Amazing transport links to the heart of London and Europe (1.5 minutes between each station). Served by Piccadilly line, Northern line, Victoria line, Circle line, Metropolitain line, Hammersmith & City line, London Overground to the west (and Over ground to the east is from Highbury & Islington station) Thames Link to both Luton & Gatwick airports (Heathrow via Piccadilly line) Euro Star train to europe - the coach from Stansted, Luton and City airport is also nearby. Night buses from central London goes past the flat 24 hours a day. This place is well connected to the heart of London...Bearing in mind it is 15 minutes to walk to Kings Cross station from the flat, the journey time door to door in most central places should be less that 20-30 minutes!

The flat can accommodate maximum of 5 PEOPLE. Please note how this is manageable: There is 1 double bed in the bedroom - however in the lounge there is a sofa that converts to a double bed and there is 1 comfortable chair that converts to a single bed.

This is a brilliant central location with London's hotspot on the door step with easy access to all parts of London. The flat is located literally about 5 minutes taxi ride away (15mins walk down the road). It is also 10 minutes to Caledonian tube/ Kentish Town tube. It is in an Edwardian building (over 100 Years old) and has a spacious garden. Perfect for 2 couples (or a small family). Close to all amenities and late night travel etc.

the price will differ slightly depending numbers).

•Deposit is held against breakages and the total is returnable when you leave.
•Short Let to 12 months. No minimum stay.
•Note: Strictly NO SMOKING in the flat or the building. Smoking only outside.
. No visitors in the premises other than people who have booked in with us.

THE LOCATION: Kings Cross is one of the most vibrant areas in the heart of London. (SENSITIVE CONTENTS HIDDEN) bus route for 390 which goes literally by the flat from Kings Cross. It goes to major tourist places in London and many important tube stations through the centre of London. Also check bus route 274.

Kings Cross itself has dramatic scenes in the landscape, with the Regent Canal running through with old pubs along its walk way route. The Kings Cross area has an array of interesting architecture modern and old –one of the finest being St Pancreas. The railway station itself is at the defining edge of modern architecture and style and embraces all the requirements of modern city living, with shopping malls, restaurants and to note a sophisticated Champagne bar on the mezzanine level. An array of restaurants and bars
surround the area. The area is most notable for its transport links and the ease with which to travel and see the city in any which direction. All tube lines go through Kings Cross. Major rail lines connect through Kings Cross including direct link to Luton and Gatwick airports. The Euro train runs directly from Kings Cross to Paris and the destinations in between. The quirkiness if Kings Cross is that the Regents Canal runs through it. This is a 10 minute walk from the house towards Kings Cross station. Walk along the Canal West to Camden Town, Regents Park, Little Venice and all the way to Paddington basin. You can also catch a boat there from Camden. Stop by at the gastro pubs along the way. Walk East from Kings Cross on the canal path to Bethnal Green and the city pubs and bars. Continue along and you will be mesmerized by the Georgian and Regency architecture through Regents Park…and catch sight of one or two animals past London Zoo by the canal.

Here is the bedding arrangement:
The flat sleeps maximum 6 people as follows:
-1 double bed in the bedroom,
-1 Double Sofabed in the lounge which converts to a Double bed,
-Another Single bed and a Foam mattress

PRICING NOTES: The whole flat is rented (not rooms). It has: 1 Lounge, 1 double Bedroom, separate kitchen, separate bathroom. Sole use of Garden.

Travel Advice: Buy an Oyster card FOR ZONE 1&2 ONLY as soon as you land from any tube/train station (Pay for the extra zone to come in and out of the airport separately) . It is much cheaper to do this.

Car: Best not bring a car to London as it is difficult to find parking and is expensive for parking and payment of the Congestion Zone ((SENSITIVE CONTENTS HIDDEN) this to know more about it). Best to leave the car on the outskirt of the city and travel in.

HAVE A HAPPY HOLIDAY!
Travel cheaply: Buy an Oyster card as soon as you land from any tube/train station. It is much cheaper to do this. You pay £5 for the card in cash at the beginning, when you are done you return it any tube station and get your £5 in cash back.

You have access to everything! This flat is independant and all of it is yours and not shared by anyone else! It has a private garden. It is a fully furnished and fully equipped flat with everything in it ready for living. (see description).

-an open plan fully equipped kitchenette with microwave, fridge toaster, kettle etc. (to prepare basic foods).
-Beddings: towels, bedsheets and blankets are all provided

-Iron and ironing board.
-Private garden with a BBQ.

In the area:
-There is a local pub called 'New Market House' that does madetterranean foods and Brazilian cocktails. (2mins Right from the flat).
- Cheap and chearful breakfast places (2 mins Right from the flat).
- Kings Place (look up) is a hub for music, art, dialogue and food in London's Kings Cross (Right of the flat 15 mins walk). Come and experience two world-class concert halls, galleries, restaurants, bar/café, or just sit beside the canal and people watch and see boats sail by. You must try the Rotunda restaurant by the canal!
-Granary Square (look it up) is also beside the canal 15 minutes walk to right of the flat) a heaven place with water fountains which dance to music.
-If you fancy 'EGG' night club is 12 minutes walk to the right of flat playing House and Garage music.
-For 24 grocery: NISA LOCAL STORE (turn LEFT 10 minutes walk from the flat down York. Way), go with your small wheeled trolley and get all your provisions in).
- Aspendos Cafe, Bar & Grill (turn LEFT 10 minutes walk from the flat down York. Way) and have some really good, delicious Turkish food.

Transport:
It is about 12 minutes walk to Caledonian Road station. From Kings Cross tube it is about 15/20 minutes. You can also hop on the 390 bus which runs regularly from the tube, but you may not need to use the tube and save yourselves some money and see more of London from the top of a bus. 390 bus and 274 bus goes past the house and they serve the surrounding area and beyond. 274 to Islington and Camden and Regent Park and the 390 past many of the tourist places in central London including the British Museum, Oxford Street, Regent Street, and Marble Arch to Nottinghill Gate. Both bus routes goes past canals where you can get on the romantic canal walk ways.

There is a city and tube map in the flat : ) It is easy if you have an IPad as most stations in London now have wifi.

The Neighborhood

The area is full of mixture of professionals and typical British multi-cultural families living around. You will get a real flavour of typical inner city London living for most people living in London.

The place is friendly but also private as people just get on with their business. There are sport facilities very close by the flat and there's regular friendly football games. An interesting place!

Getting Around

This place is in Zone 1 and so it is convenient to reach all parts of London, including via all night buses.

House Rules

Thank you in advance for observing the following House rules:

-Shoes should NOT be worn in the flat-Slippers only! We have young children who sometimes crawl on floors so we want to reduce germs from soles of shoes
-Strictly No smoking at all (EXCEPT IN GARDEN AND PLACE BUTTS IN A BAG AND PUT IN THE BIN)
-No food or liquid stains on the floor
-No crazy parties or noise so you are respecful to neighbours
-No one other than the people who booked the flat to occupy the flat
-Leave the flat reasonably clean throwing out your rubbish : )
-Switch off lights and heating when leaving the flat each day or out during the day to conserve energy
-Do not remove anything from the flat
-During your stay you are responsible for the security of the property so please make sure you lock all doors and windows each time you go out.
-Inform us when leaving if you have broken or damaged anything, as if we find out later and need to make another trip to replace items we will charge you for our time on a second trip. We understand some things are likely to get damaged (like glasses etc) and will be sympathetic and probably let you off if you are honest and sincere with us : )
-We ask for a copy of your passport, which we verify against the original. Please do not be offended by this request as we have had fraudulent activities. Thank you.

Finally, we want you to have a wonderful time when you are in London. If there is anything we can do to help you, especially if you are new in London, tell us and we will do out best to help. We can be your back up and can guide you with information. If we cannot help directly we will guide you.
