The advantages of renting a room in our place:
1)Reasonable rent. Why pay more, possibly much more, for a room in Central London when you can hop on the tube, a minute away, which takes you into the heart of London?

6)Very convenient for amenities: the park, restaurants, shops just a minute away!
7)Off street parking if space available (please note cars are parked on the property at guests' own risk!).

This room is suitable for one or two persons. It is at the back of the house and so has the view of the back garden and fields beyond. There are two real beds in the room as well as cupboards, desk, lamp, bookcase and shelves.
A bit more:
There is satellite tv (46inch flat screen), Wifi, washing machine, dryer, kitchen, garden etc.
The house itself is spacious and comfortable. Guests have use of the communal facilities: lounge, diner, kitchen, etc. There are two bathrooms (one with shower, one with bath and shower) as well as downstairs cloakroom.
We also have a beautiful garden which has a range of shrubs and trees, a lawn and tables to sit at and eat outdoors if you should so wish (weather permitting!).
A key is provided for your room for additional peace of mind as well as for the front door so you can come and go as you wish.
As mentioned, we are particularly well placed for public transport. We are just one minute from the tube (subway) station.
The centre of Edgware is nearby with its shopping centre and other amenities.
We are opposite Canons Park, a beautiful park where you can enjoy the walks and the scenic views.
There is an additional charge of £10 per night for a second person.
We can, if required, provide meals as an optional extra (English breakfast £5, light breakfast £3, other meals £7) but otherwise we are happy to provide milk, tea, coffee, etc at no charge.
Guests also have free use of washing machine and dryer (including soap powder) once a week. To avoid excessive use of this facility there is a charge of £5 per additional wash.
Please note that this is a family home and we are looking for guests who are comfortable in family surroundings.

1)We have recently refurbished our shower room to high standards. We have re-tiled, fitted new lighting, a new shower enclosure, new toilet, new vanity unit (washbasin and cupboard) and new illuminated, sensor operated, mirrored cabinet.
2)A new Tesco Express has recently opened just 2 minutes walk from here. Tesco is the UK's largest supermarket chain and the Express stores are their smaller stores where you should be able to find most of your basic food items.
No smoking in house.
Keep bathroom and kitchen clean and tidy after use.
No shoes upstairs.
No loud music at night.
No visitors without prior permission.
No overnight visitors.
The room was clean and comfortable. The location was great, close to tube, shops and park. The bathroom and kitchen were not very clean. Phil was friendly and accommodating. His daughters were quite loud and were yelling a lot. Their alarms also went off at early hours of the morning and remained on for hours!
After three years of taking guests through Airbnb and 62 reviews we have had our first somewhat negative review. Our question to them is why on earth didn't you mention any issues, imagined or otherwise, at the time? Things could have been easily put right if they had just mentioned them. We're not actually sure what it was about the bathroom and kitchen they found cause to complain about as they were regularly cleaned and they were the main users of both. It was somewhat unfortunate that we often ended up using the kitchen together as , of course, there would be some disarray whilst the cooking was being done by two lots of cooks! When writing their review we gave them the benefit of the doubt putting the stand-offishness down to cultural differences...and they were very clean and quiet. But we did feel there was an issue with communication at least on Lauren's part. Tim in fairness did try to be a bit friendlier. We let them take over the place, using the sitting room, dining room and kitchen when they pleased. To such an extent that we felt we were intruding if we came into the sitting room whilst they were there. On one occasion I did come into the sitting room whilst they were there and was greeted with: "Yeah...?" as though I had come into their own private domain. We wish them good luck with their onward travels and hope they can communicate any issues more readily to their future hosts!
Phil and Aquilla house is perfect. Lovely clean room and perfect for my needs. I got to know Phil a little over coffee, he is an extremely accommodating person, and excellent communication. Tube is 30 seconds walk from the house. I look forward to staying there in the future. Jojo the dog is brilliant!
It's my second time to stay at Phil's house. Then you know it's really a good place！ I recommend it! It's a good choice if u don't want to live in the hostel with others in a 20-people room or if u want to live somewhere quiet but convenient which is one minute walk to the station canons park on jubilee line. And u can go to tower bridge in thirty minutes without changing lines. It's so good! I will stay their again if I go back to London!
Very friendly hosts, clean house especially the bedroom and bathroom. 30 second walk to the underground stop. Bed was comfortable and room private. Thank you again.
Phil was a great welcoming host. The room and bathroom we're clean and comfortable with a lovely lounge to relax in. Transport wise this is an excellent location. Highly recommended!!

About the Host, Phil And Aquilla
I am a retired teacher. My wife, Aquilla,who is originally from the Philippines, works at at a local hospital and we have two teenage daughters. We lived abroad, in the Far East, for several years and we now live here in our lovely spacious family home in Edgware, North West London.
My father was a career diplomat so I travelled extensively as a child and have travelled widely since then.
Other interests include sport (a participant in my younger days but now a spectator!) cooking and gardening....and, of course, hosting.
We hope to hear from you if you require a comfortable, spacious, welcoming and friendly base in London...especially convenient for getting into Central London!!
