Balmuirfield House sits on a five acre Estate of manicured gardens and woodland. There is a large ornamental pond in the grounds and a woodland walk along the Dighty burn. There are a variety of seating areas, swing seats, bench and loungers for you to relax on. There is also an Outdoor Bar with drinks fridge, large BBQ, fire pit and pizza oven, Fire Hut/Grill Cabin and Soft Tub.
On the ground floor of the main house - there is a large hallway; Spacious formal living room with 3 settes and extra chairs, a TV with Netflix and log burner for a roaring fire in the colder months; Drawing room with open fireplace, sofas and chesterfield armchairs - a relaxing room to play cards, read or have a wee dram; Formal dining room, which can seat up to 20 with a large Chippendale dining table that can seat up to 14 and an extra table in the window that can seat up to 6 with a fabulous log burner; newly renovated kitchen with lovely central island, Qettle boiling water tap, wine fridge, Nespresso machine and AGA.
On the first floor of the main house there are five large King size & Double bedrooms, three with Ensuite facilities and a traditional family bathroom with original Victorian cast iron bath and shower. Lovely views from all the bedrooms.
We have a new Grill Cabin which can seat up to 12-16 guests, where you can toast marshmallows on the open fire and keep cosy on the soft reindeer skins. Great for all weather. One visit included in your stay.
You can also book an animal feeding experience - where you will get up close to the animals and feed them in their pens -to include alpacas, pygmy goats, sheep and not to mention our resident King of the Mansion - Snoop Hog! This is £8 per person for approximately 30-45 minutes for guests staying in the main house and is *subject to availability. (Minimum 8 guests, max 12 per group, can be split into two groups). Adults must accompany children. Timings to be advised. Please ask if you would like to add this experiences to your stay. At least 48 hours notice required to cancel any extra bookings. Thank you
We have a relaxing woodland soft tub with massage jets and colour changing lights for you to enjoy. One evening included in your stay (subject to availability).
There are a variety of animals living in the grounds: Alpacas, pygmy goats, sheep, pigs, peacocks, geese, chickens, ducks and more. Snoop hog our resident celebrity porker is free to roam the grounds and so are the birds. The other animals are in pens. Please do not enter the pens unless on a guided animal experience. The animals are very friendly but please do not feed them unless instructed to. Thank you.
*Please note - For groups of up to 12 guests - you will have the main house with 5 bedrooms and 4 bathrooms. If you are a group of 12 or less and require all 7 bedrooms - please see below re. filling out form. Glamis House is our luxury alternative if we are full.
*For groups larger than 12 - we provide two additional bedrooms and a bathroom in the annexe which can be opened to join the main house to become one very large property- *please check availability and ask for more details if you require these (as we do book the annexe out separately) - see details below re. form.
We now have woodland accommodation:- beautiful glamping Mongolian yurts with log burners and double beds and comfy retro caravans, which can be utilised for larger groups. Please enquire if you would like to add any of these to your booking - see below.

Guest access
You will have full private access to the whole manor house, the formal gardens, grill cabin (one visit per stay), pond area, woodlands and burn walk for you to explore. You will have a key on your set of house keys to open the lock on the gate at the end of the burn walk to access the fields beyond the estate.
Other things to note
There is an annexe at the back of the property (which can be included in stays for larger groups or events). There may be guests residing there at other times. We just ask that you are conscientious regarding loud noise in the house after 11pm. Thank you!
