We rent all year round our three- level house (we rent all floors not just a part of the house) built on the remains of a 16th Century tower is on a charming, quiet street just five minutes away from the central square, Piazza Garibaldi, with markets, shops, banks, post, and two bars and restaurants.
This beautiful building has been restored with creativity and love with much attention to details and true to its architectural style with natural stone and refined materials that give it a very unique atmosphere and made it onto a very interesting architectural state.
The third floor house has a private terrace offering a breath-taking view on the valley and the town of Città della Pieve with its charming stones that turn gold at sunset.
At the ground-floor there is a leaving room area with a spacious table, a kitchenette, some comfortable couches well-functioning fireplace and one bathroom.
The three steps lead onto the private terrace where you can start your day having breakfast while reading a book, or later in the day relax ,drinking a cocktail and at night… looking at the beautiful sky full of stars.
From the terrace you can reach a very unique jet tub room that was created from the original tuff cave.
On the first floor there is a master bedroom with double bed and a bathroom with a bathtub.
On the second floor there is a beautiful studio apartment showered with beautiful natural light and sunshine all day long with double bed, a bathroom with shower a small cosy living room and a tiny balcony overlooking the Cetonas’ Mountain and the Tuscan countryside.

Alle and Fran are two of the coolest people met on my world travels.
Absolute heart, wit, intelligence, beaming smiles, and deep passion relating to their country and culture.
Inspirational moving people who effortlessly created a secure feeling in their mesmerising castle hanging over Cetona like the best kept secret in Europe.
Fran's design of the castle reveals intricacies and love that envelops you in a magical way. There are hidden enchantments that constantly surprise.
Alle was immediate in her response to questions, offering alternatives to ideas, and going to deep lengths to provide every ounce of help.
It felt like we were amidst family. The town folk and plaza is full of hospitable charm.
Then there's the view...the Tuscan hills from all windows in the castle are unlike anything you've seen and everything you've dreamed or imagined. It's as though you've entered a painting and you're constantly pinching yourself that all that beauty and spirit is before you.
Meeting Alle and Fran was a touching experience.
You'll be changed for the better.
A cosy and beautiful house, with a stunning view and plenty of space for at least 4 people (we were only two and didn’t even use the third floor!) just as you see it in the pictures. Alessandra and Francesco are wonderful, friendly hosts who are helpful with everything you might need (trips to the near sights, wine, local specialities, ...)
I can highly recommend strolling through the narrow steep alleys of Cetona, and climbing Monte Cetona. Otherwise use the well equipped kitchen, enjoy the open fire with a glass of wine or just sit down to write on that cute little desk, you’ll never get bored! And the jacuzzi is the icing on the cake. We’ll be happy to return.

Wonderful hosts and spectacular house. This is THE place to be in Tuscany. Do not hesitate, it's romantic, quiet, stunning beautiful, nearby Montepulciano, Montalcino, Siena, Orvieto and Perugia, plenty of things to do and very warm welcome of Alessandra and Francesco (her husband). We stayed for one week in early January 2014 and we will never forget the experience.
Super highly recommended.
Many many thanks,
Mik and Bex (Italy and UK)
It was our best vacation!
House is really lovely and charming, Cetona - the amazing place for quite vacation. The house is located in very beautiful village , with all the necessary shops and two excellent restaurants. Owners of the house - soooooo kind and warm-hearted people, we have become real friends.
Dear Alessandra and Francesco, thanks for all, it was our best vacation!
Hope to see you again, again and again.
With deepest love,
Svetlana, Igor and Busya.
Alessandro and Francesco took us in like their own family, and looked after us (and our two dogs) throughout all the time we stayed in Cetona. They are fantastic people with a big heart and a great taste for life!
What you need to know:
HOUSE - the house is 3 floors, with a big fireplace, a balcony, a shower, a bath and a jacuzzi in the garden. Strong WiFi connection (was important for us!). Excellent views on both sides! Very quiet at night, wonderful sleep. Every morning we would go "Wow...!!" when opening the windows. It's also close to parking (convenient!) and to the road that you may follow into the fields, to walk the dogs (if you have any).
VILLAGE - beautiful! Small. No tourists at any day, except for New Year's Eve some Italian families came over to visit. The village has the fruit shop, the cheese/pasta/bread shop, and 2 fantastic restaurants (Merlo, Nilo) where you can dine like a king (for €60-80, with a bottle of great wine, and it's a bill for two!!).
AREA - we drove everywhere in Tuscany except for Firenze where we took the train from Chiusi. Definitely go to Cortona, Pieve, etc., they are small jewels. Walk the streets, have a coffee. Zafferano at Pieve is great, and so is Tre Cristi at Siena. Definitely follow Alessandra's advice on the restaurants, she knows perfect spots which we never would have found ourselves!
All in all, for a retreat where you want to sleep, work on a book/emails, walk, eat well and take an occasional tour of Tuscany, this is a perfect harbour. Highly recommended.
Alessandra and Francesco are truly some of the kindest people I have ever met. They give a new meaning to the word hospitality. The villa is so unique- and historic, you feel like you have been transported back into time, very cool. But really what made our stay so special was Alessandra & her husband. She provided us with recommendations of things to do in the area, and even called local friends to help us schedule fun days. All of her suggestions were amazing. They left us a congratulations bottle of prosecco, and a bottle of local red wine to try. They also walked us into town to show us around and introduce us to everyone. We met with them almost every day since they live a few houses away. A really memorable experience!!
Without question the kindest, most accommodating, knowledgable and helpful hosts I've ever met. Alessandra and Francesco are clearly very passionate about, and good at, what they do.
Cetona is completely beautiful, quite the typical Tuscan village. Great family run restaurant (Osteria del Merlo) and delis/wine merchant, shops (traditional, unpretentious) etc., and a perfect place from which to drive to visit Siena, Montepulciano, Florence and other surrounding cities in Tuscany.
The home is exactly as it appears from the photographs. Even in the colder months (we visited in November), as homely and comfortable as it looks. We would definitely return again.
1 tip: If travelling by car using GPS - navigate to Via Sobborgo, Cetona. This is the road that leads to the parking for downtown Cetona (the one you need). Everything between Via Sobborgo and Via della Piaggiola (1 min of driving) does not appear on GPS.
My husband and I had so much fun in this house! Alessandra and Francesco are darling. They are gracious, accommodating and knowledgeable hosts that exceeded our expectations. Alessandra is very responsive on email and text. They had suggestions of how to tailor our visit that fit perfectly with how we wanted to spend our time in Tuscany. The evening we arrived they took us to the square and gave a small and thorough introduction to the town: where the butcher was, where to get wine, the best place to get cheese, etc. It gave us instant confidence in our location pick and made us feel at home. Cetona is a great location for traveling around Tuscany and Umbria.
Their home was so neat to explore….there were treasures to find in every corner. All amenities are very modern, complete with plenty of water pressure and hot water. We used the Jacuzzi tub one night and did not run out of hot water! The shower on the 3rd floor was a joy to have after some smaller Italian showers that we had been using. The kitchen is well appointed; we cooked a number of times and never felt like we were missing a tool or utensil. There is also a small kitchenette on the 3rd floor, which we did not use. This is also where the washing machine is, which was much appreciated as well. While it was just 2 of us together, the house would accommodate two small families nicely, or 2 couples, with those staying in the 3rd floor even having their own apartment of sorts. We loved the view across the valley and got to watch the most brilliant thunder and lightning storm while we were there!
Do not hesitate to stay here or miss the opportunity to meet Alessandra and Francesco.
Alessandra and Francesco are perfect hosts! Alessandra took extra time with us on our arrival. She shared a wealth of information and links about things to see and do, once she learned of our interests. And we learned about the culture of the town and chatted about Italian politics, while she led us to Cetona's small piazza. Once there, she introduced us to a shopkeeper who offered us an impromptu tasting of exquisite wild boar prosciutto and something else that I didn't get the name of. And she made sure we knew about the panetteria, a few doors down on the square. We didn't travel to Italy for pizza, but we took this for the road one day and were extremely happy. While there be sure to try a brioche, looks like a croissant - buttery and perfect in texture. And Cafe Merlo, also on the piazza, in the stable part of an ancient tower that had been a prison, served us one of the best dinners we had in Italy.
Alessandra and Francesco's home is a labor of love, mostly his, as they tell it - it is unique and rustic and cozy at the same time, just as the photos suggest. There is sleeping space for 6, though four people don't really have privacy, with bunked beds and a bigger bed in one space, as the photos show. We were just two, but it didn't feel cavernous - we stayed to the first two levels except for showering and laundry. The hot tub is really a jet tub (perhaps something is missed in translation, to us a hot tub is filled and ready to go) so you need to fill it - water is plenty hot so it would probably work fine, but we didn't try it.
And the town of Cetona is breathtaking - the elevation, the views as if viewing a painting, the ancient buildings and niches and internal arches and impossibly steep alleyways. It is an easy drive from the Chiusi train station where we rented a car from Hertz; Francesco had graciously offered to pick us up, but we had plans to drive about in Tuscany. We found Montepulciano to be an easy drive; Montalcino is a bit farther and more complicated.
We cherished our time in Cetona. Thank you, Alessandra and Francesco!
I honestly do not know where to begin especially since all the relevant superlatives have already been used in all the other reviews. All I can say is ditto ditto ditto about Cetona and the surrounding area, this house, Alessandra and Francesco, etc. Everything was perfect, we had an amazing time and would stay here again in a heartbeat.
