Hi. We have a bright comfortable room available in our friendly house in the Shandon area of the city. The house is close to the centre and on a direct bus route from the airport. We enjoy hosting and offer a relaxed environment where you are welcome to make yourself at home and come and go as you please.
The room is 13 x 9.5 ft (4 x 3m) and is at the front of the house. It has a coombed ceiling and is very cosy. It gets the main sun in the morning. There is a comfortable double bed and the large wardrobe has lots of space. A travel cot is available too and children are very welcome.
The house is a ‘double upper villa’. That is, it has two floors on an upper level. The double room is on the upper level (same floor as the bathroom). The house was built in 1840 and has some lovely features. There is a shared dining/living-room, plus kitchen and bathroom.
We are currently renovating parts of the property (that’s mainly why the price is low). But everything is functional, it is mainly painting and decorating that still needs to be done.
The bathroom has an electric shower, there is central heating, a washing machine, and the kitchen has all necessary equipment and appliances. There is also a small back garden.
Shandon is an interesting area. It’s around 2 miles (3km) from Princes Street and is primarily residential but lively and we have several general shops right on the doorstep that are open late. It is quick and easy to get to the centre (around 15-20 minutes by bus) and there are several bus routes in the area.
We are within walking distance of Haymarket Station, Tollcross, Napier University and the street is on a direct bus route to the Royal Infirmary & Edinburgh University King's Buildings. Nearby is Harrison Park with a playpark for young children, also the Union canal which offers a very pleasant walkway, opportunity to run/jog, or feed the ducks and swans.
There are two of us living here - myself and my son Brendan who is 19. Plus Hugo the cat. We want you to be comfortable and at ease while you’re here and one of us will usually be around to help with anything you need or to answer any questions. Occasionally there may be other guests staying in another room (also listed on here), or family/ friends. You will be informed in advance if that coincides with your dates.
Breakfast is simple and a 'help yourself' affair: there's tea and coffee, toast and cereal. While you're here you are more than welcome to use the kitchen to cook. You will have your own cupboard space and a dedicated shelf in the fridge.
All bedlinen and towels are provided. There is wi-fi. We don’t have a lot of rules except the usual – smoking outside only, no pets (because we have a cat). If you have any questions about things to do, getting to places etc., we'll be happy to help. If you just want maximum privacy and do your own thing, that's absolutely fine too.

We don't have many rules, just the usual things:

Please leave the kitchen and bathroom clean for the next person - wash up your dishes, rinse out the shower etc.
PLEASE don't use the towels to remove make-up! And try not to get it on the bedding. It's the one thing that doesn't wash out. Thank you :)
If you come home late, be aware that others in the house and neighbours may be sleeping and need to get up for work the next day.
We recycle as much as we can so following the system in place is helpful.
Rebecca is a lovely person and very good host. She gave us a warm welcome, provided recommendations and tips for our stay in Edinburgh and kept making sure we'd have everything we need.
The room is a nice and cozy one in the top floor of the house. It has been in a very good condition: nicely done up, clean and tidy.
The common rooms (bathroom, living room & kitchen) are clean, tidy and as well organised as equipped.

Becky is one of the best hosts I ever head the pleasure to stay with and her place is a extraordinary good hub for enjoying Edinburgh.

Your house was lovely and comfortable and the room was great and we felt we had a lot of privacy. The location was great as well with bus routes close by and easy to catch even late at night. My boyfriend and I stayed just two nights, but it was really great! The room was wonderful and Rebecca is a very kind, welcoming and sweet person. She told us about Edinburgh, where to go and where not to go, it helped us alot for sight seeing the city.
From the house there is a river walk to the city centre, which takes you like 20 minutes and the best of that river walk is when it's dark, because the whole path has little white and red lights on it. Very romantic! ;)
When we come back to Edinburgh, we would definitely love to stay at Rebecca's place again!
We stayed with Becky for 3 nights and thoroughly enjoyed it. Becky gave us superb transport advice prior to arrival which made things so easy. Gave great advice/maps on arrival. Room is bright, clean and very cosy. The location is great with excellent transport links to the city. Couldn't fault it, would definitely recommend.
I stayed at Becky's place for nearly a fortnight while on a work placement in the area. Becky was extremely helpful with travel plans and made me feel very welcome in the house. This quiet room allowed me a space to work and relax when not out. The location is ideally situated, with a grocery store just across the road and very near several convenient bus stops. Wifi is fast and kitchen well-stocked with all you need to do your own cooking. To top it all off, Hugo the cat will do his very best to make you feel welcome here.
This was a comfortable house and room, and a very warm, welcoming hostess in Rebecca! The house is pretty convenient, near 2 bus lines, I had no problem getting to the center of town, the railroad station, etc. Rebecca provides good information, maps and books - you don't need to do a bunch of advance research. The room is private and the bed is very comfortable! The bathroom also is close to the room, clean and everything works fine. The only caveat is that the stairs (2 flights up to the room) are extremely steep and there's no bannister, so if you have a lot of heavy luggage and/or are a bit unsteady on your feet, try for the room on the first floor so you only have to navigate one flight.
