Hi. We have a bright comfortable room available in our friendly house in the Shandon area of the city. The house is close to the centre and on a direct bus route from the airport. We enjoy hosting and offer a relaxed environment where you are welcome to make yourself at home and come and go as you please.
The room is 13 x 9.5 ft (4 x 3m) and is at the front of the house. It has a coombed ceiling and is very cosy. It gets the main sun in the morning. There is a comfortable double bed and the large wardrobe has lots of space. A travel cot is available too and children are very welcome.
The house is a ‘double upper villa’. That is, it has two floors on an upper level. The double room is on the upper level (same floor as the bathroom). The house was built in 1840 and has some lovely features. There is a shared dining/living-room, plus kitchen and bathroom.
We are currently renovating parts of the property (that’s mainly why the price is low). But everything is functional, it is mainly painting and decorating that still needs to be done.
The bathroom has an electric shower, there is central heating, a washing machine, and the kitchen has all necessary equipment and appliances. There is also a small back garden.
Shandon is an interesting area. It’s around 2 miles (3km) from Princes Street and is primarily residential but lively and we have several general shops right on the doorstep that are open late. It is quick and easy to get to the centre (around 15-20 minutes by bus) and there are several bus routes in the area.
We are within walking distance of Haymarket Station, Tollcross, Napier University and the street is on a direct bus route to the Royal Infirmary & Edinburgh University King's Buildings. Nearby is Harrison Park with a playpark for young children, also the Union canal which offers a very pleasant walkway, opportunity to run/jog, or feed the ducks and swans.
There are two of us living here - myself and my son Brendan who is 19. Plus Hugo the cat. We want you to be comfortable and at ease while you’re here and one of us will usually be around to help with anything you need or to answer any questions. Occasionally there may be other guests staying in another room (also listed on here), or family/ friends. You will be informed in advance if that coincides with your dates.
Breakfast is simple and a 'help yourself' affair: there's tea and coffee, toast and cereal. While you're here you are more than welcome to use the kitchen to cook. You will have your own cupboard space and a dedicated shelf in the fridge.
All bedlinen and towels are provided. There is wi-fi. We don’t have a lot of rules except the usual – smoking outside only, no pets (because we have a cat). If you have any questions about things to do, getting to places etc., we'll be happy to help. If you just want maximum privacy and do your own thing, that's absolutely fine too.

Perfect stay - lovely, warm, clean room, with a desk and closet, about 25 mins from Edi. university. Rebecca was extremely helpful and friendly. I would definitely return!
Staying at Becky's place was really wonderful. She is a great host, helped us with maps and buses. The house is great, comfortavle and with a lot of soace. The bedroom is the best andvwe loved the bed!
Becky was a wonderful host - by far the best we've had whilst staying at Airbnb facilities.
We arrived at around midnight due to flight delays and she waited up to greet us, helped us get settled and was happy every evening to chat with us when we were around. She made every effort to make us comfortable. She also made suggestions as to what we could do during our stay in Edinburgh and had heaps of pamphlets for us to look through. She seemed to take a great interest in getting to know us, which was lovely, and we loved getting to know her, her houseguests and her son. Our room was lovely - cosy, warm, and homey. Her house was gorgeous, and the cat was great (Luke and I are animal lovers). We loved staying with Becky, and would happily stay with her again if we come back to Edinburgh! Very highly recommend.
Rebecca was a welcoming host. She gave us tea and asked us if we needed any help finding our way around or needed ideas for things to see during our visit. She also provided printed guides and maps, great for first-time visitors.
The room was quiet, warm, and comfortable with a soft bed, warm shower, and WiFi. Would definitely stay again.

The room was great. Everything is just the way it looks in the pictures. Becky is really nice. She gave us maps of the city and recommended some places for us to visit. She even helped me plan a surprise for my boyfriend's birthday.
Rebecca's location is quite close to downtown Edinburgh and is only a few minutes walk to the bus station. We arrived quite early in the morning prior to check in time and Rebecca was kind enough to offer us a cup of tea and set down our bags while she readied the room. The room is comfy and quaint, but the single shared bathroom can be used by up to 5-6 strangers plus yourself so make sure you are okay with that before booking. Rebecca's relaxed style is great for those who have their own plans and wish to be independent tourists.
