Il Poggio is a beautiful Tuscan stone countryhouse (160 m²) with a large swimming pool, 5 bedrooms and 4 bathrooms (sleeps 10). The house, completely independent, is ideal for large families or groups of friends, and offers a high degree of privacy. Sansepolcro (4 miles) provides convenient access to bars, restaurants, supermarkets, museums and banks.
The rental week is from Saturday to Saturday. Minimum stay 3 nights.

The property includes:
- Three bedrooms with double bed.
Two bedrooms with twin beds.
- Four bathrooms (two of them are en suite).
- Fully equipped kitchen(fridge with freezer, stove, oven, toster, microwave, coffee maker, dishwasher, utensils, pots/pans, drinking glass, spices, etc) with large Tuscan fireplace. A typical bread/pizza oven can be found just outside the kitchen.
- Spacious living room with a huge stone fireplace, sofas, armchairs, cozy TV corner and dining table seating 10-12 people.
The living room opens on a typical Tuscan terrace ("il balco") where you can enjoy outdoor meals "al fresco".
- Huge gardens with herbs and scented flowers, lavender, broom, iris and climbing roses, provided with comfortable garden furniture and outside cooking facilities (barbecue and Bread/pizza oven).
- Laundry facilities: washing machine, iron and ironing-board.
- Towels and linen included (weekly change). Maid service provided as an option.
- Pets accepted.
The price is all inclusive: taxes, electricity, linen for bedrooms and bathrooms, final cleaning and the wood for the fireplaces.
During the cold season, it is not included the cost to heat the radiators, it will be calculated separately,by a counter, it depends on the period temperature and on the guest’s needs.
Our Tuscany, very close to the border with Umbria, is still untouched from the caos of big cities.People are friendly, food is authentic, climate is mild and summers are fantastic, with dry and warm days and cool nights.A great place to easily reach the most beautiful cities in Tuscany, and then come back and relax, enjoying a good glass of wine next to the pool overlooking the landscape, or waiting for a Florentine steak to be cooked on the ancient fireplace or on a barbecue, and then eaten alfresco on the “balco”.A place for families, or groups of friends, to gather in the privacy of an old house and feel at home.Our sunsets are memorable as the walks up the hill that allow a 360 ° view on the lake and the surrounding valleys, can make you feel on top of the world.
The location of Il Poggio is very private, almost hidden, but yet very well connected with the heart of the Valtiberina (Tiber Valley). Sansepolcro, the closest town (10 minutes drive), is best known as the birthplace of Piero della Francesca, the most important painter of the Renaissance. All basic shops and services can be found, supermarkets, museums, banks, and weekly typical open air markets in all nearest towns and villages. In Summer and Autumn, many festivals celebrate arts and local culture, like the famous Palio della Balestra. Blessed with pleasant climate and pure air, offers all sorts of interesting possibilities to the visitor looking for art, history, culture and excellent cuisine in a genuine setting. Far from the overly-turistic routes, it is Tuscany at its best.
The airports of Florence, Bologna, Ancona, Rimini, Forlì, Perugia and Rome are all convenient access points for vacations at Il Poggio. Access from Pisa and Milan is also possible. Car rental can be arranged for convenient pick up and drop off at any of these airports.

My family spent wonderful and exciting week in Patrizia’s Villa. On the the very first day of our arrival the reality turned out much more better than the IL Poggio was presented on the photo pictures. Patrizia was very communicative and helpful person during our whole vacation in Tuscany. The house is very cosy. It is located on the hill with unforgettable views. The swimming pool is clean and very refreshing. We experienced excellent week and may definitely recommend IL Poggio!
Il Poggio is a beautiful place to spend holidays with family or friends with lots to offer. The spacious and beautiful house was absolutely as expected, with a wonderful surrounding. Its seated on a hill with a great view right to the lake while having some meal at the sheltered terrace. The pool is quite big an very refreshing. Patrizia is very warm and welcoming. She gave us great advice for eating and trips.
We had a wonderful week at Il Poggio, Patrizia was very welcoming and extremely helpful in giving guidance about the area. The house suited us very well (three couples and three teenage girls) and could easily accommodate more. We enjoyed many relaxing meals in the lovely shaded eating area. The pool is very nice, with easy level access from the house. Sansepolcro is just a couple of minutes down the E45 or the side road and has a good selection of shops and restaurants, and not many tourists. Really the only little problem we had was with the Wifi, not the fastest and was a little challenged with nine of us all with devices of one sort or another, but we didn't come to Tuscany to spend a lot of time online.
A lovely spot to spend a few days with family or friends, I would definitely come back!
My family and I travelled to Tuscany from Canada and spent one week in the beautiful Il Poggio. The villa was everything we expected it would be and we absolutely loved our time there. Patrizia was an excellent host. She made us feel very welcome, gave us a tour of the property and ensured that all of our needs were met throughout our stay. I would confidently recommend this property to anyone!
Our stay at Il Poggio was nothing less than a fantastic experience. The atmosphere was relaxing and private with no neighbours. The house was spaceous with all the utilities necessary for cooking, etc. Don't bother buying Rosemary at the supermarket - the garden is full of it! The garden was nice and bigger than expected. Also "the barn" was a nice and relaxing place to hang out on hot days after the pool.
Patrizia is a wonderful and kind host, always available for questions. She made us feel very welcome and gave us good information on possible acitivities and sites in the area. One in our group celebrated her Birthday during our stay, and Patrizia baked a delicious cake for us.
Sansepolcro was a nice city about a 10 min drive from the house. It has all you need in terms of simple sightseeing, supermarkets, restaurants, wine shop with wine tasting and shopping. All reasonably priced. Arezzo can be visited in 1 hour by car, and trains go from Arezzo to various lager cities.
I would not hesitate going back to Il Poggio any time in the future.
My family and I enjoyed a wonderful week at Patrizia's Tuscan villa. Everything was as described (or better!) and Patrizia was a very kind and helpful host. The property has been in her family for decades and the grounds are beautiful; replete with olive groves, cypress trees and killer views. The villa has been lovingly restored keeping the original ambiance and there are many antiques and other nice touches. In late May and early June, the pool water temp was a bit bracing but we swam in it nonetheless. No doubt it will be perfect as the temperatures heat up in June and beyond. The location is in a less touristy area of Tuscany which is really nice since if you like to avoid crowds. We did day trips to Florence, Cortona, Arezzo, Siena, and other towns - most locations were about a one hour drive (florence is 90 min). The nearby small town of Sansepolcro was convenient for groceries, dinners, gelato and other such stuff. All in all, Il Poggio is a special place I can recommend without reservation.
Alla ricerca di una settimana di pace e totale relax lontano dalla città, abbiamo trascorso al Poggio la settimana di capodanno.
Ovviamente era un peccato non poter utilizzare la piscina e il grande terreno circostante, ma ciò nonostante siamo stati benissimo.
La casa è più grande di quel che appare dalle foto, e strutturata in modo da garantire un'ottima privacy tra gli ospiti.
Le serate a chiacchierare intorno al camino, o a cucinare nella bella cucina, sono state davvero piacevoli. La casa è arredata con un ottimo gusto, per niente kitsch, come spesso accade in casi simili.
Patrizia è un'ospite gentilissima, presente ma non invadente. Le gite a Sansepolcro, Arezzo, Città di Castello, piacevoli e comode. Unica pecca, per chi scegliesse di andare in inverno, è che al nostro arrivo la casa era molta fredda; ma in un paio di giorni (purtroppo con un grosso consumo di riscaldamento) la temperatura è diventata perfetta. Sicuramente torneremo in estate.
Consiglio a tutti il Poggio, Patrizia è stata davvero preziosa, e la casa è bella in ogni suo angolo.

My name is Patrizia. Years ago I inherited from my father this 19th century farmhouse. My dream was to renovate this property and to transform it into an “agriturismo”, for people who love nature as I do, enjoy the luxury of simple things, respect what past and tradition left us, and appreciate attention for little details.I decided to renovate this ancient farmhouse with love and respect, while maintaining the original atmosphere. My dream came true and now this Tuscan stone house, with a big private swimming pool surrounded by a large olive grove, among cypress, oak trees and lavanda buches, has become a quiet home for holidays. I love this place and still, after nearly twenty years, my enthusiasm is always the same. I hope all our guests can share these feelings and feel at home.
