The flat [which measures aprox 50sq meters] is situated on the third floor of a 1910 Liberty ‘Villino’ building. There is a lift to the bright, quiet, well cared for flat, which is simply furnished. It consists of a large living room, containing 2 sofa beds, an extendable dining table with chairs. It has a queen sized bedroom, a small kitchen with washing machine and a bathroom with shower, wash basin and bidet. A short flight of stairs leads to private access to a roof terrace which provides delightful views, along with a patio table and chairs.
Simply and well furnished you find sheets, towels, cutlery, dishes, glasses, kitchen tools, everything you need for a visit to Rome.
If you have a small car, we've also a parking place in the courtyard.

The Prati district is one of Rome’s most charming and elegant areas with a range of restaurants and pizzerias as well as pubs, cafes, wine and cocktail bars, ice cream shops, supermarkets and a typical local market, in addition to a variety of specialist shops.
The building is close to the city centre and many famous sites are within strolling distance. It is a few minutes from the Metro and well placed for bus, taxi and boat to access any area of the city:
Lepanto station on line (email hidden), and busses to Largo Argentina, you can walk to Piazza del Popolo (5 minutes), Piazza San Pietro and Vatican Museums (15 minutes), Piazza Navona (20 minutes).
You can check in and check out at any time.
When you arrive we'll explain you a few things you may need to know (A/C, Washing machine, WiFi information, keys and inter phone).
The listing was quite accurate. Our host was very lovely and easy to reach if we had any questions. He greeted us with a bottle of wine and even offered for our kids to play computer games and/or watch TV with his kids! The terrace was a great bonus for us, as we enjoyed both morning and evening moments overlooking this part of Roma (Prati). Also, this apartment is very well-located -- very close to the Vatican and a Metro stop and also reasonably close (walking distance) to many other notable Roma sights.

Francesco was very helpful in advance, giving us tons of useful information. We were greeted promptly as promised, however Francesco was out of town and the person who greeted us spoke extremely limited English so I am not sure if I understood everything properly. The rooms were clean and comfortable, but fairly Spartan. Francesco had informed us that there was one more flight of stairs to get up after the elevator (we were helped up with our luggage) but they were no problem. However, the step from the living room to the bedroom proved to be difficult for us (two older people) who wake up stiff in the morning. I think there would be no problem for younger or nimbler people, but be aware if you are older and wake up stiff. We had to sit down on the step and spin around to get out of the bedroom in the morning.
Appliances and all worked well (I couldn't figure out how to turn off the washer) but the internet was touchy and the air conditioner was a complete mystery. We ended up realizing we could use the internet only with our laptop, and I could get the AC to work, only to have it go crazy at 2 or 3 in the morning (I ended up unplugging it). By the time the day rolled around I could get it to work again so I never asked for help (my hubris in thinking I had finally solved the problem). Francesco's family called a cab for us to get us back to the airport and were very helpful.
The location is great. You are one block from a fairly major street with lots of eating options. We were able to locate some shops for food, and the Lepanto Metro stop is a very short walk. The Metro is very easy to use and between that and buses we got along very well on transportation.
We tend to be a little more "home-based" than others so internet and AC are probably more important to us than others. If you are to visit Rome and wish for a great neighborhood, safe and comfortable housing, easy access to transportation, and great choices for eating within walking distance, you could not go wrong here.

I know wifi authentication may be tricky sometimes with android devices, that's why I usually help my guests to connect the first time.
Air conditioning needs to be reset sometimes; I usually do it by myself but last week I was abroad and could not do it. Sorry for this.
Wir hatten eine wunderbare Zeit in der Via dei Gracchi bei Francesco und seiner Familie. Wir wurden sehr herzlich empfangen, die Wohnung entsprach genau der Beschreibung: für 2 Personen ideal, besonders auch von der Lage her. Die Dachterrasse ist super. Wir hatten großartige 4 Wochen dort, den Gastgebern nochmal herzlichen Dank.
Francesco was very helpful prior to our trip, providing lots of recommendations and very clear instructions on how to get there - made our arrival and planning very easy. The apartment is small but lovely, the sofa bed is only a single bed but very comfortable. We visited in August so it was very hot, unfortunately there were no instructions for the AC and it kept turning itself off or beeping constantly which meant we had to turn it off. The Internet was also a little temperamental. Francesco had been away so hadn't been able to check these items, it didn't ruin our stay but they would have made it perfect! The location was great we walked everywhere not even needing public transport, supermarkets are near by as are restaurants if you want to stay local.
Location is fantastic! Felt very safe in the area.

Absolutely fantastic experience. Francesco and his wife went above and beyond to make sure our stay in Rome was an amazing one. We were provided with lots of local tips on not only getting around, but which places were the must see/experience.
There was more than enough room for the two of us in the apartment and enjoyed the clean facilities.
Mi fa piacere che nella mansarda dove sono cresciuto vengano viaggiatori curiosi, con voglia di vedere Roma senza spendere molto.
Viaggiavo come loro. Oggi vivo sotto la mansarda in una casa borghese, fida famiglia, e capita molto raramente di poter fare un breve viaggio, che vorrei molto a ovest o molto a est o molto a sud o a nord.
Mi piace il cinema ed i miei ospiti potranno assaggiarne un po' , magari quei film che parlano di Roma. Mi piace leggere ma ho poco tempo. Sport ? Le scale (tranquilli, per chi vuole c è l'ascensore ed un Ping pong in giardino).
Mi piace la buona musica dal rythm blues, soul, rock alternativo, surf rock.
