Extremely cute, cozy, newly remodeled condo in a small (15 unit) condo building that's only 1 block from the beach (Atlantic Ocean)! You literally walk out the front door and are on the beach in 2 minutes. Upgraded features include new carpet, new beds, new kitchen, new furniture, new blinds/curtains, and it's all decorated in a vintage beach cottage theme that we had a ton of fun doing (let's just say it's amazing what cool nautical knick-knacks you can find on eBay and at garage sales). Check out the pics! Only 10 mins by car from Atlantic City and all the casinos/attractions! Condo building itself has recently been upgraded and features an all-new courtyard and new railings- it's excellently maintained.
Apartment is fully stocked with everything you'll need to enjoy yourself and feel like you're right at home:
-kitchen has frying/saute pans, pots, utensils, silverware, napkins, towels, spices, condiments, dishes.
-hall closet has four beach towels, four body towels, extra sheets, and any cleaning supplies you may need.
-bathroom has hand towels, washcloths, hand soap, shampoo, conditioner, body wash, and bar soap.
-four beach badges for the beach (required during the summer months), so you're all set to get some sun and waves!
The maximum occupancy is four people and, we're sorry, we're not allowed to have any more people than that spend the night (this is per the City of Brigantine and not us)! If it's a very small child, we may be able to accommodate them, in addition, to four people- please contact us first to ask. The kids' bedroom has two full-sized beds, the master bedroom has a queen-sized bed, and there's a queen-sized fold-out bed in the living room sofa. A comfy reclining armchair completes the scene and lets you relax and talk about the good times you had during the day.
Other amenities include: hi-def TV with DVD player and cable in the living room, TV and cable in the master bedroom, wireless internet, a parking space, and plenty of street parking. Any questions? Please ask!

Important note: we don't charge a cleaning fee or a fee for pets, but in exchange we ask that you leave our place in a relatively clean state. We detail this clearly at the time of booking and checkout, and in our house rules and rental agreement. Unfortunately, as some others have not been able to do this, we have been forced to institute a $50 penalty if this not followed. This would be taken from your security deposit. Rest assured that our expectations are very basic and that this is only as a last resort—we would much rather our place be left as it should!

You renting from us constitutes acceptance of this rental agreement. Below is an abridged version of this rental agreement, which contains some, but not all, items present in our rental agreement:
We want you to have a good time, so please carefully read and observe the following basic, common-sense rules:
Arrival time: earliest arrival time on the date of your reservation is 2 pm unless prior arrangements have been made. The reason for this is that there may be guests leaving the day you're arriving, so that gives us time to have the unit cleaned prior to your arrival.
Departure time: latest departure time is 11 am on your last day, unless prior arrangements have been made. This gives us time to have a cleaning service clean the unit to make it ready for our next guests.
OTHER VERY IMPORTANT RULES:
Four (4) people. You can have more than four people hanging out during the day, but no more than four people can spend the night. This may not include very small children, please contact us to ask FIRST and we will review it on a case-by-case basis. Please, adhere to this- we will get fined by the condo association if more than four people spend the night and we will unfortunately have to take that out of your security deposit, as you've been warned! This is a designation imposed by the City of Brigantine and not by us.
This is not a party condo! If you're looking for that, please go somewhere else! We, as the owners, will get fined if there are noise complaints from other tenants of the complex- if this happens, the fine will come out of your security deposit!! Please, do not rent from us if you're not ok with this! A lot of the other 14 units in this building have permanent residents and mutual respect for them is a requirement! People come to this building to relax, unwind, escape, and enjoy themselves, and the last thing they want to deal with is annoying neighbors. Our space is ideally suited for families, adults, and people that are going to respect it as if it's their own. Quiet time is after 11 pm. That means no loud music, yelling, etc. Again, mutual respect for your neighbors!
Absolutely no smoking in the unit OR anywhere in the entire condo complex, including in the courtyard!! If you're caught smoking anywhere in the complex we'll get fined and the fine will come out of your security deposit.
You are allocated one parking spot only (the spot # will be provided after booking). Please do not park in any other parking spot, as that belongs to someone else and not us. There's plenty of street parking right there, enough to accommodate all your vehicles. If you do park in another spot other than ours, you face the possibility of having your car towed, as the condo association management has indicated they will do, and/or of us having a fine assessed against us. Both of these things will be your financial responsibility if either occurs, the fine will come out of your security deposit and the tow will come out of your pocket.
*** VERY IMPORTANT ***
Cleaning: Please clean up after yourselves before you leave. We do not charge a cleaning fee because we expect (and would hope) that you would observe common-sense etiquette. This is not a hotel, this is our home. Please treat it as such. This means wiping down counters, tables, doing dishes, making sure there isn't pet hair left on furniture (if applicable), that the bathroom isn't a mess, and that the floors aren't excessively dirty.
If you do not do this before you check out, we will charge you a $50 cleaning fee! This will come out of your security deposit. Please do not book our place if you feel you cannot do this. We will provide pictures of the condition it was left in, upon request. Please see rental agreement for complete detail of what you are expected to do before checkout.
Acts of God:
We are not responsible for any acts of God or inclement weather impinging upon the quality of your stay, as they are obviously outside of our control. If a mandatory evacuation order is issued before you're due to arrive, we will refund your money. If it's issued during your stay, we will prorate any unused time and refund you the difference.
It goes without saying, but the cost of anything missing from our place (whether by accident or on purpose) will also come from your security deposit. We've had some small children accidentally take a few items and the family just sent them back to us, which is fine- so, if that happens, just let us know if we don't discover it first and we can resolve it, no problem! If you notice any pre-existing damage when you check in to the condo, please notice us immediately, so that you're not held responsible for it!
