Please note this is NOT Versace Palazio! It is not a 4-5 star motel. It is an older style apartment in an old block with amazing views and comfortable accommodation. 95% of people that stay here love it. However it hasnt met everyones expectations?, Unfortunately I have to write this to dissuade that 5% from booking because I want all my guests to have a wonderful stay. Please read the reviews for an overview of what is being offered and the opinions of guests that have stayed. You are welcome to book and or ask any questions. Thanks Bill
Just normal considerarion for others who also live in the block.

Our host Bill was very accommodating, I arrived early and Bill made the apartment available for me even with a change over that day. The apartment is very clean and has great views out over the gardens to the clock tower and sea. We rented the apartment for the F1 weekend, it has great connecting tram which is only a 10 min ride away from gate 1. Very close to St Kilda and lunar park for bars and restaurants. I would definitely recommend staying here.
A very nice stay. Had a couple of questions when we first arrived and Bill was easily contactable and informative. Car space was a little tight however we have a very big 4 wheel drive and managed to get in and out without too much fuss. The views are spectacular and location great to shops, transport and beach. The unit complex a little old and dirty however our unit itself very clean. Would have liked to have been able to close the blinds in the living room to keep the light out in the morning and late afternoon. Tried to close them but couldn't get them down and didn't want to try too hard for fear of breaking. All in all a pleasant stay and would definitely stay again.
Another great stay! Thank you Bill. The apartment was clean, the check in process easy and the view as beautiful as ever. I love staying here. It is such a great location, walking distance to everything in St. Kilda but also very quiet. It is also very convenient having the Novotel's taxi rank next door. I'd highly recommend this apartment.
I would like to say that we had the most enjoyable stay in this lovely appartment.
The appartment was clean, very well equipped, comfortable beds. No issues with hot water and we were 3 adults with twice daily showers ! The remote control for the garage worked without any issues.
Bill was also very quick to reply to any questions that I had (always in under 5 minutes!), ensuring that the Wifi was working etc.
The views are absolutely amazing - exactly like in the pictures !
The appartment building has a lot of charm - but is dated (which we like).
I would strongly recommend this appartment, St. Kilda is great - the trams to the city are right opposite and the bus to the airport for everyone's information is just opposite the entrance to the Novotel which is also on the square.
Thank you Bill for all you did to make our stay go so smoothly - we will be back !
Great location close to shops and restaurants. Brilliant sea views as it is three floors up but there is NO LIFT. Host was responsive and helpful. The apartment is generally OK but "Penthouse" tag suggests luxury however the only thing luxurious is the sea view. The apartment is way overdue for some serious maintenance/updating and given this it is significantly over priced. Parking space has remote controlled gates but you have to get out of the car and hold the remote close to the actuator for it to work (sort of defeats the purpose of a remote). The car park is extremely narrow between brick wall and fence so if you have a large sedan or four wheel drive like me then your passengers will need to get out before you park. The gates are even narrower and I only had 1.5 inches clearance each side to my mirrors. The apartment is listed without AC and don't be fooled by the wall unit you can see in the pictures, it doesn't work and the owner apparently doesn't intend to have it repaired/replaced. This is a big problem because the apartment has lots of West facing windows. There are blinds but the tilt mechanism is worn out and there is no blind/curtain over the glass door so the afternoon sun streams in and the apartment gets very warm in summer. Portable fans are supplied but the only way to get any air flow through the apartment is to leave the front door and balcony door open. This means that you get a lot of traffic noise from the beach front road which seems to attract turbo charged cars and choppers who insist on letting everyone know they are there by accelerating hard at all hours through the night. Most of the buttons on the TV and set top remotes don't work. Only the bedroom has blockout curtains so anyone sleeping in the pull down bed will be woken up when the sun comes up. The kitchen is old and has been "refurbished" by simply painting the bench tops. The shower itself is good but the hot water system isn't big enough for four people to have showers. The bathroom needs attention; no toilet roll holder, nowhere to put your soap in the shower (only place for shampoo is the window ledge but it slopes so the soap won't stay on it), floor tiles have been pulled up and the concrete simply sealed, tap mixer is very wobbly, very cheap thin plastic hand towel holder held up with double sided tape keeps falling off. The balcony hasn't been washed down in a long time and I made the mistake of walking on it in white socks. They turned completely black in less than 2 minutes from what I suspect is accumulated cigarette ash and tar (they were so dirty that I threw them out because I didn't want to put them in the wash with my other clothes).
MUST READ!!! DO NOT BE FOOLED BY APPEARANCES!!
Our surprise bucks weekend for our friend was huge disappointment as a result. I understand that photos are always enhanced to look more pleasing and attract visitors, however, this apartment was well below any standard you would expect out of a short stay rental and we were slightly embarrassed and disappointed when we arrived and looked around the building.
EXCELLENT LOCATION, right in the heart of all the action and facing the beach.. and thats about it really.
Car park issue unless you drive a Suzuki Swift.
Apartment had a dirty feeling to it, it was not only old but it was basically falling apart
Half the things did not work in the apartment and these included basic things such as the TV, Sound System, and blinds would not close which should be fixed because it gets very hot once the sun rises and hits those big windows facing the beach and you are sleeping on the fold out sofa.
I got the feeling that Bill probably conducted a quick clean of the property himself as it did not feel professional, there was also hair on the fold out sofa when we pulled it out and a highly strong smell of cleaning chemicals similar to bleach on the afternoon we checked in.
The balcony was dirty and had an old BBQ which probably needs to be disposed of and some other junk around the side.
Four flights of stairs – only an issue for elderly
In summary, if you are flying down and want somewhere with a nice view and not so worried about half the things in the apartment working or if it looks like something from the slums of India then go for it.
If you are after somewhere a little cleaner I would certainly recommend spending the extra $40 a night and booking somewhere nicer because it is certainly not worth the asking price in my view.
Bill, the host, to his credit was very prompt in communicating with me, however upon arrival and finally speaking to him on the phone, I found him to be somewhat rude especially when it came to us trying to locate the car park which was a major contributor to our trip as we had a 4wd, as a result of his so called car park which is ideal for a Suzuki swift or a motorcycle, we were fined twice during our trip as parking was scarce in that area especially when the market stalls were on during the weekend and we had to keep our car within close proximity of the building.
It is a shame because the place has a lot of potential if the host decided to spend a little bit of money on it and make it more presentable, I am sure people who are investing on their holiday will be happier to pay a little more for somewhere cleaner and have things work.
