Il Poggio is a beautiful Tuscan stone countryhouse (160 m²) with a large swimming pool, 5 bedrooms and 4 bathrooms (sleeps 10). The house, completely independent, is ideal for large families or groups of friends, and offers a high degree of privacy. Sansepolcro (4 miles) provides convenient access to bars, restaurants, supermarkets, museums and banks.
The rental week is from Saturday to Saturday.

The property includes:
- Three bedrooms with double bed.
Two bedrooms with twin beds.
- Four bathrooms (two of them are en suite).
- Fully equipped kitchen(fridge with freezer, stove, oven, toster, microwave, coffee maker, dishwasher, utensils, pots/pans, drinking glass, spices, etc) with large Tuscan fireplace. A typical bread/pizza oven can be found just outside the kitchen.
- Spacious living room with a huge stone fireplace, sofas, armchairs, cozy TV corner and dining table seating 10-12 people.
The living room opens on a typical Tuscan terrace ("il balco") where you can enjoy outdoor meals "al fresco".
- Huge gardens with herbs and scented flowers, lavender, broom, iris and climbing roses, provided with comfortable garden furniture and outside cooking facilities (barbecue and Bread/pizza oven).
- Laundry facilities: washing machine, iron and ironing-board.
- Towels and linen included (weekly change). Maid service provided as an option.
- Pets accepted.
The price is all inclusive: taxes, electricity, linen for bedrooms and bathrooms, final cleaning and the wood for the fireplaces.
During the cold season, it is not included the cost to heat the radiators, it will be calculated separately,by a counter, it depends on the period temperature and on the guest’s needs.

The location of Il Poggio is very private, almost hidden, but yet very well connected with the heart of the Valtiberina (Tiber Valley). Sansepolcro, the closest town (10 minutes drive), is best known as the birthplace of Piero della Francesca, the most important painter of the Renaissance. All basic shops and services can be found, supermarkets, museums, banks, and weekly typical open air markets in all nearest towns and villages. In Summer and Autumn, many festivals celebrate arts and local culture, like the famous Palio della Balestra. Blessed with pleasant climate and pure air, offers all sorts of interesting possibilities to the visitor looking for art, history, culture and excellent cuisine in a genuine setting. Far from the overly-turistic routes, it is Tuscany at its best.
The airports of Florence, Bologna, Ancona, Rimini, Forlì, Perugia and Rome are all convenient access points for vacations at Il Poggio. Access from Pisa and Milan is also possible. Car rental can be arranged for convenient pick up and drop off at any of these airports.

Alla ricerca di una settimana di pace e totale relax lontano dalla città, abbiamo trascorso al Poggio la settimana di capodanno.
Ovviamente era un peccato non poter utilizzare la piscina e il grande terreno circostante, ma ciò nonostante siamo stati benissimo.
La casa è più grande di quel che appare dalle foto, e strutturata in modo da garantire un'ottima privacy tra gli ospiti.
Le serate a chiacchierare intorno al camino, o a cucinare nella bella cucina, sono state davvero piacevoli. La casa è arredata con un ottimo gusto, per niente kitsch, come spesso accade in casi simili.
Patrizia è un'ospite gentilissima, presente ma non invadente. Le gite a Sansepolcro, Arezzo, Città di Castello, piacevoli e comode. Unica pecca, per chi scegliesse di andare in inverno, è che al nostro arrivo la casa era molta fredda; ma in un paio di giorni (purtroppo con un grosso consumo di riscaldamento) la temperatura è diventata perfetta. Sicuramente torneremo in estate.
Consiglio a tutti il Poggio, Patrizia è stata davvero preziosa, e la casa è bella in ogni suo angolo.
Absolutely Perfect! The villa is beautiful, on a hill with sweeping views, isolated and caters well to big groups. Great with good weather and charming in bad weather as well. Patrizia is the best host you would want, not intrusive but always ready to help when needed.
We would definitely do this again.
We had a wonderful time at Il Poggio! Patrizia was always available and very helpful. Our kids especially loved the large pool and the garden. The house itself is spacious and beautifully restored. We would highly recommend a stay here.

We spent a wonderful week at Il Poggio. Patrizia is a warm caring hostess who welcomed us in a wonderful way and were helpful in every way. We were two families with four children aged 6-10 and they especially loved the large pool. The pool area is also beautiful and perfect to relax in when you are not sightseeing. Everything in the house as well as the pool is very clean and well kept. The house is beautiful and restored in a wonderful way. The house is spacious with several bedrooms and bathrooms and the kitchen very well equiped. We also appreciated different outdoor places to have breakfast, lunch or dinner at. In nearby Sansepolcro there are several restaurants, shops and a great grocery store. The house is secluded but close to a lot of tourist attractions such as Firenze and Siena.
We would highly recommend a stay at Il Poggio! We loved the house, the area, the pool and the stunning views from the house as well as the perfect hostess Patrizia.

What a magical place! Six of us spent ten days at Il Poggio that we will never forget. The house is every bit as beautiful as in the photos, old yet lovingly restored with everything we needed. We spent evenings sitting outside, gazing out over the valley. We fell in love with nearby Sansepolcro, a gorgeous old town full of great restaurants and cafes, and with Patrizia, our hostess, the most gracious and caring person you can imagine. For my birthday, she presented us with the best Tiramisu I have ever tasted in my life.! If you want a relaxing vacation in a secluded, peaceful spot, look no further.
Il Poggio is the perfect place for friends or families to relax and explore the surrounding countryside and towns.
Patrizia was a marvellous host - she was there to welcome us to the house and showed us all the amenities..she even baked a tiramisu for us as it was my sister's birthday and it was really excellent.
She had maps and brochures for us in the house, as well as contacts for taxis and restaurants.
She also helped us to get details for a wine tasting tour and sent us some lovely home made Tuscan bean soup.
She was always concerned about us and made sure we were comfortable and helped us with whatever we needed.
The house itself is beautiful, with all the modern amenities required and had wonderful nooks and crannies for your meals. The big stone kitchen was so cosy and welcoming and the rooms were comfortable and well furnished.
I would recommend Il Poggio and Patrizia for family groups, and groups of friends getting together for a wonderful holiday
"Il Poggio" is a paradise in Tuscany !! We felt at home at this beautiful villa, maintained with a lot of sophisticated and good taste. Patrizia was very devoted to us and we discovered how much she loves the villa, the region of Valtiberina, the culture, the people and the nature surrounding it. We easily travelled to Firenze and Siena by car and the west region of Tuscany (Arezzo) has kept the authenticity of Italy. We were very sad to leave after 10 days of stay. We will surely come back to found that happiness again -------------- Maggio 2013.
We were looking for a place to escape to in Tuscany that would be good for us and my sister's family which includes 3 rambunctious little boys. Il Poggio was amazing - the grounds and vistas are beautiful and the house was spacious and charming. With 7 of us in the house we didn't feel like we were on top of each other. The house itself is well maintained but still has so much charming character, and is not so high end that you can't be here with kids running around. If you are going in spring, it can get cool inside the house at night so it was nice to have a big fireplace to light. We didn't have a chance to use the pool because it was too early in the season but it is big and beautiful!
It was nice to wake up in the morning and have coffee on the terrace listening to the birds and smelling the fragrant lilacs. This vacation was so relaxing!
The location is perfect if you want to get away from it all but still be close enough to towns for eating out, strolling, visiting wineries, etc...
Patrizia was very helpful both before and during our stay. She even picked up groceries and wine for our first night since we were arriving after a long journey with 3 hungry boys in tow.
We did many day trips to more popular spots in Tuscany but it was nice to come "home" to Il Poggio and not be surrounded by tourists.
