Rules and Regulations: All residents are required to comply with the specific covenants, conditions, and restrictions or house rules applicable to the rental property. No excessive parties, loud noise or behavior likely to be considered a nuisance is permitted.
Use of Rental Unit: Unit shall be used solely and exclusively for private residence purposes, and shall be occupied only by the persons specified. No assignment or subletting is permitted. Guest (Tenant/Guarantor) agrees not to assign this agreement or sublet the Premises or any portion of the Premises (including the parking space). This obligation of Guest is intended as a strict and absolute prohibition against subletting and assignment and may not be waived by either party.
Reserved Rights: Absent written instructions to the contrary, resident hereby grants to AMSI authorization to enter the unit subject to the following conditions: (a) Make necessary or agreed upon repairs, cleaning, alteration or improvements following resident's request or 24 hour notice (b) Emergency situations (c) Show unit for releasing after notice to vacate has been given & with 24 hour notice.
Maintenance Of The Premises: Guest [Tenant] will at their own expense, and at all time(s) maintain the Premises in a clean and sanitary manner and abide by all rules regarding maintaining condition of the Premises. Guest [Tenant] will surrender the Premises, in as good condition as received, normal wear and tear is expected. Burns, stains, holes or tears in the carpeting, draperies or walls do not constitute reasonable wear and tear.
Parking: Parking is very specific for each property, information should be obtained from your reservation agent.Parking assignments must be strictly adhered to. Cars parked in unassigned spaces will be towed at the car owner's expense. Not all units have parking.
Maid Services: Bi-monthly maid service is provided complimentary for all 30 day minimum stays. Standard maid service DOES NOT INCLUDE LAUNDRY service.
Telephone, Cable TV & Hi-speed Internet: Units are equipped with one line of local phone service, digital cable TV and hi-speed internet. Local phone service is provided free of charge. For long distance and toll calls please use calling cards.
Keys/Access Cards/Parking tags/Genies: All access items must be LEFT IN THE UNIT upon departure.
Nonsmoking: Tenant is advised that the rental unit, as well as all building common areas, parking facilities, and storage places, are nonsmoking. Smoking is therefore prohibited in the rental unit as well as in all common areas of the apartment building.
Pets: Pets must be approved in advance. An AMSI Pet Agreement and Pet Deposit are required. In addition to standard departure fee, an $85 pet cleaning fee will be billed to departing guest. The Flea treatment and carpet cleaning fees may apply.
Even though we did not meet in person, James was a responsive host and made himself available for any questions or special requests. Checking-in was easy once I figured out the lockbox where the keys are stored. There was a stock of fresh towels in the bathroom and the kitchen was fully equipped. Overall, the place is spacious, comfortable and very well located.

Great neighborhood. Walking distance to a lot of restaurants and entertainment. James was a great host. He accommodated a last minute added night with speed and professionalism. Highly recommended.
The place was beautiful and so cozy! Extremely spacious and great location. Close to transit and near several cute shops and restaurants. James responded to texts very quickly and completely left us with our own space. Definitely recommend this place!
We enjoyed our stay here. The rooms are a great size, and the beds are very comfortable. The kitchen is well stocked. The location is excellent for public transportation. The street is pretty busy. The apt above is also a rental, so just know that the noise from above can be pretty loud. Also, while it does come with a garage, you will need a mini to make use of it, as the opening is very, very narrow. James did show us parking on a southern section of Market St that had no time limit, and that was super helpful and not too far away.
House worked fine, some troubles with the door but James got a repair man over as soon as he could and we worked it out. Location is great to enjoy all the good food in the area. I would tell anyone looking for a place with easy access to the castro and mission to rent here.
