Rooms are fairly clean, the housekeeping kind and lovely, the bathroom was quite small, but it's okay. Location it's very good
The room is small, but it is really convenience. Near subway station, direct bus to airport.
Unfortunately my experience was a rocky one. This is basically an illegal guesthouse in an apartment building. Upon arrival I was shown a different room than the one I had paid for. It was dirty, unkept, and FREEZING and far inferior in quality than what I had signed up and paid for. After wayyy too much confusion and time (I think an hour and a half) I was shown to a different room down the hall that was more accurate to what I had signed up for. The wifi barely worked and although it was in a convenient location. The security door of the room they gave me was also busted and I also had to wait another 10 mins for them to try to fix it, but they didn't have a key to it. I would definitely not stay there again nor recommend it to anyone. Thankfully I had to cut down my stay to one night and the host was helpful and responsive in that respect. Never met Jan which is too bad because she had good reviews. Avoid if you can, I didn't think it was worth the cost or the trouble.
Stayed with 3 friends, with a room each. Great location (very busy) in the heart of Mong Kok, really close to the Ladies' Market and Mong Kok Computer Centre (which was great for me!). There are also plenty of convenience stores close by, which is very handy.
The rooms were small by Western standards, which is normal for Hong Kong, but clean and well appointed with a TV and fan in each room. 3 of the rooms had small doubles and the other was a twin. 2 of my friends are 6ft plus but they reported no problems with the size. 2 of the rooms had thicker, Western style mattresses (which I prefer) and the other 2 had the thinner, Chinese style mattresses. However, having visited Hong Kong many times and stayed with my grandmother, it was no problem.
The apartment had most things, including an internet-ready computer in the living room, except we struggled to locate the cutlery, but it wasn't much of an issue as we ate out for most meals. The wi-fi in the apartment was excellent and we had no problems with internet at all.
The owners were friendly and welcoming and came to empty the bins every so often, which was much appreciated. We stayed in the apartment that seemed to be the point of contact for arriving guests to check-in (I believe they own a number of apartments in the building?), so we got quite a few people ringing our bell, but after mentioning it to the owners they quickly put up a note on the front door, which solved the problem.
Overall, it was a great experience for myself and my friends. A decent price (especially over Chinese New Year!), great location and I would definitely consider staying again.
Floor and toilet were very dirty. Saw a cockroach in the toilet. Bed sheet was dirty as well.
Reservation with Jan was quick & easy. She responds to inquiries right away. Mr. Ying, the host who met us, was very kind and accomodating as well. We had a bit of an issue with the room however. We can hardly move because of the size and the duvet covers seem not changed prior to our check-in. Traces of hair on the sheets and on the bathroom strainer were also spotted. One more thing, the smell of cigarette in the elevator and hallway really annoyed us. There's even a drunkard we rode with in the elevator that scared the hell out of us.
What we only like basically is the location and the price, of course :)
Room is small but is clean and comfortable, the location is great.
My stay was pretty good. My flight arrived Hong Kong very early morning, about 5:00am. I did send email to notify the owner, Jan, and she told me that I can either call Mr.Lee or go directly to the room#1311.
I did go directly to the room, I tried ringing the bell for over 30 minutes. Luckily, one of the guests wake up and called Mr.Lee.
Mr.Lee told me to wait until 2:00pm for the check-in, however, he was kind enough to let me sleep in a room which is on the other floor until I can check-in.
The room is clean, bed is not too small, and the bathroom is ok. For the price I paid for, it's quite nice for the new year high-season.
However, I used to stay at some guesthouses in Hong Kong during new year, and the price is cheaper.
What I like most about Jan's Guesthouse is Mr.Lee. He's very generous to me, giving me a room to sleep and giving me a room to take a shower when waiting for my room to be cleaned up.
I didn't see Jan, or maybe I did and I didn't know it's Jan because the lady just sit there and never say "hello" so I really have no idea who she was.
For the location, it's super easy to get around because MTR is just less than 5 minutes away, Mongkok Station Exit E1.

2.Turn around and walk up you'll see Nathan Road
3.Turn right and walk for 1 minute
4.Sun Hing Building will be on your right, there's a news stand in front of the building.
5.Use the elevators on your left to go to Floor#13
I highly recommend you call the host before you get to the room because they will not stay there all the time.

Convenient location. Very friendly host no doubt ! always willing to answer questions by us. Many amenities like food & train station just few mins away. Safety in this location is good. Bed too small for 2 persons although is supposed to be queen sized. Room is of cos small as every one knows. Heater is under capacity, so you will need to be patient while showering especially if you need warm water.
Other than bed & room size, everything is good !
