad you had a nice time in Austin, and you are obviously welcome back any time.

Great place to stay in Austin. Perfect downtown location, walking distance to most things to do. Ryan was great communicating with us about everything, even accommodating an early check in. Would recommend staying here.

I have been in Austin since 1994. As much as I love the city, I also enjoy traveling and photographing vacation destinations and tourist attractions around the world.
