Beautiful independent villa obtained from the careful restoration of an ancient stone farmhouse that sits atop hill whit 360 degree views over underlying countryside. All facilities and shops are at 2 kms. Siena is at 29 kms, Arezzo is at 35 kms, while Asciano, the Crete Senesi and the Abbey of Monte Oliveto are 30 minutes away by car. The thermal Spa of Rapolano is a 15 minutes drive, and the entrance to the A1 highway is at 43 kms. The mediaval hamlet of Cennina, which hosts summer concerts starting from June, is at 2 kms. The villa is reached by 1 km of well-kept dirt track and surrounded by 4000 meters of gardens, bordered by the property.
The Villa can accommodate 10 people in 5 bed-rooms with 3 bed-rooms and 1 W.C. with washbasin with 1 fully equipped kitchen indoor, outdoor dining area and private swimming-pool (10x5 mt's).

An entrance hall with two doors facing the entrance and a door on the left. The door on the left opens into a service W.C with washbasin. The left door facing the entrance opens into the vast living room with an archway that separates it from a cozier sitting room fire place. There are several panoramic glass doors in the living room that open into a portico that is furnished with table and chairs and is the ideal place to enjoy one's meals in the slumbering heat of summer.
The portico also has a full equipment of garden furniture.
From the sitting room, an open passageway leads into the formal dining room with open staircase that leads to the first door. The formal dining room is separated from informal dining area next to the kitchen by wrought iron and glass partition with door providing access to both. The informal dining room has a large table with marble top and it is separated from the kitchen by an open archway. The kitchen is exquisitely fitted and offers as gas range, gas oven, dishwasher, fridge with freezer and open hearth fireplace for grilling and roasting (Barbecue available even outside).
From the formal dining room, up 5 steps on the staircase is a landing with door to a utilities room with washing machine, washbasin and door to the near garden. The maid has exclusive access to this room. She comes three times weekly for three hours each time and costs 220 euro = per week to be paid directly on arrival. Extra hours can be arranged with her.
Continuing up the stairs from the first landing is a delightful sitting room with arched panoramic windows and wrought iron door to front of the house. From this sitting room through an open passageway is the third sitting with fireplace and doors to the sleeping section of the Villa.
These are three sections. To the left is the door to a double bedroom with ensuite complete bathroom with shower stall. To the right of the fireplace is a door to a corridor. Doors in the corridor lead into a spacious twin bedded room with an archway that interrupts the room and creates a study. At the end of corridor is the door to a large complete bathroom with two washbasins and bathtub. A last door in the corridor opens into a second spacious double bed-room with shower stall. The Villa is impeccably furnished with great care to details. Many pieces are antique and the finishings are luxurious.
A cook maid is available if you need, but you must confirm her at your booking.

Location: In the middle of Italy, between Florence, Siena and Arezzo, there is Valdambra

NB: The housekeeping service is obligatory from the second week and it costs 200 euros per week. (the first week of cleaning is including by Airbnb) The housekeeping service is 3 times per week for 4 hours, from 9am to 1pm or from 10am to 2pm.

NB: Only in the winter months (October, November, January, February, March) will be charged an extra fee of 100 Euros per day for heating the whole house.

Gio's home is perfect in many ways. Nestled amongst grape vines, it sits on the top of a hill with beautiful views of the treed hillsides and small vineyards. You even have a view to an small ancient village atop one of the hills that is lit up in the evenings and very beautiful. The setting is private with a rural vineyard feel though very close to several small (URL HIDDEN) of which, 10 minutes away by car, has a train station and grocery stores. There are very nice restaurants 5 to 10 minutes away. There are many nice sitting and dining areas located on the west side of the house including a large outside dining table under a vine laden portico. There is a nice pool and lawn on the east side. The inside of the house is beautifully decorated with old world furnishings that add perfectly to the feel of the stone villa. There are also two large dining tables (URL HIDDEN) in a formal dining room and another adjacent to the kitchen to provide many dining options. We used all three of the large dining areas inside and out depending on mood and weather. Lots of candles to make a perfect dining experience. Gio and a friend prepared a traditional Tuscan dinner for us one night that was the highlight of our two week trip around Tuscany. We lunched on the leftovers the next couple of days too. Gio handled it all...from setup to cleanup and all we had to do was sit and be waited on. It was perfect. The bedroom situation was perfect for our three couples. Each of the three suite areas had it's own private bathroom and the suites were connected by a large common lounging area with a sofa and fireplace. One of the suites actually has an additional sleeping room and bed that shares the bathroom. There are many great lounging areas scattered around the house as well. Perfect for those times when someone wants a quiet place to read or a larger gather sits down for a visit. Very flexible and comfortable. Gio's own home is on the property about 100 yards to the west of the villa so he is available for any issues that come up. He can make reservations for you at the many dining options in the area and has great contacts at various vineyards and farms for insider arrangements. He will accompany you on the visit if you like. He is as available or not as you wish him to be. Gio is very personable and cares deeply about the quality of your stay. I highly recommend staying here.

Giovanni was waiting for us at the house in an upcoming thunderstorm and you can not imagine the impression one gets when driving up the entrance through a lane of cypresses in that kind of a weather situation - just stunning. The house is on top of a hill surrounded by vinyards with super views. A wonderful pool in the garden with olive treas that make it possible to find some shade should it be too hot and several seating areas around the house to either find the sun or shade. The house is big enough for everyone to find a quit spot should one want to and for all of the guests to have breakfast in the comfortable kitchen around a big table and dinners either outside or in the dining room. Giovanni is always available should one have a question and he organized a wonderful wine tasting and recommended some absolutely great restaurants - overall a very nice stay for the whole family and the two dogs we had a long. Thank you Gio!

Gio is a true gentleman. From booking right through to the end of the stay, he provided any assistance we needed from extra ameneties to suggestions around the area. The villa is absolutely stunning, and very well kept. The views are absolutely ridiculous. Couldn't recommend more highly!

Wow... What an amazing week at La Collina... The property is magnificent with lovely grounds in such an amazing location. Giovanni the owner is an absolute gentleman who made our stay fantastic, he cooked us a classic Tuscan meal that was one if the best we had. We had 5 adultS and two small kids and the villa was perfect. We didn't want to leave next time we will be back for longer... GRAZIE GIO

This is the PERFECT PLACE to stay for incredible holidays in Tuscany with friends & family. The house is just like in the magazines, very typical and very confortable too. A LOT of family memories all around, make you feel living like the old Italian families, like in the movies :-) Gio, the owner, is an amazing guy, you feel immediatly at home and he makes everything possible to make your trip the one of a lifetime, really ! I think I can say that we even became friends and I hope to visit quickly again. The experiences he suggested us, like the typpical Tuscany dinners, maid by a lady from the small village next door was just unforgettable, as the pasta lesson and degustation with fresh wild truffle from the area and, of course, the wine from the the place (the house have 360° winaries all around). Also Gio send us to one of his friend to maje a wine & cheese degustation in a small village nearby... perfect moment. This week was like in a dream, can't wait to be back. This is the best of the best! Hands-down the number one Airbnb host and place we have ever stayed! My wife, mother-in-law, our seven month old son and myself spent an enchanting week at Giovanni's beautiful villa in the countryside of Tuscany. During our stay Giovanni not only repaired my broken sandals but took us on a tour of the surrounding area in his classic 1965 Fiat 600. Giovanni is friends with many people in the surrounding communities and all of them were welcoming to us and greeted us as friends. This enabled us to truly have a one of a kind Tuscan experience (he arranged private winetastings with local cheeses, and amazing lavender apricot jam!) Furthermore, Giovanni cooked a spectacular meal for our family to enjoy - I would highly recommend it for anyone during their stay! The house is located about 30 - 45 minutes from Siena and Arezzo and one hour from Florence, a perfect central location for exploring many of Tuscany's greatest cities! We look forward to coming back again next year! Thank you Giovanni!
