This is a "life experience" apartment with hotel standards located in the heart of the ancient Rome: the building is more than 400 years old and there is still the original wood ceiling!
This property is adjacent to the world famous "Campo de' fiori", within 5 minute walking distance to all major monuments and museums in town like Piazza Navona/Piazza Del Pantheon/Piazza Fontana Di Trevi/Vatican city ect.
The apartment has been completely renovated in Janaury 2013. Is on the first floor, in the heart of Rome, in an ancient medieval building of 1492 skillfully furnished.
Inside along the corridor there is the fisrt bathroom with bath, a large fully kitchen equipped with table and chairs and all you need (fridge, microwave, boiler, stove ect).
At the end of the corridor is there a large, bright and comfortable living room, where there is the first sleeping area with comfortable double bed, a little studio area with table and chair. The living room is a relax area equipped with every comfort ( tv with all channels) to enjoy on a cozy sofa.
Up the stairs, it opens another sleeping area with double bed and a the 2° bathroom with shower. On the same level is there a single bed with a big cabinet.
The property is on 1° floor with no elevator like in all the original buildings in the area.
The apartment has a beautiful terrace on the last floor (just 30 steps) equipped with table, chairs and big umbrella, with an amazing view on the romans roof that will give you a special moment where the light explode and the city is colored by strong dye during the day which becomes thin pastel colors at the sunset. The skyline over the roman roofs gives every time a moment of eternity.
The amazing old square boasts a number of attractions which keeps it busy most hours of the day, but the vibrant life outside is quieted by the new installed windows!!
Supermarkets are few minutes walking distance. Bar and delicious restaurants are everywhere.

It was a nice and very well-placed apartment! Francesca was nice to help regarding questions, the apartment was clean and cosy and the balcony nice as well.
This apartment is about location - the location is fantastic - walk to the markets in Camp di Fiori, Piazza Navona, walk to the Forum, Trevi Fountain, The Vatican. Good restaurants locally and across the river in Trastavere. Our transfer organised by Francesca went smoothly, an added service well done.
Our party consisted of 2 couples in their (website hidden) comments are from this perspective. Be aware that the downstairs bedroom is really an alcove - there is no door - and there is an opening between this room and the kitchen. The mezzanine bedrooms access is 1.46m in height; the height of the upstairs bedrooms is 1.82m; the doorway to the 3rd sleeping area is 1.38m; the doorway to the upstairs bathroom is 1.33m and the height once inside the bathroom is 1.73m. There is clear view from the kitchen to the 3rd sleeping area (single bed). The bed in the alcove downstairs is a double; in the upstairs bedroom, a queen but it is against the wall so awkward access for the second person. In summary, no privacy.
The downstairs bathroom is lovely - see the photos. The kitchen is well equipped (though we had to request a 4th wine glass but it was delivered.) No microwave.
The upstairs shower has no soap holders and no hooks and no extractor fan so condensation forms on the ceiling and drops.
On request Francesca supplied a second key which enabled both couples to do their own thing. The washing machine was out of order when we arrived but once our disappointment was voiced, Francesca came to an arrangement to compensate. We used the laundromat closed to the apartment at street level.
Wifi was fast if we took a chair and sat outside the front door. It also worked on the sill of the kitchen window.
For us, the advantages of the location outweighed the inconveniences of having to double up to walk through the doorways upstairs. Upstairs is definitely not suitable for anyone with back problems.
Perfect location. Especially for young adults who like to be near the activity in Campo di Fiori, Trastevere, and Piazza Navona. We are in our 60's traveling with our adult children. Everyone enjoyed the apartment. The upstairs has low ceilings, but we knew that in advance and laughed about it. The apartment was clean, convenient and comfortable. Francesca arranged pickup at airport. We were able to get in right away when we arrived in Rome. Wifi didn't work in the apt itself, but stepping out the door, we had reception. Not important. Me and my brothers and our father stayed at Francesca's lovely apartment. It is situated in the middle the old areas of Rome, a close walk to restaurants and to many of the famous sites. The terrace was perfect!
We are a family of four who stayed for two nights in Francesca's apartment in Vicolo delle Grotte. We loved the apartment: it's well furnished with a decent sized and well-equipped kitchen. The beds were comfortable and the bathrooms were also pleasant with reliable showers. The rooftop terrace was a plus.
The main advantage of this apartment, however is its excellent location: very close to Trastevere, Piazza Navona and Campo de Fiori and just about midway between the Vatican, the Colusseum and Piazza di Spagna. This apartment has a homely feel and the arrangements were excellent. We would be happy to stay here again
Francesca,We were glad to take her up on her offer to arrange for a mini bus to pick up our family of 5 at the airport. We were glad to have a person meet us at the house to show us how to get in and how to work everything. The Wifi and the Air conditional were spotty and marginal, but we found the place to be very clean, very chic and very well located near the Campo di Fiori, and its market and the grocery store nearby. The second floor has very limited head room, and the place could use some more doors, buy otherwise we found it a nice place to stay. The roof deck is very nice an while not dedicated to the unit, was never being used by any one else. So we found the place to be very pleasant.
Francesca was a GREAT host! She had a friend let us in but still was so responsive and helpful with great restaurant recommendations. The apartment is BEAUTIFUL and perfectly located. It had everything we needed! Thank you, Francesca, for the perfect end to our wonderful honeymoon!
