SOME NOTES ABOUT THE MOUNTAINS:
- This is the mountains and cell service may be spotty
- There may be some twisty roads
- This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters.
- There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc.

- PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes.

- The cabin has well water and when first turning the hot water on it can have the sulfur smell. This will go away after a minute or two and is typically just when you first turn it on the first day. After you start using the water regularly it goes away. Also, the water can sometimes come out a little brown, typically when flushing the toilets, etc. This is normal. The water is drinkable, but we still recommend using the filtered water from the fridge.
- Cell phone service is very spotty in the area, so download the maps offline before arriving.

The community pool and fishing pond are run by a 3rd party and we have no control over closures, etc. that may occur. No refunds will be issued for closures of these amenities.

Fireplace is gas powered and is typically shut off between March/April and October/November.

Note: This is the mountains and WiFi and cell phone service can sometimes be spotty and lose service. If the internet does go out, try resetting the router first. We highly recommend you download maps of the area offline prior to arriving.

A separate rental agreement will be sent out electronically after booking for e signature. Signing of the agreement is required. This agreement outlines house rules and policies.

I spend too much time: On the phone
We are a multi-cultural, Christian family of 5 starting out in the short term rentals. I grew up in NH, but moved down to FL in 2002. My wife is from Ecuador and moved to the US in 2013. We absolutely love traveling and the Great Smoky Mountains, getting out in nature, and being active! In fact, we love the area so much that in February of 2021 our family decided to purchase our first vacation home. It's been a dream of ours to have a log cabin with some land to call our own and now that dream has come true and we are excited to share it with you! We wanted a cabin large enough for our family and friends. We hope you enjoy our cabin as much as our family does. We look forward to hosting you!
