I own a simple clean house in central Austin, Texas, USA. The neighborhood is called Allendale or Rosedale. My house has two rooms. The master room has a queen sized tempurpedic bed. The guest room has two twin beds. The two twin beds may be joined to form a king size bed. The beds, mattresses, linens and towels are all new as of 2014. The kitchen and bathroom are fully equipped and are shared.
BEFORE YOU INQUIRE:
I require all of my guests to complete at least 3 personal verifications, including a phone number, through AirBnB before giving pre-approval to book for safety reasons. Please take time to complete your profile and these verifications before inquiring!
My house has an electronic key code for easy entry/exit at your leisure. No key to loose. No curfew. Guests are free to use the bathroom, kitchen, tv and living room. You may store food and beverages in my fridge. I have a nice backyard with a table and chairs where you can sit and watch birds and squirrels play.
There is free street parking available all hours and all days.
Interaction with Guests
I've found that some guests like their privacy and some like to interact. I'm flexible either way. I really enjoy hosting people and sharing travel stories. I am always willing to provide suggestions of things to do while you are in Austin.
I am not in the busy downtown area, but my house is in a quite neighborhood which is central to everything and by car, 10 minutes to downtown, 10 minutes to shopping in the Arboretum or Domain, 10 minutes to the University of Texas campus and within walking or biking distance to bus routes, grocery stores, restaurants, bakeries and convenience stores.
Within one mile there are: an ATM (cash) machine, restaurants along Burnet Road and Lamar Blvd; a 24 hour restaurant on Kirby Lane; a 24 hour coffee cafe on Northland Dr., a Bakery on Burnet Road; a 24 hour pharmacy on 45th Street; gasoline stations along 45th Street; a post office along Lamar Blvd; a McDonalds on Hwy1 (Mopac); and a library on Northland Dr..
There is free street parking available all hours and all days.
I recommend downloading the RideScout app. It will give you all potential forms of transportation that are available to you wherever you wish to go in Austin. Lyft, Uber and Car2Go are also available in Austin. We have a bicycle share program in Austin called Bcycle or bicycles may be rented for the day from various bicycle shops.
Bus routes 3 and 19 are a short walk away and pass every 30 minutes. The Shoal Creek hike and bike trail is one street away and provides a route to the University of Texas and downtown. There are buses that can take one to nearby sites like the University of Texas Campus, State Capital Building and Downtown Entertainment Area. There is 24/7 street parking in front of my house. My house has easy north/south access to Hwy 1 (Mopac) and Hwy I-35 and east/west access by 45th Street and Hwy 2222. My neighborhood is safe and my neighbor is a volunteer with the neighborhood watch.

Since I've traveled quite a bit myself I offer some things that I think most travelers will find useful like extra pillows, blankets, alarm clock, fans, writing desk, hanging hooks, night lights, air fresheners, iron and ironing board, city maps, travel books and magazines
I keep some toiletries around which are available complimentary to my guests. I have an official operating license with the City of Austin.
I have traveled all around the world, but have chosen Austin as my home. I've created a home that is welcoming to guests from both near and far. I hope that you enjoy your stay in Austin.

I’ve written this info to help make your stay an enjoyable one. If this is your first airbnb experience, welcome to the family. I think that you will find that each airbnb experience is personal and unique. It is not quite like staying at a hotel, bed and breakfast or hostel. It is more like staying at a friend or relative’s house… without the squabbles. If you are an experienced community member of airbnb, I hope that you too will find this experience uniquely Austin. If there is something that I can do to make your stay more comfortable please let me know.
At the same time, as a host I have found it useful to share some of my preferences and house rules. It saves us from having an awkward conversation later.
Please Do: Use the kitchen and appliances. Store any food and drinks you may buy in the kitchen. Help yourself to the free coffee and tea that is on the counter. Make use of the shared spaces – living room, television, dining room, bathroom and backyard.
Please Don’t: Leave the kitchen dirty. Store any food in your room. Eat or drink my private food and beverages. Smoke or do drugs in my home. Bring other guests into my home without prior approval. Enter my private rooms that basically are my bedroom and study.
If you are new to airbnb and do not have your profile filled out or references I may request that you submit proof of identity prior or upon arrival. Proof of identity may be a valid driver license, passport or photo ID. To promote safety for my guests, house and neighborhood, I do request the full names of every individual whom will be staying in the house and the license plate of any vehicles that may be parked on the premises.
I try to live by these principles… Reduce, Reuse and Recycle. Leave no trace. Take only pictures. Don't worry... be happy.
I may or may not be able to show you around, but I'm happy to provide suggestions of things to do.
Liability Waiver: If you decide to stay here, you assume responsibility for yourself and your guests for personal injury and property loss/damage. You agree to indemnify/hold harmless the tenant, landlord and property management company from any loss, liability, damage or cost incurred by you or your guests related to your stay at this property. By agreeing to stay here, you are giving up any rights to bring a legal action or assert a claim against the tenant/landlord/ property management.
IN GENERAL: Please respect my home and my neighbors. This is not a place to throw a loud party. Please leave the place like you found it.
Troy was very welcoming and took his time to share his ample knowledge of the area. The neighborhood was very quiet, so we were able to rest peacefully.
The house and the accomodation were as described, very neat and tastefully appointed. It's quiet noticeable that he is a well traveled person.

When myself and my travelling companion arrived in Austin Troy was busy with work but still took lots of time to give us great local advice on where to go.
The house was really nice and clean and well equipped with some additional wee touches by Troy which made our welcome and stay more comfortable.

Troy's home was my first Airbnb experience, and it was delightful. The accommodations are as described: clean, neat, and well-located near major roads, restaurants, and grocery stores in Central Austin. His well-equipped kitchen was stocked with everything you'd need. Bathroom and bedroom were stocked with assorted amenities that were thoughtfully provided. Troy is a gracious host who was helpful in all ways.
Troy was a great host. He gave a lot of suggestions on places we should check out in our short time in Austin. The room is as described and is clean. There are some travel sized items in the shared bathroom in case you forget something.

It was a great experience! The room is clean and comfortable, and the location isnt too far from downtown. Troy is a great host - knowing that I am thinking about moving to Austin, Troy took time to drive me through different neighborhoods so that I could really get to know the city from a local's perspective. I think that I am a pretty ordinary person, but I know that I have lived an extraordinary life. I'm a young professional and media producer.
