The space

Docked at a peaceful urban marina, just steps from downtown Knoxville, this beautiful 75-foot houseboat is very roomy on the inside with lots of bonus space on the roof! Central heat and air conditioning provides cozy comfort all year round. Three staterooms, 2 full baths, a fully appointed kitchen, and a large hot tub on the upper deck provide additional comfort and convenience.

Guest access

You may enjoy full access to the entire vessel, but you are NOT permitted to move the boat away from where it is docked. :-o

Depending on several factors, including time of year, weather, and availability, Captain Kevin may be able to offer a cruise on a different boat for an additional fee – a smaller 26’ open boat called the "Queen Priscilla" operated by Tennessee Boat Line.

Except on football weekends, 45-minute and 90-minute cruises are offered at group rates (maximum 6 passengers). Cruise reservations must be secured separately through the TENNESSEE BOAT LINE website prior to your stay. Visit the "Tennessee Boat Line" website for more information.

Interaction with guests

We live and work just steps away from the marina and stop by daily to perform light housekeeping – typically in the early or later afternoon. We are always available via text or telephone and pleased to provide local information and recommendations.

ADDITIONAL OFFERINGS

BREAKFAST OPTION . . . If you stay at least 2 nights and you make a specific request, we will be pleased to prepare a complimentary hot BREAKFAST on the final morning of your stay. Your breakfast, delivered to the boat around 8:30 am, will include: a delicious scrambled egg casserole, freshly cut fruit, chilled orange juice, and hot coffee. If you are interested in this option, please let us know at the time you secure your reservation so we can plan accordingly.

PARKING

One authorized hangtag will be provided to allow one vehicle to park for free in the parking lot adjacent to the marina. The vehicle must be parked in a spot marked for the marina at the upper end of the parking lot.

LOCAL TRANSPORTATION

There is an enormous number of things to do and places to visit within walking distance of the marina. In addition to regular taxi services, two other great local transportation options exist.

Location

We are located in the heart of downtown Knoxville. The BEST way to find our location is to enter the following address into your GPS: 956 Volunteer Landing Lane | Knoxville, TN 37915. Our nearest landmark is Ruth's Chris Steak House. In fact, Volunteer Landing Marina (where we are docked) shares a parking lot with Ruth's Chris. When you arrive, be sure to park in a spot designated for Volunteer Landing Marina (at the "upper" end of the parking lot.

DISTANCE & TIME (WALKING) . . .

o From Volunteer Landing Marina to Downtown Gay Street/Market Square Districts: ~ 1/2 mile (12 minutes)

o From Volunteer Landing Marina to the VOL Navy Docks: ~ 1/2 mile (12 minutes)

o From Volunteer Landing Marina to Neyland Stadium: ~ 3/4 mile (18 minutes)

Other things to note

Please provide at least 24 hours notice for a reservation request. The "normal" time for check-in is usually after 4 pm, but exceptions may be made if necessary. Check-out is usually between noon and 2 pm.

We are proud to operate as a licensed business in Knoxville, TN. Accordingly, we are obligated to collect and pay Tennessee Sales Tax (9.25%) & City/County Hotel Occupancy Tax (8%).

Because of the unique nature of our accommodations and respecting the fact that Volunteer Landing Marina is a PRIVATE community, all Guests must AGREE to the following:

1.The FULL NAME and AGE of each Guest in the party must be provided.

2. No more than the agreed upon NUMBER OF GUESTS shall be permitted aboard the vessel at any time.

3.Each Guest shall share RESPONSIBILITY for the behavior of all other Guests in the party at all times.

4.Every Guest shall follow all procedures presented during the GUEST ORIENTATION & SAFETY BRIEFING.

5.MOVEMENT of the vessel by anyone other than the Host is strictly PROHIBITED.

6.Boarding any OTHER VESSEL or using any PRIVATE PROPERTY belonging to anyone else without specific permission is PROHIBITED (e.g. grills, golf carts, etc.).

7.The FRONT GATE shall be closed securely every time a Guest passes through it.

8.CHILDREN under the age of 13 shall be accompanied by an ADULT at all times - whether they are on the vessel or on the dock.

9.PETS shall not be permitted aboard the vessel because of danger to their safety and allergies of future Guests.

10.For safety reasons, SWIMMING, DIVING or FLOATING at or near the dock is strictly PROHIBITED.

11.FOOD or BEVERAGE of any kind in the HOT TUB AREA or CARPETED AREAS in the cabin is strictly PROHIBITED.

12.SMOKING aboard the vessel (inside or outside) is strictly PROHIBITED. If a Guest must smoke, they may do so only on the MAIN DOCK - in front of the vessel.

13.If ALCOHOL is consumed, it shall be done in a responsible manner so as not to cause a disturbance to others.

14.POTENTIALLY OFFENSIVE LANGUAGE aboard the vessel or on the dock is strictly PROHIBITED.

15.NOISE commonly associated with parties (loud music, laughter, shouting, etc.) shall be kept to a minimum so as not to disturb others and shall be contained within the vessel after 10 pm (SUN – THU) and after 11 pm (FRI & SAT).

16.Guest shall maintain ORDER and CLEANLINESS of the vessel at all times and regularly place bagged TRASH in the trash receptacle near the front gate.

17.Your Hosts shall be permitted to board the vessel at least once each day to perform HOUSEKEEPING or MAINTENANCE, if needed.

18.CRIMINAL BEHAVIOR will be prosecuted to the fullest extent of the Law.

19.Guests shall be required to sign a RELEASE OF LIABILITY and INDEMNITY AGREEMENT and agree to be bound thereby.

20.Any VIOLATION of this agreement by any Guest could result in the IMMEDIATE EVICTION of that Guest or the entire party. If eviction occurs, NO REFUND will be provided.

21.RULE 21 . . . Any Guest securing a reservation must be at least 21 YEARS OLD and must make certain that at least one member of the party who is at least 21 years old shall be on board the vessel whenever any other Guests under the age of 21 are on board. Any Guest under the age of 21 using the hot tub MUST be supervised at all times by an adult over the age of 21.

After reading all the glowing reviews on the KokOasis it seemed perfect, so I prepared myself for disappointment. How could it be that good? Well not only did it not disappoint, it exceeded our expectations! We came into town for my daughter’s high school graduation. We were a large party coming in from out of state, and needed a home base. When we arrived Kevin and Andrew met us in the parking lot with 2 luggage carts and immediately helped us to schlep our many things down to their beautiful houseboat. They were charming and engaging, and immensely helpful. Their informative video taught us all about the boat and our instructions. They were very professional. They arranged to come back the next day (while we were gone) and refill our water tank and do some light housecleaning. BONUS! Oh, and don’t let me forget...they even crept in silently on our departure morning and delivered a hot breakfast! There is NO DOUBT in my mind that we would stay here again, and hope to. Their hospitality and accommodations blew us all away! Thank you Kevin and Andrew for being a part of such a wonderful family weekend.

The boat was great and so much fun to stay at! We had multiple visitors that were jealous. :) The beds were comfortable with the exception of the 'cubbyhole' which were air mattresses, and the people that were staying there moved to the couch on the next night. I would suggest to the owners to get actual mattresses in that room. Also, be aware of the 'No TP in the toilet' rule, but the owners are good about cleaning it out.

We're glad Wendy had such a fun stay and her visitors had such a good time too! We will definitely consider replacing the airbed mattresses in the lower cuddy with regular coiled mattresses.

The houseboat was beautiful. It is within a secure dock area and the area is quiet at night. The kitchen has everything you need. The bed in the back bedroom is super comfortable and the sheets are divine. There are a few good restaurants very close by (Ruth Chris Steak House and Calhouns) This is a great alternative to staying in a hotel. Breakfast brought to you on the last day of your stay is such a nice treat-would definitely stay again. Andrew is such a great host!

Staying at the Marina was the perfect option for our trip to Knoxville. It was just a 10 - 15 min walk (or a very fast Uber) to the downtown area and is the perfect retreat when you're ready to head back and relax. The views are beautiful, the boat is incredibly clean, and the surroundings feel quiet and secluded. We had 6 guests staying and there was plenty of room. Two people shared a bed, but otherwise, every had their own space. Drew was very communicative and even did small cleaning duties throughout the trip which was a nice touch. I would stay at the Oasis again without a doubt. Thank you, Drew for helping us make the most of a great weekend.

Specifically built for live-aboard comfort, the "KokOasis" is a modern houseboat with all the comforts and amenities of a quality hotel suite.

We host because we love boating, living on the Tennessee River, and sharing our combined urban & marine life with guests who enjoy it as much as we do. Courteous interaction with our guests provides added recreation, entertainment and enjoyment to life on the Tennessee River.

Our goal is to provide the very best experience we can for every guest during every stay. We’re not interested in generating as many bookings as we can or making a huge sum of money. We just want to have fun and offer good times on the Tennessee River.

Andrew and I both work full-time jobs just a few minutes from where the boat is docked. Andrew works in the financial industry and I work in the television industry. We also own and operate Tennessee Boat Line - a small sight seeing river cruise business featuring the "Queen Priscilla" - a fully restored 26' 1968 U.S. Navy Captain's Whale Boat.

Besides spending time on the water, we enjoy the urban amenities associated with living in downtown Knoxville including arts, culture, collegiate sports.
