The space

Juggle your busy priorities with ease from this modular live-and-work space situated quietly upstairs within a vibrant four-bedroom community home. Shared bathroom (details below). This room can be all bedroom, all office, or combination of both. After work/sleep, meet a new Airbnb friend in the commons.

THE CHALLENGE: Some guests don't want to compromise between performing highly at home and living in a warm and social house.

Shooting for doing "everything right" usually ends up with everything mediocre. A modular space has to solve for typical trade-offs.

Our big goals:

-deliver a remarkable rest and recharge
-transform to modern office in under 5 minutes and back
-deliver a memorable social experience
-retain that rare sense of "home away from home"

THE SOLUTION IS THE BED: A real bedroom deserves a real bed. And an office deserves a smart place to work without a bed, ability to change your posture during the day, and even lounge a little. And at first we didn't think we could pull off a modular space because most sofa beds are absolutely terrible. Sofa-beds usually scream "trade-off!" They creak, sag and disappoint. But we discovered one that delivers a solid sleep experience with the smallest possible sofa footprint. So we invested the $3,500.00 (yes that is slightly insane) on this unicorn of a queen sized sofa-bed and couldn't be happier! Tempur-pedic partnered to craft the patented spring-less American Leather Comfort Sleeper. Search for it online for more info.

YOU PLAY YOUR ROLE TOO: You understand that to make any shared home/resource space work, you're a pro at sharing and helping to set any group expectations. Meaning...

Big deliverable ahead? Let other guests know so we can strive to meet your dedication with the courtesy you deserve. Want a fun evening of food, friends, movies or games? Communication can make almost any reasonable use possible.

Just remember, you are a member of a home with other members. Use of common resources are by their nature shared. If you want to consider a use that might appear exclusive to other members please communicate/ negotiate with the house members in advance.

BATHROOM SHARING: Perfect if you don't mind sharing a bathroom. To get to the bathroom, each guest has a separate door to the bathroom. Owner pass-through access needs to happen through one of the two rooms. It's rare but it happens for cleaning and use. It's a shared bathroom.

Please refrain from booking if this bathroom sharing concept concerns you. We also offer two other fully private rooms with their own bathrooms. They cost a little more to account for the exclusive use of a bathroom.

Interaction with guests

You are a welcome member of a four bedroom guest home with the owner and other Airbnb members. Some members are on long-term stays, others are here for a short time.

Someone is generally at home to help manage your on-boarding and remaining experience. Occasionally we travel but always have a backup solution to keep you 100% taken care of.

Other things to note

This room is fitted with a very nice Tempurpedic sofa bed. They can produce a warm sleep experience due to the memory foam design. Our inaugural guest reported heat discomfort. We solved the problem by installing a bed cover designed to dissipate heat. Our subsequent guests report a very comfortable sleep. Just thought you'd like to know :)

Space and host were great. Thank you! Chris called me the night before to check in since he wasn't going to be there during my stay. The app-based lock on the door was very cool. The trip from the train station to the apartment was a short ride and there was a Thai place about a block away that got me a quick and delicious dinner. There were a bunch of Ethiopian places nearby that I wanted to try but didn't get a chance - need to come back for those. My conference was downtown and I like to explore so I used Uber which had a lot of drivers available and were very reasonable ($3 for Pool, around $7 for UberX). Ben was very friendly and helpful and the other guests were nice. Bathroom sharing wasn't an issue at all. The cleaning lady came during my stay and was very thorough - the place looked great.

Chris was very helpful in getting me settled in, and I had a pleasant stay for three weeks. The bed was super comfortable and the other inhabitants were friendly. Lots of interesting eateries in the neighborhood. Conveniently located close to the metro. Overall, great stay in DC!

Chris has an excellent place and is kind and generous in the way he welcomes guest into it. All the info about the place is spot-on (great location (exceptionally close to everything by bus or metro), nice rooms, good kitchen). Chris also seems to have a knack for getting great people to share the space--meeting the other airbnb guests was a definite highlight! You couldn't find a better space in DC--I stayed here for 6 weeks and had no complaints!

Overall a great experience - great room/house, great location. I stayed here for 2 weeks prior to moving into longer-term housing. Chris made sure before he accepted the reservation that I understood that there was a shared bathroom (which I did), but there were no problems or conflicts at all with this arrangement. After a very long drive, we were pleasantly surprised to find that Chris was able to secure a guest parking permit that let us park right in front of the building to unload my stuff. Kitchen was more than adequate and included a Vitamix! Lots of room for your own food in the fridge, freezer and cabinets. Very comfortable bed - slept very well every night. Also very quiet. Chris had just installed a new entry system to the house that worked great with my iPhone, but there is a backup plan if your phone is dead or any other kind of glitch. There were up to 3 other guests in the house while I was there, but rarely ran into each other and no conflicts at all with bathroom, kitchen or other space. Overall great experience. Clean, professional but personal experience that I highly recommend. Location was great - I walked 1 mile to/from work every day with no problems at all.

Things that impede our ability to connect:

-lack of profile pic or one that fails to show your lovely face

-lack of reviews (never used Airbnb yet? (no problem, get your family/friends to write a referral on Airbnb)

-slap-dash intros, or intros that assume you are already booked (like not saying hello but telling me your flight arrival)

-anything that indicates you are not comfortable with living in a shared space with others.
