The Short Version: No smoking, NO 'SCHOOLIES' bookings, EVER, 3 night minimum no exceptions, sleeps maximum of 6 but we prefer fewer, the more references and information about you that your entry has, the more likely we are to agree, and we ask our guests to be quiet on the balcony after 10pm as we have old neighbours. Please don't email me asking the price - airbnb tells you the price when you request dates. It helps both of us if you have read the how-it-works manual on the site. The Long Version: A welcoming and spacious 3-bedroom non-smoking holiday house in town, a few blocks from the most beautiful beach on the east coast of Australia. It is a fully renovated, with charming verandah and garden on four sides, 8 mins walk to the beach, two mins to shops and cinema. Byron Bay is now world famous for its great surfing, its bizarre mix of hippies, backpackers, tree-changers, sea-changers, the rich, the powerful, the green and of course, the bronzed. Learn to surf, kayak with dolphins, count the whales in season, have your chakras realigned, a daily massage, whatever you fancy. Byron is popular year round, with good restaurants and a weekly farmers' market, and a couple of world class festivals - the East Coast Blues and Roots Festival at Easter, Splendour in the Grass rock music fest in July, a writer's festival and a film festival. Best months are February-April, September-December, but June and July are also lovely - just cooler (southern winter). We are usually in Byron over Christmas, New Year and most of January, which means our house in Sydney is sometimes available during that period. See our other listing.
The house is about 65 years old, with a long covered timber verandah down one side. Inside it has polished timber floors, and the main double dining/lounge room has doors that slide back so that the whole room is open to the verandah. There are three bedrooms - the cool master bedroom has a new built-in wardrobe and a king size bed; bedroom 2 has two king singles that can be placed together; bedroom 3 has a queen bed, built-in wardrobe and French doors opening to the verandah. The galley kitchen was installed about a decade ago, with everything you'd need, and most of the rooms have high ceilings with fans. The garden was completely remodelled in 2010 with lots of tropical plants, ferns and palms. When the rest of the country is sweltering, we usually get a sea breeze across the verandah, where there is long chaise for the important afternoon siesta.
The house is in the town, with no views, but it's very light and airy and comfortable. A car would be an advantage, but is not absolutely required. If you fly in to Ballina-Byron, the pick-up services will drop you at the door. Once in town you can walk everywhere you might need, or hire a car for excursions.
Byron Bay is 660 kms north of Sydney, 160 kms south of Brisbane. It is Australia's most easterly point, with a lighthouse on a headland surrounded by National Park. The beaches run 20 kms to both the north and south. Main beach is patrolled and safe for kids, with Olympic pool nearby. Byron is legendary for board surfing, with some of the best waves on the east coast, including several surf schools. The diving is also terrific at Julian Rocks marine reserve. The town has a population of about 10,000, many of whom will be visitors from other countries at any one time. Driving from Sydney takes about ten hours, or two hours from Brisbane. It is our idea of paradise, and most people do not disagree.
Absolutely no smoking in the house please, and no pets. We prefer smaller groups, never more than six in total, the older the better, unless you can guarantee you will be an exemplary guest. If it is 'schoolies week', the answer will be no, sorry. No extra guests other than those agreed on.
Above all, we ask that you respect our neighbours and refrain from noise on the verandah after 10pm. Our closest neighbours are elderly, so we try to look out for them. If you party loud in Byron, the party police will come and shut you down, so please help us to avoid becoming notorious! If we get a complaint, you will be asked to leave. Sorry to be so firm but it's a big issue in Byron, and the council is already trying to stop home-owners from renting their houses.
We expect you to leave the house in a reasonable state of cleanliness, similar to how you found it. Rubbish removed to the bins, dishes in dishwasher and turned on as you leave.
We provide linen for the stay but PLEASE LEAVE SHEETS ON BEDS - REPEAT, DO NOT STRIP THE BEDS. It creates more work for the cleaner, as he prefers to do it himself.
Keys to be placed back in the lockbox when you leave - don't forget to jumble the numbers after you close it.
Beyond that, we hope that you have a great time, unwind and enjoy all that Byron offers, which is a lot.
The house has a delightfully relaxing feel to it such that upon arrival "holiday" is instantaneous. Everything one needs is provided, and the inside-outside space is comfortable and enjoyable. We stayed with two small children and the house worked well for all of us. The location is convenient and it is a pleasure to walk to the beach, the shops, the lighthouse - anywhere! Paul was a helpful and thoughtful host and I highly recommend this accommodation.
Paul was a considerate and communicative host. He provided us with ample useful information about the house and the area. We really enjoyed staying at his house, which is practical and has a lovely ambience and is interestingly and eclectically decorated and furnished. The house is well located and well appointed and has a generous covered deck and beautiful garden. We walked to the tennis courts, the shops and the beach and hardly needed the car.
Paul's house is very comfortable and in a great spot. We would definitely recommend it and stay again!

Paul was really responsive and very clear. He is very house proud and it is obvious why. The home is lovely and close enough to be in Byron but far enough away to not be bothered by the hoards. Thoroughly recommended, Stuart
Paul's house was exactly as described. Great location, nice and clean and a good size. Pictures on Internet were accurate. Easy walk into town and beach, yet in a quieter suburban area. Good communication with Paul throughout, I would definitely stay again.
We had a great time at Paul's place. It is in a perfect location, just outside of the noisier parts of Byron, but close enough for an easy stroll to the beach each morning. The house itself is full of character, very private, and immaculately kept and maintained. (The espresso machine was an unexpected and welcome touch!) As a host, Paul was prompt, professional, reasonable, and accommodating - could not have been better!
