The space
Designed by renowned architect Josh Ward, this luxury self-catering home has been thoughtfully created for families and small groups seeking space, comfort, and privacy while exploring Livingstone. With light-filled interiors, stylish furnishings, beautiful outdoor spaces, and full solar backup power, you'll enjoy all the comforts of home in a peaceful setting.
The house offers three spacious bedrooms, including two king bedrooms and one twin room with two single beds. All bedrooms feature air-conditioning and mosquito nets, while the beds are dressed in premium Egyptian cotton and temperature-control bedding to help you enjoy a restful night's sleep. The master suite has its own ensuite bathroom with a bath and shower, while the remaining bedrooms share a family bathroom.
Whether you're preparing a quick breakfast before a day of adventure or enjoying a relaxed meal at home, you'll find everything you need in the fully equipped kitchen, including an electric oven, gas hob, full-size fridge/freezer, dishwasher, and pantry. A separate laundry room with a washing machine is also available for your convenience.
To help you settle in, we'll provide a few essentials on arrival, including tea, plunge coffee, milk, a bottle of wine, washing powder, and washing-up liquid.
When it's time to relax, you can unwind in the spacious open-plan living area, enjoy a movie in the separate TV lounge with Netflix, or catch up on work at the dedicated workspace. Fast Wi-Fi is available throughout the house.
Outside, you'll find several inviting spaces to relax, dine, and spend time together, including a braai (BBQ) area and firepit. The lush garden offers plenty of space for both adults and children to enjoy, with a shaded lawn, trampoline, sandpit, swing and climbing frame, as well as an exceptional infinity pool that has become a favourite feature among our guests.
If you're travelling with children, we've tried to make things a little easier by providing a highchair, toy box, children's cutlery, and a baby camping cot.
A wonderful team of staff is on hand to make your stay as comfortable as possible. Sarah, our housekeeper, will keep the home spotless and can assist with washing up and laundry, while our gardener maintains the grounds. Overnight security patrols the perimeter of the property, providing peace of mind while respecting your privacy.

We have lived in this quiet suburb for over 25 years. Our house is only a 15 minute drive from town and 25 minute drive to the Victoria Falls.

Hi my name is Muftau and I have lived in Livingstone since I was 6 years old. I built Kingfisher House with the help of my wife and our family friend Josh Ward's architect designs.
When I was young my mother's teaching career allowed us to live in the UK, Botswana and Nigeria but when we settled in Zambia we knew we had found home. As a family we love hosting people from all over the world and look forward to welcoming you to our home.
